Make sure the tester is the same finish as your other paint. They usually only come in one type of finish, and you may have selected a different finish for the paint you bought?

Keep furniture on the cheap . Can get good oak furniture land on Facebook marketplace for about 20% of retail . Same with sofas etc. Don’t get into debt on your first house 🙏

Got to love those BG quotes.... £ 6.5 k 😀 I know it's too late for you but others will read this , an independent self employed plumber could have done that job for half that price , I certinally could have and got you a 10 year warranty on the boiler... BG are just a money making machine , they can buy their boilers and rads etc at a huge discount because they buy in bulk and get a massive discount , that job of yours with materials and wages probably cost them about £1500 tops Which gives them a £5k profit..... 👍

Check that the extraction fan in your bathroom is actually venting outside in the loft properly , it could be causing condensation in your loft also the boarding under the plaster ceiling might be asbestos and that’s why it looks like that , definitely a job for the professionals, hopefully an easy fix you will probably need to run a high quality dehumidifier up in your loft once there done up there to absorb all the moisture and hopefully it’s as simple as a few vents in the wrong place and extractor not venting properly.

Go outside behind where your extractor fan is and if it’s got a pipe it’s one that vents out however if it’s not vented then it will be really easy to take off the wall

Don’t forget to look after your bin because once you put in a new kitchen you might put in a under counter bin and then you can sell the bin and I know it sounds bizarre but out there is someone with your kitchen who needs 😂 your cabinets that matches there’s so do list your kids kitchen on line , it also saves you paying for a skip if you list everything on line even if it’s for free including all your boxes bulbs etc

My advice take off the cupboard remove the extractor fan and put up a cheap one if you desperately need one that just sits on two brackets instead of the entire cupboard

buy a sweeping brush rather than risking breaking that expensive leaf vaccum

Your being mugged off from British Gas, I worked for them 20 years ago and the prices were silly then, worked for my self ever since, that job replacing two rads and a a new boiler for example Vaillant pure with a ten year warranty shouldn’t be costing any more than £3500. So basically you’ll be getting the boiler for half that price with a ten year warranty instead of a British Gas five year warranty. Do some research and use someone independent.

love the progress, but the quote for the combi boiler is high, an independent engineer or a company like heatables would of been a lot cheaper, we got ours done and done with smart heating and paid near half the price with the removal of an old tank boiler.

You should consider painting the living room a warmer white. The one you have looks blue, especially against the warmer white ceiling, skirting and green walls.

You need to open up the cracks with a Stanley knife before filling otherwise they won’t ever go, you need to the filler to be able to get into the cracks and not just sit on the top. Hope this helps

Ahhhhh Bas. - we are neighbours sounded like we might be lol - our water has all changed over to just one now. Essex and suffolk for both I was so confused when I first moved to Essex haaaa I had never paid for two waters ha - it was very helpful to know how much a whole new boiler and radiators will cost - The place is coming along you are lucky you don't have to proper move in yet - that is pure luxury and such a blessing !

It looks like there was a serving hatch between the kitchen and dinning and that they have used the chalkboard to cover it up.

If your getting a combi boiler i would suggest moving it to where the airing cupboard is as you wont need your water tank. Most people (for resale) wont want a boiler in the bedroom. If you do that get any plaster work done AFTER as moving boilers can be messy and you don't want dings in new skimmed walls.

Oooo that Green is absolutely beautiful ! so crisp against the White :) I might be too late but I would not paint the panelling in Gloss - I wouldn't paint any wood in Gloss honestly - it goes yellow so fast. Equally, I don't know what the best paint would be but Satin Wood is better. For the panelling I would go with a Valspar premium White matt - ( if you want to keep the White ) at least then you can wipe it clean - but yeh lol I might be too late - The beauty of older homes is the space but the space comes with 3,000 holes in the walls lol

It’s hard to see where the kitchen doorway ends so not sure how much space there is. Could you take out the pantry under the stairs in the kitchen along with maybe the edge of the counter where the microwave is and fit a larger American style fridge or at least a taller unit rather than the two under counter fridge freeze combo? Shame to loose the storage cupboard as I know most uk homes can really lack storage space but might be something to consider, especially if you have enough wall cabinets and don’t need the pantry.
