Mobile homes lose value over time, they don't appreciate. It's the land that appreciates but with most mobile homes the land is leased. Even trying to buy vacant land and putting a mobile home on it, you'll have a hard time getting permits to setup a permanent mobile home there.

Mobile homes are trash. Sure they are cheap up front but, you absolutely pay in the back.
