    You as a buyer are supposed to have the down payment and ability to pass credit for a home. The seller should not have to pay the buyer to sell theirNAR home. So glad NAR was sued. This new procedure is like it was in New York; sellers did not pay people to buy their homes.!!

    What if the house the buyer wants has zero offered by the seller? But...the other house(s) offer 3%. You now have the sticky situation of requesting a commission for some houses and not requesting money for the others.......a real mess. That's why I'm getting out of the business. Unless you're a listing agent....find another job.

    This is another step for Zillow to replace traditional realtors. Zillow will qualify you for a loan and show you the house online or via a remote lockbox within a few years. Listing agents are next. Remember mom and pop stores saying that Amazon would never replace them because locals “like them?” Yeah me too…

    Not everybody gets a loan for a house, so what's the upfront work involved then?

      You are correct, not everyone gets a loan. As a buyer you still need to sign a Buyer Broker Agreement in order to see a home in person or virtually, per the court settlement. The upfront work, would be to still identify the homes that you are interested in, and have a discussion with your agent as to the amount that the seller is willing to pay towards the buyers agent commission. When you write an offer, you still need POF, proof of Funds, to send with the offer. The agent still needs to make the appointments, route the showings so that they make sense, and find out all the questions that you as a buyer has about schools, or taxes or if the home has a formal dining room. Each buyer is different is what they want and need in a home.

    ok, yeah, but the title of your video led me to expect that you would be addressing how this settlement will affect BOTH buyers and sellers - something i've been waiting to hear about - but you only gave the buyers updates. ima seller. and i'm completely thrilled i no longer have to give away 6% of the value of my house to a realtor! here in my small western tourist town, where everyone apparently now wants to live, every realtor here, has a list of hundreds of people, who want to move here and cannot find houses. so if i list with a realtor here, she will call the next person on her list, and say, hey - i found your house, and i have the privilege of paying her 50k for a phone call? i think not! can you say Sell By Owner? obvo, this won't work for everyone, but i have a killer house less than 30 years old, not a thing wrong with it - with a killer view and an orchard on 1/2 acre. last night? i went out to fetch my mail - ran into a nice, young local couple walking their dog - they said they admired my house and loved my orchard and native landscaping. i said - hey - ima thinking of selling - wanna buy? they said absolutely! guess what - ima selling it to them - no realtor for them, no realtor for me - no middle man! for security? i'll go to my title company - and if i'm feeling particularly insecure - i'll give my attorney a heads up - meanwhile? everybody happy!

      I am glad that you live in a wonderful area that homes sell quickly. There are still many parts of the US that the market is moving into a Buyers Market from the Hot Sellers Market. Best of Luck to you.

    Potential buyers in Maricopa County PHX AZ have to sign a "binding contract" with the realtor to JUST VIEW THE PROPERTY ONE TIME. Realtors are getting what they deserve=nothing. For years they've doing barely anything for astromically high fees. Everyone thinks changing the payment format has been a long time coming.

      I think you should come visit. I walk Spot everyday and have for the last 2 years and we are just fine. I do believe that you have alligators in Florida. My rule of thumb is that if you leave them alone they will leave you alone, so far that has been true for us.

      Of course. I have unfurnished rentals, as you know the next one is available starting August 1st in Phase 7. The other 2, I will need to look at the leases, also unfurnished with a start date of around September 1st, but that is a guess.

      Thank you for asking, and I meant to address that question in my video. The cottage next to me is ahead of me. They have power and lights, which we should have next week. All the units around me, villas, cottages, single family homes are all in substantially the same condition and will close in a similar time frame.

    Or the buyer can just go to the listing agent to purchase the home and not have a buyers agent. Duel agent , compensation could be negotiated in this situation. Also they can hire a lawyer to handle the contract. These are 2 other options buyers have.

      No not yet, our builder will not commit to anything. But I did reiterate that I could not close until August. Even then, I am throwing up! It is getting closer and closer and more and more real!

    Absolutely NOT a good idea to use drywall (greenboard) behind tile in a shower or tub enclosure. Guaranteed failure awaits the homeowner in years to come! I am a recently retired General Contractor with 44 years in the building business... I've been around the block.

      Thank you for watching my videos and taking the time to comment. According to the builder, they use DenShield , which is a water proof drywall in the wet bath areas. This product is used to protect the walls behind the tile from moisture. This is directly from the material that the builder gives to the home owner during the Pre-Drywall walk through or the How we build portion.

    Hope they can make the moves for you. We had a couple of requests that were not "in spec" and they did not want to make any changes as the build plan is what was submitted to Hardeeville and Jasper County. One was just for a simple high low for the TV wiring, luckily, I was able to find the page in the build sheet and they made the update otherwise they were not going to add it.

      Thank you for reaching out and ask the question. Here is my opinion, as a realtor, the sales agent at the Minto Sales office works for Minto. As an agent, if you hire me, I work for you. and Minto pays me to represent you. There is no financial benefit to you if you do not use me, the purchase price is the same. When an agent represents both sides, it is called dual agency and the lines can become blurred as to who they represent. As a Realtor, and your representative, I will take pictures of your home as it is built, answer your questions that are not answered on facebook (that was a joke since most people go on Facebook to ask the questions) and I will be a resource both before, during and after the sale. Helping you with trades, handymen or retail establishments for needs like blinds or epoxy flooring vendors or screen porch trades. I am not paid on the upgrades that you buy, so I am forth right on what you may want to pay for during the build vs things that you can do after closing. And as a resident, I will give you an honest representation of what it is like to live in this community. Oh, and I can take you to other communities if this one is not the ONE. At the end of the day, why won't you want someone to only represent your interests? Whew, I think I have had too much caffeine today! Hope this helps.

    What are differences between elevations, is it just esthetic?

      If you are building a cottage, your choices are a hip, a gable or a shed for the roof line. You can see the differences on the elevations on the website AND it depends on what your roof-mate has chosen, same with the color. For the Villas, the elevation is determined by the "larger" side of the villa. And for single family homes, I do not believe that there are restrictions. Yes, it is really just esthetic. Jim and I wrestled over what we wanted the elevation to be, at the end of the day there is really no big difference. So check out the floor plans and look at the elevations, they do not impact the interior at all. Thanks for the question.

    The cabinets are admiral. And the countertops are Cambria quartz, port rush. It’s a level seven. I believe there’s another quartz that is navy and white, but I’m not sure what the name of it is. Thanks for the compliment. Best of luck. Send pictures of your final selections

    Penny, thank you for the videos. They are very informational. My wife and I are going to be picking our B's next weekend at Daytona Beach and we've appreciated seeing what's offered in your videos. May I ask, in your home in this video, is that the Admiral blue cabinets with Marina quartz countertop? We want that for our home and to see it in yours really helped.     30 days is a short term/vacation rental for many over 55 or 60

      Thank you for your comment, however, the definition of a short-term rental, (or a vacation rental), is the leasing out of a furnished property on a short-term basis. Depending on the owner, rental location and many other factors, these properties are rented by the week or by the night. By this definition, Margaritaville does not allow homeowners to have short term rentals. And 30 days is the least amount of time that a home can be rented, and you can only rent 3 times per calendar year. So, why would you want to rent for 30 days?

      The renters are not vacationers, those people use the Stay and Play. The people we rent to are building in another phase. They are usually renting for 6 months. These are not STVR, but will be your neighbors - just in another phase.
