      1372 sqft which is huge for a condo. that said, 1 bed this big and expensive caters to a very niche market.

    Tldr: from a realtor's perspective it is always a good time to buy 😊 I understand you need to bring bread to the table, but did you forgot to add property taxes, insurance and maintenance cost? Or didn't mention them just because it doesn't suit your narrative? Also, prices could be flat for the next 5 years like the 90s.

      Hey, it’s not necessarily a always a good time to buy. It truly depends on one’s circumstance. Over the years we’ve suggested to many clients to hold off based on their situation. You’re right, there are other costs such as property taxes but the message was specifically intend for those people who are financially ready to buy, want to buy and are currently renting but are unsure what to do. Regardless of those extra costs you mentioned there is still a major gap in what one would be paying for rent, out of pocket, compared to if they bought. Rents go up, fixed mortgage payments stay the same. Even if values stayed flat you’re still not out of pocket what you’re paying in rent. Instead of a 5yr propery call it a 10 year property. Real estate is a long term investment as I mentioned. The intention was not to bring bread to the table. Thanks for your comment.

    Great video, Glenn! Most would get scared and stop looking when they see the delta in payments between buying and renting; however the appreciation and equity pay down really rationalize and make purchasing max sense. With interest rates expected to fall in 2024, the cost of borrowing will decrease and/ or greater principal pay down.

    Fuck this answer and I apologize if this comes across as rude. You should be selling all the time! You ARE selling all the time. No matter what situation, what circumstance. If your in a job interview you are selling your value to that employer, if you are at a bar picking up a girl you are selling your worth to that woman. If you are selling a product and you want to make real money. You are finding a product that holds value everyday, every second and even if it doesn’t you are selling the future, the past and the present. Success is a never ending process and if you want it you are selling your ability to achieve it no matter where you are, what time it is and what season. You want to sell, go sell.

    For the six month period, Sept. 2022 to February, 2023 per the RENGV data, average sales were 1,555 while average detached sales were 461 for that same period. Therefore, overall February sales only saw a 16% increase above the six month average (+11.5% for detached). Why? Because, prices continue to drop. And, housing corrections are all about price drops (not sales).

      Hi, no it doesn’t. Short term accommodation bylaws that prohibit AirBnB or VRBO type uses are still in full force and effect. So that will depend on your strata bylaws for that. Happy to chat further if you like. - Glenn

      Our pleasure. I'd say the market for bare land is fairly uninviting. The carrying costs could be a lot with no asset on the property that can be rented while you plan and get approvals/ permits. There's not much control over costs either with inflation and we're still hearing about supply chain issues. There could be some good opportunities if there was an asset on the property that could be rented. More of holding play. Then renovate or tear down in 2-3 years. I hope that helps a bit.
