    For those that had property at Sans Souci, what did they have to pay when their lease expired to renew the lease? I'm trying to understand if a leasehold owner has any advantages when the lease expires.

      They had to pay a fee to extend and then the lease rents went up significantly. Another example is some of the remaining leasehold units at the Wailana in Waikiki. They were charged a fee to extend. For the lessees though, it's better than the alternative as they still have some equity preserved, which could have be $0 if the lease ran out.

      Other options besides evicting the lessees would be to extend the land lease, which is what just happened at the Sans Souci in Diamond Head. However, the lease rent went up significantly. Here's a video I did on that: ruclips.net/video/7wIQ-vPBpx8/видео.html The other option would be to make the "fee" or land interest available for sale. This was more common in the past prior to Mufi Hanneman being our mayor. With that said, I wouldn't rely on either of the situations above as with the case of the Kailua owners, the lessor has the right to take their property back over.

    ESPECIAL:LY in the USA you really need a lawyer to handle this issue. Do'n't assume. Even in Canada some fifty year leases on native (First Nations) land you had to REMOVE all traces of your cabin/house and return the land as natural. Some areas in big cities there was a "re-negotiation" concerning high end homes, as many were owned by native band MEMBERS, so there was an incentive. But no guarantee. your lease ends you're OUT. In one recreatiion area the provincial govt. GAVE the land to long term leaseholders as they wanted to TAX revenue!! It never made the news but i knew a family that had owned the lease since WW2!. Now, it's their land! Now PAY.

      Correct. Every lease is different. However, at the end of the day, a lease typically has an expiration date. Unless it says otherwise, lessees aren't entitled to stay once the lease has expired.

      It depends. If it's for disability, yes. It would then be the tenants responsibility to take it back to the way it was once the lease is up. In any HOA situation though, owners typically need to get HOA approval for major improvements in addition to a DPP (Department of Planning and Permitting) building permit

      Leasehold units at the Kahala Beach Apartments have been as low as $50,000 (knowing you have to walk away in 2027) and prices go up to the mid to high $1 million range for a fee simple unit at Kahala Pacifica, Kahala View Estate or Regency at Kahala. These are still relatively affordable compared to homes in the area or nearby condos along the Gold Coast at Diamond Head. I also have links above to all the condo projects where you can see available listings for sale at each project. Due to inventory, not every building or complex has something for sale at any given time. Feel free to call me as well if you have a specific budget in mind @ 808-371-3509.

      They're still working on it after delays. Being further west, I'm assuming most of the Diamond Head views will be blocked by Alia. It'll probably more affordable price points than Alia & The Launiu

      There's actually a public access right around the corner off Kalaheo Ave that takes you to the same beach 😎 which is a public beach. All the beaches in Hawaii are owned by the state (unlike other places)

    Yes, I'm human. It's actually Kealaula Kai, (not Kealakua Kai.) Early on in MLS and my real estate career, there was only 1 neighborhood of Anchorage and later split into both Anchorage and Kealaula Kai.

    I'm curious if the Trump name is the reason for the re-brand. I know Honolulu is extremely blue. Was that scaring buyers away? Always heard Trump hotels/condos were top notch buildings. Politics shouldn't destroy that good rep.

      Great question! I don't think they'll come out and say it and correct on our state being blue... with that said, that's not necessarily the best business decision if so as we get visitors here from all over the US. I agree politics shouldn't destroy the building. The challenge with that building (before and after the name change) is the same issue with the Ritz Carlton Waikiki (for condo owners) is it's hard to make $ renting them out.     Three years late commenting here. Looks like a wonderful community and a simple townhouse - great contrast to the obnoxious mansions in HK. As an interior decorator and stager, though, I would advise against all these dark colors on the walls. I would keep it simple with white walls that reflect the water and open up the house to make it look larger. It's Hawaii, after all, you want to sell the coastal life as much as the home.

      My client changed his mind about moving here due to a work opportunity. We started $190k, however have it priced well now. Another studio asking $5,000 more than he paid just went under contract this week.

    I obtained a degree in Fire Protection in 1976. I retired from the NH State Fire Marshal's Office in 2002. In 1976, the NFiPA, Life Safty Code 101, required enclosed verticals, 1 hour rated corridors with rated self closing doors. How did those high rises ever get built without those basic safety requirements?

      Great question! I know the Marco Polo was built in 1971. My grandfather had a penthouse unit there (so I've heard). Since I was born in the 1970's, I don't remember it. However, I did hear there was an ongoing joke at the time that the state bird was the "crane" as there were so many high rises being built at the time 🤣

      It sure can be, which is why retrofitting for sprinklers the city is giving HOA's another 8 years if they opt for it (IE- by the year 2038 instead of 2030 to pass the FLSE (Fire Life and Safety Evaluation)

    Stayed in a 3 bedroom in 2021 while it was a Trump hotel. First class accommodation. Loved it !
