Good morning sir
There are a couple things. There is no actual real estate involved in a condo. A condos value is only the 4 walls and amenities within. Greed drives this market. The best a condo is worth is 50-100k.
Let’s talk about why you shouldn’t have bought a condo in the last 12 years
The problem is yes it's technically a buyers market but buyers can't afford the price and interest rates
Hey I bought a condo in north york. My mortgage is 2130 and tenant is paying me 2450. I landed a job in downtown toronto. Would it make sense to keep my tenant and rent a condo downtown for 2200 or go back to my unit?
It doesn't look like you've explained all your costs, so run the numbers you should see which option make sense. It may be in your best interest for you to speak to an accountant that works with investors like yourself to help you better understand your situation and the financial/tax implications. Real estate agents, unless qualified as an accountant, shouldn't really be giving you this sort of advice, even if we actually have information that can help 90% of the time, you don't want to be in that 10% that should have sought more qualified advice. Keep in mind the LTB is backed up and you may have to rent until that matter is concluded.
@@RealtorLubin what advice would an accountant give? I am one and rental income/loss seems to be the only advice, no need for incorporating...
does the mortgage amount include maintenance fees and taxes? probably not so you are cashflow negative just live in it.
Maintenance fee kkkkkkk insane
No one needs the condos you think ought to be built. The condo game is over because the demographics don’t support their need. Who needs a product (no matter how valuable) that doesn’t work. And when you’re making a family, condos don’t work.
Correct not all areas are down

Well, bring price down to the normal and your condo will sell like a breeze. The rates are historically normal now, so don't blame anyone but yourself.
It's a terrible view with a huge condo right in front of you. The tiny table for two is laughable for entertaining. These condos are completely unlivable, and now the speculators are going to suffer the consequences for their shortsighted greed.
Would you buy a condo when it's 40% cheaper to rent and prices keep flat or down. Or as an investor you need 56% down payment on average to have even cash flow.
Definitely depends on your plan and how long you intend to keep the property. If looking at a 5 year or more plan, there's alot more options out there at values we haven't seen in a while.

It's a good size space and listed as a balcony.
Not a place to live people want out it's the most congested place in Toronto.
Mostly congested at the moment with the 3 major streets around under construction.

School teachers for most part make 100,000 plus they are working class. Rich.
Sounds good however it's so much cheaper to rent than own now rent 2500m vs own with 100k down 3k per month plus tax and condo fees. So around 4k a month.
The problem with that thinking you're only thinking about today. You should be thinking about long turn. It's better to have the financial pain at the beginning of your financial life than at the end of your working life. You ask Any senior citizen now who rents and they will tell you the difficulty of renting
@@toddygallent7258 Your long term is having financial pain for 25 years. Economic System doesn't work like what you guys think and make other believe. There is no way some people will sit and make money and others work. This can happen for few years but then again balance come into play. You can save a lot until your retirement and buy in the dip. Moreover home is presented as assets but they a lability until you sell them.
@@toddygallent7258 $2500 a month in rent plus $500 a month in investments will give you a much more reliable investment return than $4,000 a month on a mortgaged home.

The house market needs to correct itself. A crash is necessary this prices are over rated, condos stay away, they’re worse investments on can do, these condos will be the slums of Toronto
why not take a cue from your headline... you should all take a summer vacation from yourselves..or maybe you would like to talk about STATS from 1969 !! rinse and repeat!! you ALL say the same things over and over...We got it COPY !!
