    Do yourself a favor and run as far as you can from Pahrump. The water is toxic. The place is filled with smooth brains and shady realestate brokers trying to sell you land with no water or sinking land or flood zone. Go do a fluoride test on a private well and you will find 22pppm the allowed is 2.4ppm. If the real authorities got involved it would have to be condemned. RO leaves it at 5.1ppm. So yea, over the hump to the complete dump Pahrump.

    Question, in a house priced $550K and if I have $400K down with 590 score ,any idea how much and how short will be my payments? Just an idea please!!!

      Absolutely, thank you so much for your interest. Your payment at today's current rate would be around $1100 a month. You will only be financing $150,000 as you are putting down the bulk of 400,000 you only need over a 580 credit score per FHA guidelines. I am not a lender you would definitely need to contact a lender this is just a estimate.

      Hi Tom thank you for your comment. ☺☺ It's extremely unlikely that the homes would ever lose that much Equity to where you would not be able to refinance which would be basically another crash. But even with that being said unless you plan on selling your home it does not matter. History has shown if you hold on to your property for at least 5 to 10 years you're going to not lose Equity but gain equity and make money. Every day that you pay rent you are losing money that's 100% interest with zero gain. Basically not buying a home is costing you thousands every single year and by the way, you are still buying a home just not your own your landlord's.       @@welcomehomewithmonique Thanks Monique for your insight but losing 10-20% is very likely from this point. many reputable economists and banks are predicting this. instead of just saying "it would never happen..." how about create a video of what the worst case scenario would be if a crash happened and what options there are for underwater buyers? I haven't encountered a realtor so far that wants to be forthcoming on this subject. timing is important in life and rent is a waste of money of long periods of time but why rush if you have a high probability to lose equity from an impulsive descision. 🤔

      This is a concern for anyone trying to turn a profit on the property ..not necessarily a person buying to have a home. Markets go up and down . This scenario would be highly unlikely. Great question. Thank you for your comment.

      @@moniquebuchanan1840 most people dont buy homes to lose money. renting for the next 6 months seems more sensible. i bet we will see further price reductions its already happening 😳 it only make sense to purchase a home for pandemic prices with a 2/1 buydown to alleviate financial pressure. but sellers arent there yet....

    This might turn out to be worse than 2008.... Look at the bigger picture... Rates will only go up... Inflation is still too high... Don't catch a falling knife. The unemployment numbers came out yesterday and they came in too low, so the fed has to raise rates another 75bp, then likely again and again. Patience is a virtue. Do your own due diligence. Real estate agents are long bias.... Have to listen to non biased people.

      I understand where you are coming from, although this will never be as bad as 2008 as it is no where the same. 2008 was a because of predatory lending, basically if you you had a heartbeat you were allotted a mortgage. This is not the case today. Anyone that is approved to purchase today MUST prove ALL income(even a gift from "granny" must be sourced and proved). Today prices were on the rise because demand was on the rise due to "Covid". The market has cooled down ONLY because of the "feds' raising the rates to slow it down. Demand for homes is still here, buyers are waiting it out hoping the rates will drop. The reason I say this is a great time to buy is they are now able to not only have the price dropped but also negotiate closing cost to be paid by the seller in most markets. The only people that are as you said "falling on knives" are RENTERS. They are paying 100% interest rates with $0 return. I understand you do not know me personally, but please know I am definitely not desperate(LOL) and I will always be 100% with you all on this channel.     It has already started collapsing. Don't think it is time to buy in the next few years as interest rates will continue to rise next year. In the 70'-80', it took 3 years to get to the lows... We are still only in year one. The only time to buy is when they slowly decrease rates.... Wait longer....

      If that happens it would ONLY affect the buyer that bought as a investment. A buyer that is buying to have a home it will not matter. This buyer will still stand to gain equity over time and have a Home and Equity as Collateral. Thank you for your comment and engaging .God bless-Mo

    Monique was my agent and she found me a builder with a good reputation and I bought a great property. You can avoid a lot of problems by hiring a knowlegible realtor. Monique knows the reputations of the Builders as well as the good (but affordable) neighborhoods to buy in.
