During the early preconstruction phase, prices started around $325,000 for a studio and starting in the 400s for 1 bedroom. Those same units are now being sold around 560K for studios and smaller 1 bedrooms above 600k Of course, there was major appreciation during COVID which helped a lot but based on recent sales, the project did in fact appreciate around 70% for some units over the last few years.

I have to disagree there born and raised in Miami and there’s close to no European influence here. The largest influence are people from the Caribbean, specifically Cuba and Haiti.

Another sidenote, this city was actually founded and given its name by people from the Bahamas

No, it’s expensive because everybody moved here after Covid. Quality of life is really bad for anybody that earns less than 70 K a year.

Property taxes in Florida are actually middle of the pack. Not even in the top 15 of most expensive states. Yes, insurance rates are higher than most states but that’s common with the more popular states. Thanks for your input!

You can't just pick no state income tax of the benefit without also stating how that is offset by high sales taxes home insurance etc.
