    Great real estate photographers will move items to present the best photos. They will close toilet lids, move shampoo bottles and make sure trash cans are out of the shot. But they cannot move a bunch of stuff. You have to declutter first. You will be moving anyways, so get rid of stuff in advance or store it. Think of model homes. People will fall in love with a model home because of the staging and the lack of clutter. A new home may be smaller and lack the lot size or finished landscape but the model the buyer looked at causes an emotion based purchase.

    Why on earth do people & agents think it’s okay to list poor quality photos, bad lighting, no staging, dirt carpets etc?? Especially in expensive homes? Do they not care about getting top dollar? Are they desperate/ delusional? I honestly don’t get it!

    When we sold our house we used a family friend as our realtor. Mistake. He did not even specialize in my area. All he did was list the house, he took the pics and did not give us any notice or instructions, we had dishes piled in the dish drainer, no chance to declutter or depersonalize. Now that I have done lots of research helping my sons buy and sell a home, I know that realtor took advantage of the family friendship and gave us nothing of value for his commission. Next time we move we will be downsizing and we will prepare our home many months in advance and use a local realtor.

    As a buyer, I won’t even ask about a house if all they have is one picture. It makes me feel like they’re hiding something. I also look at the price history and it makes me sick when I see that it sold for half the price 2 years ago. Or a tenth of the price 10 years ago. I want to go back in time and buy it for “cheap.”

    Years ago when online listings were just getting popular we sold a house. I'm not sure if my husband let the realtor in or what but in the online pics she had my laundry basket sitting there. Fortunately it was clean laundry. I was not amused. But the house sold quickly despite her terrible pictures.

    I go onto Google maps and look around the neighborhood. Ive seen the house that looked alright in the listing looking totally trashed on Google maps and the neighborhood looking run down.

    Thank you so much for explaining what the bad pictures can do. As a professional real estate photographer I am tired to see and explain to agents that they are hurting not only sellers but themselves too.     Yeah, nobody's gonna want my woodworking equipment, building tools, automotive tools, lawn and garden equipment, antique cars and motorcycles, vintage electronics, electrical and electronics parts, musical instruments and studio gear, HVAC and plumbing supplies,, etc... I'll take your advice and just slap it all on FB marketplace free to first grabber and have empty shelves and nothing to do. Then I'll feel so much better! In heaven, after dying from boredom.

    Waiting for my third realtor to arrive, the last two gave me a listing price 120K apart from each other, so she will be the tie breaker! She also just sold the house around the corner for WAY more than I would have imagined, so she has the inside knowledge of who is looking in my neighborhood! Cannot wait to hear what she has to say!

    After I started watching you, I started looking at photos of homes for sale in my area just for fun. 90% look bad. It’s mostly things people can change without spending much money. Just a little cleaning and rearranging. I also take pictures of my rooms and see what looks off so that I can fix it.

    What's the most unique or hard to find features that buyers actually want, but they are largely missing from the market? Or is the answer is that don't want unique or hard to find features for the most part? Assume top 1/3 of the market - maybe 30% over the median price for metroplex.

    Hopefully experienced buyers look beyond peoples furniture and furnishings. And see the size of rooms or the potential. I know though when we were looking at very similar houses by daughters favored the house that had nicer furniture so pretty sure inexperienced buyers may get stuck on furnishings rather than what they can do with the home.

      A lot of people want the instant gratification of moving into the dream home, not making the dream home. Many who are willing to put in the elbow grease can't afford to in this economy with the cost of materials through the roof. Not even getting into the home prices being ridiculous. 20 years ago, you could get into a starter home for under $100k. 7 years ago, you could get into a starter home for $150. Right now, a starter home is going for $300+. Paychecks haven't caught up with inflation (they won't) and with a mortgage now costing 40%+ of someone's income, and their bills, gas, and groceries taking up the other 50-60%, there's just no room left in the budget to see a home's "potential." The house that's closest to selling the ideal image wins.

    When I look online, if I see carpet I tend to move on to the next listing. We have hardwood and tile throughout our home. Zero carpet.

      We have new carpets in just the bedrooms but once they need replacing will go for hardwood - we never want carpet again

      I understand what you mean especially for certain markets, but you can upgrade unless you are referring to solid hardwood and tile, which the former can be hard or at least very expensive to add to an existing home.

      @@misterogers9423 It is solid hardwood. We saved up for at least five years (we don’t like debt). Having good quality hardwood instead of carpet is worth it to me. I understand that some people prefer carpet, and that’s fine for them. We all have different tastes.

    There are so many bad real estate agents for the high commissions they want. When you're selling the first thing they want you to do is lower the price, lower the price. When you're buying they want you to raise your offer. Why? If you bid over there's a better chance of winning and they get a commission. Simple as that.

    Aren’t they in the Sales & Marketing category ? A car salesperson Doesn’t get paid any Amount Unless they sell a vehicle. Same should apply to real estate agents. Some Don’t Actually have our Best Interests in mind. They just want to sell for top dollar whether either party might agree otherwise

    while your correct any thinng to do with property even renting I video tape and photograph every thing when I get it when I leave it and keep that in a file for years.this often includes a walk though with the other party. why because if this occurs I can show the state of the property at the tie it was transferred to back up my claims

    The comment about cleaning is SO important. Younger people dont get this. Clean the stove, clean the floors, wipe off fridge, Replace carpets (you dont have to spend huge amounts.) clean out the garage. Put a huge amount of the kids toys into storage. WASH the windows. When you have showings..bake a prepack mix for brownies or cookies. Have a few little lamps around with warm lighting. These are all things that require effort BUT cheap with big returns.

    Our agent gave us a to do list to for getting the house ready for sale. We went down the list and did all the things, staged the house ourselves, and funnily enough everything worked out.

    Your kitchen in your 'new' home is wonderful! My grandmother was an extraordinary cook and baker in Europe and did this with a wood burning stove and water from a well. Yes. Her experience is an extreme for us today in the 21st century. However, the best of French cooking, Italian cooking, Spanish cooking, English Wellington roast cooking, etc. were and are still made with very little in terms of modern conventions. Have stove, sink, and refrigerator? You can do it. What I would suggest is keep your kitchen sparkling clean and organized no matter what design or lack there of is present.

    We hired the best, most experienced and expensive stagers in the Chattanooga area for photos and continued for four months, it didn’t sell! I ended up selling $50,000 below appraisal after it was on the market for 16 months with two differing realtors. Mostly the stagers just told me to take my furniture and put it in the garage. They used my furniture pieces they wanted and added mostly pictures, and do dads. I had to buy towels, that they ended up with, all white shower curtains and toilet seats, I had to buy a new chandelier and foyer light, edge and mulch the landscaping, put out bigger welcome mats and I can’t remember what all. I know one thing, for the money I spent, the only ones who did well were the buyers and the stagers. I would never waste my money on stagers again!

    25 years ago when my husband and I were looking to buy, we went to see this old ‘60’s rancher and as we are walking thru (it was empty) we both got this weird feeling from it, when we left and went outside, we looked at each other and said, “someone died in that house” and we both were freaked out and never ever went back.

    I sold a house and gave a 25k discount cause I was desperate to get out before the crash. My realtor told me they wanted to come by a certain day, and I was to get everything out. I had to get help with the fridge and washer/dryer, which were not wanted either to my knowledge. The realtor called me back and said hey did you happen to take the appliances? I said yes, and I followed your instructions. He said there was a miscommunication and that they did want those items. But my realtor said those are usually negotiated items at the end, and that never happened. I'm 2 states away by this point and I told him it's your fuck up and to deal with it. We never spoke again. 6 months later, the buyers sued me for 15k. Stating that was the price of my appliances in their opinion, they were about 5k, and they had to get the house professionally cleaned for $600. I only owned the house for 7 months. Never moved in. Anyway, we go to court, and the judge knocked it down to 3k to strike a balance. I never paid them shit and my realtor got 18k for doing nothing but cause me problems. Read your contracts and get everything in writing is my advice, and don't blindly follow the advice of a realtor without getting that in writing too, cause they will bail on you in a heartbeat. Those buyers ended up trying to sell the house a year later and raised the price by 200k. Outrageous. 😅 it's still on the market.

    We tried to sell our home with an agent and VA assumption... he brought an unqualified buyer (didnt have the cash needed to clos) which resulted in us paying our mortgage for 6 months, we were locked into the contract, and we had to hire an attorney to get out of it, and we didn't sell. We lost $20k in the process. I still have that house and luckily it has appreciated well. I don't want to use an agent when we go to sell again.

    There is So much to unpack in this video. 1st, it's great that you summed it up by acknowledging that you went against your initial misgivings or instinct about the seller. When we have those feelings it's rarely wrong and the situation usually doesn't work out. There is a real disconnect between women in business and male clients. There are some men who just cannot accept professional women. I don't like using labels like "strong" "agressive ", etc. People are who they are. Sometimes they don't realize they have different gender beliefs until they are in situations. And some women feel that men are better at business than women are. The sellers seemed to have hired you because they were familiar with your record. They knew you were a woman. No information on whether they had sold real estate or anything else prior. I wonder if they had initial gut feelings like you did, but just ignored them. Thank you for your channel. Very insightful
