This Thai Proptech Startup Wants To Solve A Major Real Estate Challenge | Interesting Asia
For interesting content about Asia, please visit: interestingasia.com/
Most new condominiums and retail areas in Thailand simply hire a property management company to collect rents and handle daily operations. But what about all of those older apartment buildings and markets? They cannot afford to outsource these tasks. In many cases, the owner does the work themselves using paper receipts and comically outdated accounting books.
As Thailand rapidly embraces digitization, Thai proptech startup Horganice wanted to empower these landlords with modern solutions. Their technology just may solve one of the country’s significant real estate challenges. Here is what’s interesting about Horganice....

    Why do white people keep on aspiring to own lands anywhere in the world? Who do they think they are? Do they feel they're citizen of every country that they like? Do they believe in countries and national boundaries? Are they spreading a stateless world or anarcho-communism agenda? Or are they simply imperialists?

    Ngl i'm still new to lazada but more experience on buying at aliexpress, ebay and amazon since have been buying there but on lazada there this some item the price really cheap from the usual price and i really hesitate to buy it. Like samsung tablet s8 ultra price usual store price around RM3000+ but there thjs store sale like RM900 or RM1850 which make me good to be true. Also some spec like not as describe eventhough picture looks like it the picture of box of the samsung tablet at the shop. Really its almost identical to other shop apps/website. Review with no picture or same picture or almost same comment which make hard to buy it. Also forgot to add like mine its really hard to buy since its ship only at malaysia while i live in neighbour country and need other shipping or runner to take from malaysia country and went to my country. Tjough my problem will be the return part if the item is not as describe. Anyway thanks for the video. I did message to that certain seller because the price too cheap and he said like it's came direct from manufacture and thats why it's cheap he said.. not sure i should trust it since the seller also new. Same as some account seller like already at lazada 2 years. Its hard to believe the price too cheap compare to market price unless the price also close to other one or theres deal day like that or official store

      A foreigner can not own a landed house in Thailand on a freehold basis. Buying one leasehold doesn't require a FET. If you were to purchase a house using a Thai Limited Company structure, you wouldn't need an FET either. However, that method comes with many other risks.

    Aside from NAIA, Clark, and the NMIA in Bulacan, another international airport is being planned, the Sangley International Airport located in Cavite. Metro Manila does not need four airports, therefore the smallest of these, the NAIA, should be repurposed into something else other than an airport.

    i guys thanks for video,i want to ask you 2 question which is really important for me.FİRST of all lets say i buy a villa for 10.000.000 baht with leasehold for 30 years.after 25 years later if i want to sell this villa i can sell it to its own price(lets say 10....) or for anymore its like 2.000.000 baht beacuse i have only 5 years left?SECONDLY after 30 years should i need to pay 10.000.000 baht or something like that or i will not pay anything and add 30 more years to my contract?

    • @interestingasia
      @interestingasia Год назад

      To answer the first question, leasehold values are tricky due to a number of factors. Some real estate developers will put a buyback clause in place at the end of the contract which means the property keeps a certain value throughout. If that isn't the case, then it depends on what the landowner plans on doing once the lease expires. I've seen cases where they will let the villa owner sell the property and then set up a new 30-year lease for the buyer but this isn't guaranteed. As for lease extensions, they should not include anything beyond some basic fees. Of course, this is one of those grey areas in Thailand and 30 years is a long time. I'd recommend talking directly with the villa seller to get a better understanding of their plans and what protections they are willing to put into the contract.

    Let's not forget the casinos & hotels built next to NAIA Terminal 3 with the skyway pedestrian bridge opened just 5yrs ago between this terminal and Newport City. With Casinos & hotels like Hilton, Savoy, Sheraton, Marriot & Holiday Inn I think there's too much money invested already by big international businesses to allow this terminal to be shut down.

      NAIA is converted to be the futuristic CBD of MANILA🇵🇭 offers with world class amenities, lifestyle, entainments, office buildings and world class hotels/ condominiums.

    • @MultiJames95
      @MultiJames95 7 месяцев назад

      @@nielk799 That is impossible. The current MNL is a very strategic location, owing to its proximity to CBD's and government central offices. Here is a better proposal: make the current MNL an entirely domestic airport that caters to limited international flights, state and diplomatic flights, maintenance, cargo/logistics, general aviation and training. Below are points: Military - Currently, PAF is expanding its military arsenal. The PAF cannot relinquish Villamor Airbase easily. Should there be limited passenger operations in NAIA, it will give Villamor much more flexibility to handle its day-to-day military operations. Domestic flights with reduced operations manpower - Back in March 2024, I chatted with a staff in Centennial Terminal after arriving from a flight. He stated that there shall be plans to convert all terminals for local and short-range international flights only. All of the biggest Airlines will move to NMIA. PAL Express, CEB, and AirAsia will be the only airlines left to operate in NAIA. Limited international flights - like I said before, MNL can also cater to limited international flights, mostly short range ones. Owing that it is close to CBDs, NAIA is a lucrative airport to business travelers, and is much more rationale for such purpose. Think in the shoes of a business traveller. You won't be willing to subject yourself in traveling from Bulacan to Makati when time is valuable and every second is money wasted. Rather, you'd just take a flight to Nichols and have a taxi take you from there to Makati in just 30 minutes. Business travelers prioritize time, and with that, it makes sense for Nichols to stay open as it has the closest proximity to Central Business Districts. State visit and Diplomatic flights - world leaders and diplomats also think like business professionals, time and money properly saved and spent. These people visit the Malacanyang Palace and embassies for official functions. For example, the US Ambassador to the Philippines would take a flight from his/her origin to his/her assignment, which is Manila. The ambassador's workplace is the embassy and his/her residence is in the heavily-guarded diplomatic enclave of the upscale Forbes Park subdivision in Makati. Another is a world leader on a visit to the country for a meeting with the Philippine president or vice president in Malacanang or whatever office for the latter, staying in hotels closest to the embassies like Manila Hotel or Sofitel and other. Thus, Nichols being the closest to those places, is rationale for them. Turning it into a Aviation Museum - A Philippine Airlines and Cebu Pacific museum can also occupy the site. One terminal can be converted to a museum while the other terminals remain operational. Cargo and Logistic Hub - With the PAF and Customs department sharing NAIA facilities, this could also make importing or exporting goods cheaper and faster since operations will be fully dedicated to just importing and exporting goods which could be very good for the economy. You might want to look into Osaka-Itami, Taipei-Songshan, Bangkok Don Muang, Seoul-Gimpo, Tokyo Haneda, etc., all who transformed their old airports to such traffic. That way, more people will have jobs. In the end, MNL is among those cities that needs more than one airport.
