You’ve just described interest of that 5.25% over the course of 25 years and called it profit. The rent to own may be a better option but there are a lot of legalities that are not yet well established in the Canadian market. Which is way too risky for anyone to take on.

house prices jumped close to 100% the fact they dropped 25% is better than nothing but still insane, We are clearly looking at problems in the economy Trump is suggesting a 25% tarrif even if he's just using that as a threat it will still cost us, if you went out at Xmas many stores were pretty dead so people are ordering on line or holding their money tight, shipping companies are talking major lay offs so don't look like its just an on line issue. Many companies have announced cut and the Auto industry is in a bad way over all. the only light on the horizon is Trump will need more oil. but it really looks like Joe lied and there are more problems with the economy than we knew. there maybe a jump in spring but I suspect it will be short lived and the market will drop

I live in this area. The "run-down duplex" Dale mentions at 18:55 was professionally managed, maintained, and tenanted until it was listed in 2022 and sold to Shield Developments. The property has sat empty and unused and everyone who used to live there was illegally evicted even before the rezoning and development application was submitted in 2023 and the house was eventually demoed in 2024. I generally am excited about projects like this, but the process to date has been poorly handled.

The Montebello had a projected 20% IRR and 2-year timeframe. The actual timeframe ended up closer to 3 years. When it's said that the project is on track to meet the projected IRR, does that imply a total ROI for addy investors of 1.2² (44%) or 1.2³ (73%)?

Very Cool! Way easier to listen to a 20 minute podcast versus reading through a 113 page document which will take me way longer than 20 minutes! A tool like this probably comes with a monthly subscription fee? I can also see a change coming in actual podcast makers and just have document writers instead.

I hope my investments will pay like that one day I do have an investment in Rue street Denis in Montreal and it has been a dud so far 2 yrs and not a cent .but I also have investment in 163 reunion loop ALTA less than $200 I wonder if my investments will ever pay out those kind of dollars 6K and 36 hundred WOW!
