Thanks for watching! I agree, the layouts in this building are interesting. They did a custom job and converted the den into the kitchen here. I personally love it being its own nook, but I know some people prefer the kitchen integrated with the dining area.

@@justcallmeD90 In similar layouts its against the wall that is directly across the current kitchen. So it would be smaller and just run the length of that wall to where it protrudes out a bit and the living room starts. Basically your typical condo kitchen.

Sorry but are people sheep. That kitchen does not look anything near what it should be in a 3.5 million house.
Even the overpriced 2 and 3-bedroom units were laughably small. The 3rd bedroom in that last unit was crazy claustrophobic.

There is one possible benefit of this project that I did not hear mentioned. This development could link the area south of the rail corridor to the area north of the rail corridor for pedestrians and cyclists and make that a seamless connection so that the western end of downtown is no longer cut in half by the rail corridor. It has been said that long before the Gardiner Expressway was built Toronto had already been cut off from the lake by rail lines. In this area in particular the extremely wide area of rail lines really divides the downtown in two between the waterfront area and the rest of downtown. One could walk across one of the road bridges over the rail corridor but that's not a very pleasant experience. It's also not particularly pleasant to cycle over the rail corridor using the road bridges. The city can build bridges for the exclusive use of pedestrians and/or cyclists but they wouldn't necessarily be pleasant to use. Perhaps this particular project is boring from an architectural perspective and creates the wrong type of housing and creates housing that is too expensive but certainly downtown Toronto would benefit if there was some form of development over the rail corridor that eliminated the huge divide between the waterfront area and the rest of Toronto north of the railway corridor. Another thought: I believe it was said that the project would include 150,000 square feet of retail space. That sounds big to me but it's only one third the amount of retail space at Etobicoke's Cloverdale Mall, a mall that was built in the 1950s almost 70 years ago and which originally was not an enclosed mall because enclosed malls weren't really a thing in Toronto in 1956. To be fair Cloverdale Mall has expanded over the years but the fact that it is three times the size of the retail space in this rail corridor project makes clear that the retail aspect of this new development is fairly modest compared to regular shopping malls.

for the price, that space is about as generic as it comes. Nothing Unique. Typical dark brown cabinets and floor that make it feel so much smaller.
I fully support the Rail Deck Park concept, but the problem is balancing the private and public air-rights licensing over the tracks. I think having mixed use development is a good idea, but it cant come at the detriment of creating a properly public central green space in downtown. The rail deck itself should be publically owned, with private space allocated for medium to low height mixed use development targetting retail and some affording housing rather than the inflated market priced condos that dominate south spadina and city place. Building any towers higher than around 10 storeys is going to cause more problems than is solves imo, and the revenue and licensing of the private spaces should be enough to at least make the overall project possible to fund when an amount of public money the 3 levels of government can afford. We cant allow such a literally central project to be completely overun by private investment interests, but we also cant realistically fund the Rail Deck Parks contstruction and long term maintence without some degree of private space to offset the capital costs and generate revenue to offset the long term maintence costs of such a complex structure. Also the Rail Deck absolutely needs incorperate a new Go Train station at Front/Spadina to offset transit traffic going in and out of the entertainment district that currently all has to go through union and then backtrack one stop on the University Subway to then transfer to the King Streetcar. The main issue all the discussion Ive seen so far about the Front/Spadina station is that it would only serve the Barrie Go Line, which is absolutely stupid imo because it doesnt fill the actually transit traffic needs of the area. People traveling on the Barrie Line are coming from Downsview Go Station at the closest currently, so those riding are more likely to want to go Union directly to access further transit connections. Its the people coming in on Lakeshore West, Kitchener/Brampton, and Milton/Missisauga lines that really need access to the Front/Spadina area the most. The same issue applies to the new King-Liberty Go station theyve started building at King/Atlantic just north of Exhibition Go station, as currently it will only server the Kitchener line when realistically it would be far better if this was the first downtown stop for the Barrie line so there are transfer connection to the King and Queen streetcars, plus the Lakeshore West Go line a 5 minute walk south at Exhibition, and the Ontario line will also be there in the future as an alternative going further downtown.
Your idea of focusing on smaller buildings with affordable housing and retail makes a lot of sense-it feels like it would work better for the area without turning into just another row of tall condo towers. It’s frustrating when big transit projects don’t seem to connect the dots properly-like you said with the King-Liberty station, it feels like they could do so much more with it. You’ve brought up a lot of great ideas here. It’s always good to hear different perspectives on projects like this, especially when they’re so central to the future of the city. Totally agree-it's great to see more people pushing back on the tiny units developers have been pushing. A few years ago, it felt like everyone just accepted it, but now people are standing up for better living spaces, which is awesome to see.

It’s really interesting to see how efficiency and a reduction in utility bills is a core focus of developers. It’s much appreciated and nice to know that they have these values (environment and cost savings) at the fore front.
8:20 the only solution to traffic is better transit. More lanes for cars just incentivizes people to drive. The rail deck development can be improved with more space for parks, and add a school. Most importantly, amending the plan to have the Front/Spadina GO Train station to receive regular bidirectional service for ALL lines would basically turn it into a subway station (with the Lakeshore, Kitchener and Barrie lines all electrified and running every 15 mins. Ford’s legislative kickbacks to developers have really screwed us in Ontario. Thank you for covering this. Hopefully the NDP can win the next election!

Will builders actually learn from past mistakes? I’ve seen a many a video on RUclips talking about how current condos are designed to cater to landlords with small , unnatural spaces thus drastically decreasing the desirability to buy. Use industry standard, global industry standard so people, couples, and families can actually want to live in the condos. I for one would never pay downtown pricing for housing that’s like I described and have turned many a place down for exact said reason.
There was a proposal a few years ago by the City of Toronto to create a standard minimum size for 1, 2 and 3 bed condos. The provincial government scrapped it and so it never happened, leading us to where we are today.
.. what is wrong with this city? Like over 50% condos are empty and sale is down over 70% ... yet we are building more of them? How does this add up? This will be a missed opportunity, a little greenery is needed in our city.
these type of elevated parks are not profitable on their own and are very, very expensive to build and maintain. Toronto does not need the entire space to be a park, much better off as mixed use development with maybe a dedicated bike path and some parking. also, just because you (plural, condo owners) buy property does not guarantee your view forever. thats crazy talk and further delays development. those shadow maps just anger people also isnt it crazy this was announced 9 YEARS AGO and STILL NO SHOVELS ON THE GROUND??? city council might as well be running a graveyard shift i think you are uninformed of the various go transit related projects working to make the go trains more useful for people within the city. please look up the trillium plan and john tory's smarttrack for examples on what metrolinx is planning. a frequent rail corridor covering bloor, spadina, union, east harbour, and potentially either weston or downsview along with possibly kennedy would speed up transit significantly i can agree there needs to have proper planning and space for community centres and schools, and there should be a larger push of condos that are not shoebox condos.

Even an urban park over the tracks doesn't sound like a good idea because realistically it would just become another homeless encampment. It would seem inevitable and desirable to cover up the rail tracks but it would be a missed opportunity not to have great green and entertainment space for both residence as well as attracting tourists to the area. The other question is who owns the land and if future condo owner would have ownership or it would be leased? This would and should affect the "price" of the condos.

Question: How many City Councillors currently live with their respective families in residences that are under 900 square feet? Additionally, how many of them are willing to relocate their respective families to such residences in order to showcase their collective brilliance and wisdom? If the City of Toronto believes that they can solve their housing problem by compressing families into sardine-can motifs, then they should first establish the vast mental-healthcare facilities that will be required in order to subdue a stir-crazy population in the downtown core. City Council should be ashamed of itself. Their first priority should be to support "family living" in Toronto. Instead, they delude themselves into believing that they have achieved something because they have met their target numbers and quotas. Well, guess what, Mayor Chow? You can't use a template for a manufacturing facility in order to promote healthy family living. How in the heck did this City Council get elected in the first place? Only the collective stupidity of voters can be more shameful than this current City Council.
Thanks for sharing your thoughts! I completely understand the frustration around housing in Toronto, especially when it comes to building homes that truly support families. I just wanted to point out that City Council has actually advocated for larger family-sized units. For example, the City of Toronto proposed a policy requiring a minimum percentage of 2- and 3-bedroom units in new developments, along with minimum size requirements for these units to ensure they could comfortably house families. However, the provincial government stepped in and kept the percentage requirements but scrapped the minimum size rules. That's why today you see undersized 2 and 3 bed units, because the developers are forced to build them, but can make them any size to fit into their building. It’s an ongoing challenge, and City Council has been pushing for policies that better align with the needs of Toronto residents, but they don’t always have the final say. I hope this adds some context to the discussion!
Instead of building units close to the downtown core, for me it would make sense to build them in other parts (farther away from downtown) but improve the public transportation system. Also clearly the proposed condos are targetting young people who may be living by themselves or married with no children and work in downtown. So the main issue is that it is difficult to cater to families, they would be forced to find homes far away from downtown. Given there are already a lot of vacant 1 bedroom units nearby, I don't see what benefit this would bring, is there really a demand for these proposed units?
I hope this doesn’t happen!
