    The main thing is that there will be more competition between buyer and seller agents with less inflated broker commissions. The goal is that it will be far lower than 3.5% minimum

    I love Fenton. I moved to a new build house in 2017 and it was such a good price. I love the restaurants and small town feel. I lived in the Detroit Metropolitan area most of my life. We ended up here because I was able to buy a new built home for $210k.

    Check out Primus’ version of Girl from Kalamazoo. During the Great Depression, Kalamazoo was one of the few cities in the US to not go into debt, mostly because of it being precisely half way between Chicago and Detroit making it a corridor of unsavory business. I’m sure it’s not your kind of music, but it is interesting how time and money changes people and places

    My grandma has a place on silver lake spent my highschool years on lobdell and now have a friend with a boat on lake fenton some of the nicest lakes in a small town setting

I'm currently scanning, weeding out, tossing ALL the duplicates, and making small memory books.       I totally agree many neighborhoods in The southeastern part of the state have biking and walking trails. Id love to see more if that in my area

    Out of young ignorance, I moved to Michigan from Arizona. My parents traveled a lot when I was young, and I loved Michigan. Mackinac Island, the Great Lakes, Greenfield Village, and Fairlane Mall in Dearborn were amazing to me. We didn’t have anything like these places in Arizona in the 1980s. So when I became an adult, I eagerly moved to the suburbs of Detroit. The people were mean spirited. And the racist people were not shy about expressing their concerns, and they seemed comfortable with me, which was shocking and an insult to me. They automatically assumed I felt the same way they did. If you are white with blond hair and blue eyes, and even if you establish immediately you are not racist, many other white people there still are comfortable with their cringeworthy comments. The drivers are aggressive, except in Novi. And many states have aggressive drivers that just want to get past you, but in Michigan it is much more on a personal level. And people are pushy and rude. Canton was, by far, the worst place to live. The western side of Michigan would be my favorite place in the whole world, if the people were not so obnoxious. However, Grand Rapids seems to be exceptional. Lake Michigan has beaches and waves similar to the oceans. It is one of the most amazing things I have ever seen. When people described it, I didn’t believe it. Another amazing thing about Michigan is that much of the year, you can leave groceries in the car for hours while you do other errands! I even shopped during my lunch hour, leaving the food in my car, to unload it when I got home. With all that Michigan has to offer geographically, it would be my favorite place in the world. I just wish the people had more regard for others, were more neighborly, dog friendly, and kind.

      So have we. We're actually going to try to sell our house this summer, so we're getting rid of so much accumulated stuff. On top of that, my 86 year old parents are needing to go to assisted living and I've been trying to work on their stuff at the same time. It's too much for me to do this all at once.

      ​@diana6842 It's a massive overwhelming task! My Mum passed in 2014 & I'm still chipping away at sorting and donating her stuff & my stuff. I'm 46 and have chronic pain so it's exhausting physically & mentally. I hope u do better than me 💜

    Great video SDC explained so well! I want my parents to do this they are divorced both hoarders and their places are full to the brim, and I know I will be the one stuck with the clean out as my sister doesn't want to do manual labor or help with care but only wants the money from the estates. Just another form of abuse in my opinion. I do not want to leave my daughter with a bunch of crap to go thru but then again, I am pretty minimal and other than handbags and Sketchers walking shoes (for some reason I love both) I haven't got much since I have downsized so much already and constantly am giving items away. Just recently went thru photos, cards and Christmas ornaments and downsized them into a few show box size tubs. Having another garage sale next week. I think after 55 we have reached the pinnacle of possessing items and it's now time to let go and live with less. I am a big SDC advocate I wish more people understood the importance of it.

    Yep, my cousin in my executor, and no way am I going to burden her with a bunch of 'stuff' from 50 years ago. I'm steadily sifting through it. The nice thing is, as we age, the brighter ones find it easier to let go of things as our circumstances change.

    I just went through the exact same thing with my dad. Your dad's pictures reminded me so much of our pictures! He loved garage sales and loved having that one item that you need so he had the pleasure of gifting to others. His 2 story 50' metal storage building on his land was full. It took my sister and I working on the weekends about a year to totally clean out and completely sell his home, land and belongings. Now, my sister and I are wanting to do our homes. This is a process. It took time to collect what we have, and it will take time to declutter. I want to do this, knowing that I need to give myself grace in the process. The only time crunch and perfectionism is what we put on ourselves. And how do we eat that elephant? One bite at a time ~ or in this case one box at a time :) Thanks for posting this much needed subject.

    #5 is why we got such a good deal buying our current home. The previous owner, an older woman who had passed away, had updated the roof and driveway, but nothing else. We could see the value of the good bones and desirable neighborhood, while others passed. We repaired what needed to be done asap, took down old wallpaper and painted the interior of the house, then fixed things as we went along and could afford to over time. 15 years later our home is worth double what we paid for it. 👍

    Unfortunately, a lot of folks cant afford to update bathrooms and kitchens. Ive painted and replaced aplliances, sinks and fixtures. Thats really about it. I maintain what i have. I looked into better kitchen cabinets but even the economical ones were 12 grand not including counter tops. Im a disabled vet and live on a buget. I would love to update but its simply never going to be in the budget. Guess i will the one in the time warp, so to speak. And yes i expect to get at least what i paid for it.

    I bought my home from ppl (family) who did NOTHING for upkeep or improvements. The sale was actually illegal bc they didn’t disclose that there was NO HEAT, and I froze as a result. They also hid the fact that the roof leaked. It’s also very easy to hide termite infestation, which they did. I took for granted that everyone had heat. WRONG! Because I’d NEVER lie or hide, or not disclose important details about a car, home or anything else I was sellling, I never imagined that anyone else would lie or be deceptive either. Trust no one, & get your own highly ethical home inspector.
