To answer, your son can absolutely apply for a FHA loan at 3.5% down using down payment assistance. The property needs to have 4 or fewer units, but it looks like he's just planning to rent out bedrooms in a traditional home, which will fall into the program nicely. In terms of which programs are forgivable and which ones are 2nd mortgages, etc, please see this link: www.floridahousing.org/programs. The link will take you to the exact info you are looking for. For your son, choose, "homebuyer" and you'll be given a list of programs that are broken down very nicely for you. Hey FCJ, you can go to www.floridahousing.org and click "Programs" on the top search bar, then choose "homebuyers" from there. Also, you'll want to contact your local city hall and ask who you should talk to about first time home buyer programs that are available locally. This way you,ll get the federal and state programs from Florida Housing, then the local programs from your local city government. Sometimes they can be used together. Good luck!!!

If you opt to buy a starter condo using down-payment assistance, there is a chance that the down-payment assistance alone will cover your down-payment and closing cost, but these situations are rare, especially in South Florida. in order to buy a typically priced starter property I think you should have a goal to save about $10,000 plus the down payment assistance. If you can do that you'll have a very good chance of finding a nice property will be much improved. thanks again for your question!

I think the best property type for a goal like yours would be to purchase a duplex. You can live in one side and rent the other side out to tenants.
