    The reason the FARE bill exists (and was passed) is the fault of the broker industry itself. Bad actors have extorted NY renters out of fees for decades while providing little to no service. Anyone who's rented an apartment outside of NY understands how crooked our system is.

    This so called racism you’re discussing has little to do with skin color and everything to do with common values and ways of living. Let’s first state the obvious, most people’s circle of friends share their skin color. Why? Similar values. Similar talking points. Similar life experiences. Etc. More on this later. My experience. I’m white, and born and raised in Southern California, and most of my extended family is from the Midwest, so I’ve spent considerable time there. So, I’ll discuss both points of view. My first neighborhood was mostly white, and very clean. Gradually, Mexicans moved in and the neighborhood went down. The area around the junior high was always a Mexican neighborhood, and had considerable gang violence. All the Mexican neighborhoods were like this, so white people steered clear. Eventually, it got too bad, and we moved. The new city 20 miles away was again mostly white, but again there was a Mexican neighborhood, and it was not as clean or well kept as the white one. My high school was in a more mixed community, and there was once a drive by where blacks shot at Mexicans in front of the school. Now, let’s look at predominantly black cities. Detroit, Milwaukee, St Louis, etc. Everyone in the country knows what these places look like, the crime statistics, and the dominant skin color of those living there. These are the images white people, particularly in the Midwest, have of people of color. People in the Midwest don’t want that in their neighborhood. They like their neighborhoods the way they are, filled with people of a shared system of values, and they don’t want it to change. You could be the nicest person of color in the world, and we don’t care. We don’t want you in our neighborhood, because it starts with one and ends in a Detroit. It’s about preserving a way of life. It’s that simple. Any person of color reading this, I want you to hear this message. If you want acceptance into white society, lift your own communities to a level that anyone would respect. There is nothing stopping you from painting your houses, keeping your yards up, and cleaning up your communities. You need to change our perception of you through hard work.

    NY a liberal hell hole. I live in a major metro in Florida. I live in one of the best most expensive neighborhood in town. Most 65%-70% of my neighbors are minorities and or foreigners. The majority of the other white people live in predominantly white albeit less expensive surrounding neighborhoods.

    I've sold more homes by just showing up for an open house tour in a predominantly upscale neighborhood. I'm a professional man of color with two college degrees and from a good family. Yet here in Western Pennsylvania its covertly rampant. This region has mastered the art of delusion and denial of its deeply rooted racism. If I got a percentage of the money from those sales I'd own several mansions.

People will argue (as they tell BALD FACED LIES) as though their lives depend upon their lies being accepted as the truth...that they're not in the least bit ra****. Both the coverts and the overts do this. And I've often found that the overt ones become more enraged than the covert ones do when they are called out for their ra**** behaviour. They have the biggest hissy fits when they realize bronze people (and poc) see right through them. They're so pitiful to me.       Not sure what color has to do with anything. I bought a small apt in lic as a poc. And there are tons of minority there (Asians). A townhouse anywhere in NYC would be expensive af. But hopefully, your budget is high or the property is far from manhattan

    Rationale : what makes a state vibrant and increase in popularity , prices are people . If big companies and businesses close not only due to covid but realizing that 5G internet and work from home will cause people to leave the highly taxed , highly inflated , crime ridden , shoebox sized houses. The food , art and culture will leave with the people.

    What are the fines if you forget to give a( backup) tenant the first disclosure ?

      I’m not sure. I’m not sure there is a set series of fines but a range of different possible actions. Like you could just receive a warning or you could receive a fine. Probably depends on whether you have a history of other similar infractions or if it’s your first mess-up

      @@carytamura Thank you. This was the first time. I have never had any problems. I have been in business since 1990's. The individual was just a bypasser on a typical Feburary day. We allowed her to see the unit with the possibility of a futuristic rental for another unit as the one in question was contracted. To our surprise, she filed a discrimination claim. The HRD determined no discriminatory practice existed. As you're probably well aware, HRD and DOS work in concert...this is why DOS requested the diaclousure. Again, this was just a spur-of-the-moment thing someone passing by... I truly hope that this helps someone so that they don't make the same honest mistake.
