Bad idea... Not only that what else is there and what else is there left to build... They already destroyed thousands of years of history and cultivation... Keep digging in the mountains and find what's buried there.... There's a reason the ancients told us not to dig

I would really have to wonder who they think would buy, even if they could develop. Do I want to live on top of, what entirely is, an active graveyard? No. No, I don't.
I've actually met a few people that were considering this neighborhood, until they learned of the graves found. It seems like most buyers feel the way you do!
Culture must be preserved. Our founding fathers bestowed upon us the sacred tenets of our culture: war, genocide and slavery. Amendments have pretty much ruined slavery, now you want to take genocide away too? We'll have nothing to do but war.

Ive slept in a graveyard once and one of the burial mounds was my pillow. A few of the Marines from my platoon thought it sacrilegious. I got a good few hours sleep and the dead guy or gal didn't seem to mind. If they are 3,000 years old all the next of kin are dead. No one visits those graves anymore. I say, "Dig em up and BUILD".

Alot of "could be" in your video. It is repulsive that anyone would even think about letting this happen. I hope that the historical status paperwork was started before this happened & is not as a result of this threat.
Unfortunately, it seems like these findings were discovered after the development was approved. It is still being determined whether or not this is in fact an ancient burial ground. So far all signs point to yes.

I mean to ba fair Half of all wetlands just mean any random piece of dirt that pools up water. Part of where i used to live could be considered "wetlands" cause of the angle of the ground made certain areas soggy as all hell when it rained. "Wetlands" is kinda bs legal stuff that they use to mess with property owners

That's all great points but renting refinishing the tub might also include the cabinets,toilet, sink and possible the floor which isn't done for 90 pct of renters.I clouding the kitchen completely + many Landlords just want to get it to code B4 profit

I think if you actually talk to home buyers, most would want carpet in the bedrooms, rather than vinyl plank. I think you'd be better off putting in good quality pad and carpet in a house you're looking to sell. Better quality materials than what you'd use in a rental house.

Just a thought. Have you considered glue down vinyl plank for your rental units? They're installed using pressure sensitive adhesive which makes it easy to replace 1 or multiple damaged planks even if they're in the middle of the floor. Unlike carpet which would require either a patch job or a whole new carpet.
I actually used it a lot when I first started investing. The units I used it in have held up really well. I'll look into current pricing! Thanks for the suggestion.
I think that's backwards. 99% of the time, a new owner rips all that out anyway. Better off in the long run if you just pretty it up to sell and put in quality fixtures that will stand up to abuse by renters.

Please explain the flooring. Wouldn't vinyl b cheaper than carpet?
Great question! Here in North Carolina, both the materials and labor are less expensive for installing carpet than vinyl plank. The carpet itself is $0.83 per square foot. The vinyl plank I have is $1.69 per square foot. But, the vinyl plank is herringbone patterned. So, the labor is $3 per square foot to install. If I'm only renting the property, there's no additional return from putting vinyl plank in the bedrooms.
No thanks to cold winters putting bare tootsies on a cold hard floor. Give me soft, quiet carpet.

Do you even test the sockets to see if they're loose? That's the most important bit you neglected to mention. Replacing outlets costs like $25 for a pack of 20, you are genuinely just lazy.
Thanks for commenting! If they are discolored and/or in disrepair I will have them replaced. But for rentals I have found little to no ROI for replacing a functioning outlet/switch that isn't an eye sore.
@@continental-ground4983 So that's a firm no, then. A visual/aesthetic check means literally nothing. Your ROI is really going to tank when your negligence causes a fire.
You wouldn't catch me dead buying real estate in Chicago. The only reason all these "reforms" are needed in the first place is because Chicago overregulated their zoning to such an extreme that nothing can get done. Thanks for the video. Look forward to more updates.

That's not how loan approval works. The banks use their own due diligence to approve or deny loans, not statements from the person applying.

A house costs less than 150k in materals. The labor isnt THAT skilled. Adult lego. Now a brain surgeon is skilled labor. Where are these costs coming from? In Canada a 1 bd room condo is 2300 a month. We pay 62% of our income to housing. It is insane up here.

@continental-ground4983 I am fortunate that I am in a good position but a lot of ppl are in debt and basically work to live. Their commute is also 1-2 hours a day. Basically robot's. That 60% doesn't include utilities. And our clown leader is letting in 500k new immigrants a year along with 900k international students. Our population is 40 mill. And they are only building 300k homes a year. At this pace they will only balance out the problem by 2030 if we are lucky but probably not. I will leave Canada by then and head to the USA.

It typically does not! In most casings fencing is allowed to be in much closer proximity to a property line. I've most commonly seen a 6" setback requirement in this instance. But, make sure you're not blocking any above, or below ground easements!
