I wouldn't touch it. I would only do a deal in that price range if I could flip it with a net profit of 100k. You are barely making 50k. ie 291 plus 42 is 333. The math is not good

I’m confused….If “you” specialize in foreclosures, why does the “manager” need to call the perspective client.? If you’re the “specialist”, then why pass the ball to your manager? Just continue to move towards securing the deal.
Because the manager will give you the different solutions for your problem. This is training for the cold callers

I would suggest to change the script a little and simply state “Our company specializes in foreclosures” vs. the cold caller in training stating he specializes in forecloses IF he does not. It just makes it sound to me like it’s the manager who is actually the specialist. Just my opinion. Hope it helps! 👍

I'm currently negotiating a seller finance package deal of 5 fourplexes in the Phoenix Metro of Arizona period you're definitely right that it's your job as the buyer to educate the seller on seller financing and how it can benefit them

So you buy a home and charge rent, but you're paying exorbitant rent where you are living. So how are you making money unless you're living in a slum?
People who do this are most often staying with their parents rent free, thus saving a lot of money. It's very clever imo if you can afford to buy a place, not many people can these days.

Here is what these RUclips “gurus” don’t tell you: . It is a violation of the loan terms. The loan terms specify a remedy for that violation - calling the loan. That's the con. That the lender finds out the property was sold without paying off their loan and then they foreclose and take the property. The buyer loses the property and any money they put into it. The seller's credit is damaged. Very likely the seller sues the buyer in this case, causing the buyer even more pain. It works when it works until something goes wrong. It’s not illegal, but it do a violate a contract. Violating a contract is a civil matter, not a legal matter. RUclips gurus tell you only ones side of the story.
Yes, there is risk to buying subject to. It's also a risk not to buy anything at all. I'd rather put my risk into buying through subject to. However, there are several ways to min. the risk. 1.) Thats why you transfer the deed into a trust, to protect you and the seller. 2.) If note is called, all you have to do is transfer the deed back to the seller name, so they don't foreclose and avoid all the other nonsense your talking about. 3) DISCLOSE DISCLOSE DISCLOSE. This is why its always important to disclose how the process works, and how to minimize the risk!! Thanks for supporting the channel!
