What if you had foreclosure proceedings started but got the house sold before it foreclosed? Would some of the benefits be locked out in the future?
Thank you for watching. The best thing to do is request your Certificate of Eligibility. You can go on www.va.gov and request it or schedule a call with me. Secondly, if you sold it before the foreclosure and it wasn’t a short sale. Meaning you were able to cover the va loan Guarantee, then you should have all your benefits. The COE will reflect that.
The house was foreclosed on. Was auctioned for 100k less than what was owed. Do i have to pay the difference? Will this show on my credit report?
Thank you for watching, and sorry about losing the house. A couple of things to check. Check your Certificate of Eligibility to see what the loss was (you can also schedule a call with me, and I can review it for you). Check your credit report at www.annualcreditreport.com to see how they show it. From my experience, they show it differently based on the company. As far as paying the difference or being responsible - this is very specific to where you live and how they handle things. Traditionally you don't owe the difference. Did the servicer or anyone reach out to you about paying the difference?

Hud Vash sounds like a complete rip off. It's a program to benefit landlords not Veterans. Why pay 30% or 40 % when I can find a rental under $800 in 2025.

It deftinitley benefits both parties and interestingly engouht - a lot of landlords don't want to take it from my experience. The cost of a rental also depends on where you live. What if you own the land you want to build on you have some service connection for disability but you want to build using some form of jumbo loan and you were already out of service
Thank you for watching. If you already own the loan, you use that as equity to get a construction loan. You still need to be eligible and qualified. If you don't have an outstanding VA Home Loan at the time of getting your VA construction loan - technically, there's no limit, but you have to be qualified (that's also lender dependent).

Great question. As long as you buy the home as a primary residence and intent to occupy the property. There’s no restrictions on leasing the property or AirBNb. And the other hand, if you do a VA Assumable loan and locking the sellers entitlement, then you can purchase it as an investment property.

how long do I have to wait in between loans? Does this mean I could buy a multi-unit, occupy one of those units for a year, then move out and get another multi-unit with the VA Loan without refinancing as long as I do not exceed the county limit?
Great question, that correct but there's technically no time limit to purchase the second unit. We normally see people wait about 6 months and then purchase another property. I don't know why people describe it as adding 125%. You were only adding 25%. Is it just to make it sound better when you say 125%? If you had $100 and you grossed it up by 125% then you have $125.

On the other hand, if you gross it up by 25%, for example - $100 x 25% = $25 plus $100 = $125. It's the same thing, but one step requires more math, and remember, disability isn't an easy number to do the math with. Hope that helps.

Great question and thank you for watching. In areas where taxes are paid a year behind. The seller would have given you a Real Estate Tax Credit at closing to cover the amount owned when they lived in the property. Essentially, they have your money for almost all of 2024, which you'll pay for through your escrows throughout 2025. In 2026, that's when your Veteran Tax Exemption kicks in. You'll get a refund of your escrow balance. Ask the assessor's office when they will apply the exemption. Hopefully, that helps. Happy to jump on a call and go over it as well. bit.ly/VA_Appointment

This is why you have life insurance. Rather the spouse is on the loan or not put it in the trust that they are required to pay the loan off immediately after they received the check.

Is it possible to use the VA loan to purchase a property overseas? I'm married and stationed in the U.S., but my family is back in my country and can't get here until the paper gets approved.
Thank you for watching and dropping a comment. You can only use the VA Loan in the US and its territories. If you're looking to purchase in another country, you have a couple options. You can get a personal loan in the US to purchase said property in cash. Liquidate a retirement account to buy in cash. See if the country you're interested in buying can give you a mortgage. Leverage a home in the US with equity, pull a HELOC on it, and use that to pay cash for the overseas property.
It took the VA a month and they rejected the property due to the HOA having leasing cap restriction. We are applying for a waiver tomorrow, but not much info out their.

The NADL benefit only applies to native lands because banks are reluctant to lend on reservations. This is not on the VA website, but the office will tell you this if you call.

@vahousingeducation I built on my land. Deal was chalked full of incentives. This included no payments for 6 months and no cash out of pocket. I was advised to refi as soon as the build was done so I wouldn't have to make a payment with the builder at the initial very high interest. Well, we didn't know about the VA seasoning period. We had applied and were approved for a mortgage and then not cleared to close because we haven't made 6 paymemts yet. What an ordeal. I'm a little upset with both the builders' bank and the mortgage company that had us go through the whole process and didn't know about the seasoning period.
HUD doesn't consider it for qualification purposes, but will still use it to determine Veterans payment portion(1/3 of income). It is still non-taxable income while purchasing a home, which banks will add an additional %15 of Net award for income, because it is not taxed. Example: $4000 award = $4600 in total reportable income when buying a home.👍

When purchasing a home, they gross up VA Disability income (non-taxable) by 25% for DTI, but it's taken away when calculating Residual Income, so you still need to meet that requirement plus have "approved" findings for the most straightforward approval. Otherwise you'll be capped at a DTI for manual underwriting per the lender.

Tidewater actually means what?
Tidewater is a process specific to VA home loan appraisals that occurs when the appraiser determines the property's value might not meet the contract price. It allows all parties, particularly the veteran buyer, an opportunity to address the potential discrepancy before the appraisal is finalized. When Tidewater is invoked, the appraiser notifies the lender, who informs the real estate agents or other relevant parties. A 48-hour window is then provided for the submission of additional evidence, such as comparable sales or market data, to support the contract price. The appraiser reviews the submitted information but is not obligated to adjust the value unless the evidence justifies it. Once the review is complete, the appraiser issues the final value. If the appraised value still falls short of the contract price, the buyer and seller may need to renegotiate terms, such as adjusting the price, the buyer bringing additional funds, or even canceling the contract. This process ensures transparency and fairness, giving everyone involved a chance to address valuation concerns while protecting the interests of the veteran buyer.

That’s a great question! As far as the V home loan itself, 1:22 be affected necessarily by the shutdown so you’ll still be able to use the VA home loan and the lot of their systems are automated these days. You may run into an issue if you need to get a certificate of eligibility or something that needs to be done manually. Fingers crossed on what happens.
