    You purposely avoided the truth because you don't want to alienate most of your clientele, which is Californians moving to Texas...which is ALSO the NUMBER ONE REASON why people are fleeing Austin in droves...the Californians who have completely brought THEIR lifestyles, thinking and politics to a once-great city and have visibly, morally and politically destroyed it. Joe Rogan has said that it's ALREADY changed in the short two years he has been there. If he wasn't in a palatial estate , cordoned off from the crazies, up in the hills, he would probably get the hell out, himself. Next, they'll set their sites on ruining the Mid-west.     Omg, I also just saw your woke choice of a "couple" with children that you decided to highlight as an example of a new "couple" moving into Austin from out of state...of all the "couples" that you could have picked, it seems as if Joe Biden's team got in contact with you and asked you to visually illustrate EXACTLY WHY people are fleeing Austin in almost the same numbers that people are fleeing California... because the abominations of California are moving into Austin and pushing out Texans who are sickened by this Satanic illness.       For sure! It’s super hot here and we’ve had two random hail storms in the last 8 months. However, we don’t really get tornadoes and (most of) Austin doesn’t flood. It’s also a lot dryer in Austin than Houston

    People love to complain about the traffic. When you have no alternative except to drive and people commute to downtown or other far away places for work, it will create traffic. Have a public transportation that actually moves people North/South as well as East/West. Seems like America just builds system to take people to and from job centers but not much elsewhere. Go to any school and you'll see a line of cars waiting to pick up kids. When I went to middle school, my dad dropped me off at the school bus, which was a minute drive away and the bus took us to the school. I would walk home after school. Not sure why parents are so afraid of their kids walking home from school. If the school is too far, that's a product of the built environment, which is obviously not dense enough for a kid to be independent nor for the parents to have their free time.

    When we moved out of Austin proper 8 years ago, we looked at Teravista and liked round rock in general, but I hadn’t retired yet and was unwilling to drive I-35 everyday. We ended up in pflugerville and I used the toll road to get to Austin quickly and easily. Round rock is a little more developed in some ways but pflugerville was a good move for us. We end up going to round rock for health care.

    Google is leaving .Oracle is leaving. The influx of people earning more than 100k is driving out all the people that made Austin attractive in the first place. DO NOT move here for the entertainment industry. Starving artists are leaving too. Stay where you’re at and try to make it better. Our water supply is down to 30%. We are one flood or fire away from the Insurance companies will quit offering insurance, like Northern California. Y’all are destroying the original atmosphere that IS Austin.

    I can only speak from my experience in Dallas. They're not apples and oranges, but they're both rapidly growing Texas cities. Texas population densities have become rife with crime, homelessness and drug abuse. Homeless encampments are everywhere. Dallas has gotten bad, to my knowledge Austin is even worse. For some reason no Austin real estate report I've watched will talk about this. You're absolutely right about property taxes and the heat, although those have always been a problem. We have horrific traffic as well and it's only getting worse. Good luck down there. I know a couple of brokers and it's been a challenge since 2023.

    Condos in soco are less expensive, and I would never wanna live out in the suburbs in a house I love living here in soco. I can go to any music event in a matter of seconds so I can walk to everything and we have a giant dog park. It’s just really fun and cheerful. I like seeing Jimmy Vaughn every Wednesday I literally walk across the street. They still have lots of bungalows. All the houses are different and the music scene for me has been awesome. I’m an amateur but I play out every night. There’s still that vibe I know that you’re talking about but there’s still that vibe it’s the people and there’s a lot of people that didn’t sell and those people are around. They’re very supportive of each other and the musicworld you just can’t find that many places

    People have to open their eyes. If someone tells you you don't have to pay taxes in certain States red flags have to go up. There are reasons they have taxes. Here are the reasons. It keeps the city's functioning like Bridges, Rhodes, trains and roads and infrastructures. That's why the federal government send money to certain States. So politics out of it. If the politicians do not use that money what it's meant for more likely it corruption. That's why we have to feds define out what that money went to. And if it doesn't go to what it was meant for it could downgrade your city. The worst thing that could happen is people migrate to another part of the country it's best you spread out.

    I was nervous at first. Now, I’m looking forward to the coming changes. It is about time every buyer must sign a buyer rep before seeing houses. I can’t tell you how frustrating it is to help someone for free and they cheat on you with a builder or other agent. The coming changes should help reduce that at least a little bit. Sellers have to sign listing agreements, buyers should sign buyer agreements. I am interested to see how this plays out with the VA; that is still up in the air but I’m certain they won’t let vets get screwed out of representation. We hope! I think we will see more a la carte services but I welcome people getting into the industry because then they’ll know what we go through and will discover why nearly 9 out of 10 agents fall out of the business in the first two years.

      I worked at a VA clinic building for a while, and have also heard a horror story or two about people trying to buy homes from or sell them to veterans. What I saw and heard about was pretty sad, and though I'm not a veteran myself, I think the less a person has to deal with the VA the better. Personally, I would *not* be certain that the VA will do a decent job helping veterans through this transition in the real estate market.

    Beautiful Hill Country….but Austin is NOT my personal vibe. Have done some girls trips there over the years and met up with someone that finished the MS150, ugh. Every one of those trips were frustrating for several of your reasons discussed. And traffic…incredibly aggravating….and I come from Houston traffic……Austin is just like gridlock.

    Daphne, can you please start spreading the word to these homebuilders that they need to start making these garages bigger. Because all vehicles are getting way bigger. Back when I had a 2013 LS 460 long body, I couldn’t even fit it in the garage here. So every time the news would say some hail was coming that day, I was sweating bullets thinking my car was gonna get all jacked up. And I’m looking at all these vehicles that I want to get, and and they’re all longer than the Lexus that wouldn’t fit in this garage.

    100-150 $ a month for your electric bill. Wow that’s dirt cheap !!! There’s only two of us living in a 3200 square-foot house and the electric bill is usually $500 a month when it’s not summer, and about $650 a month when it is summer. And summer in Texas is not really just three months. It’s at least five months.

      Curious, when your home was built? It really varies, depending on the age of the home, windows, and overall condition of the HVAC system. I was living in a home for a couple years that was about 4300 ft.², also just two of us and the utility bills never got above $200 a month. I now live more central in smaller 1400sqft home and the bill can get up to about $275/300 during summer. 🤷🏼‍♀️

    I'm a transplant, a Texan but not an Austinite. Came here in 2011 for work and remain for same. Texas is great but Austin, well it used to be interesting but now it's just full of chain stores and too many people and it's not "Texasy" enough for me, I have never fit in here and I'd leave but I can't find the job opportunities anywhere else. It still has massive potential and there's things I like here (like great Vietnamese food), but it's definitely getting worse. The utterly corrupt city and county level politics has a lot to do with it. Let me put it this way, I have been in more water and power outages in the past 5 years of my life than the 25 years before that.

      Thanks for sharing your point of view. I think a lot of people share this sentiment. There’s a lot of potential here and room for growth, but some things need to be adjusted in order for it to be done correctly. Thank you so much for watching and commenting !

    Moved to austin in 2010 for job amazing days .. 24 years old , money in pocket, we enjoyed probably the last fun days in austin .. bars were amazing , it was not too dangerous , we saw the birth of rainy street party culture .. cougar clubs , speak easies , friendly crowd you can approach and say hi and have a conversatio without getting judged .. we saw the decline of this city before our eyes .. traffic , cost of living , crime , homeless situation , taxes .. i understand things can change but i guess the problem is it changed too fast and the city is not ready for that rate of change .. miss those old days in austin.. we still party sometimes but old 6th is a hell hole now ..

    Hi everyone, here are five of the best suburbs in the Austin area. Unfortunately, crime is somewhat of an issue and the schools aren’t great but hey, I’m really cute and think I’m funny so please like and subscribe. Don’t forget, I’m gonna show you some data that I’m vaguely familiar with not to mention that it doesn’t support the title of my video. I usually get by on my looks, so please forgive me for my lack of preparedness.

    Lived there in late 70’s, it was great! No way I would live there now, too many people and way too many progressives! The taxes are terrible too.

    I feel so sorry for those who left their states with promises high paying and promotions...went to work for Tesla in Austin... Nw have no-where to go... House , Cars .. and have to give away and move on.. SHAME ON TESLA

    One thing against Austin is that it lacks infrastructure to be a big city…like Houston, Dallas-Fort Worth, and San Antonio. That’s why the traffic is so bad now.

    Austin is not silicone valley or hills
