I am not aware of any defined "forensic audit" term in any regulatory body here or abroad. That's because an audit gives assurance, and forensic work as far as I understand does not.
Are these meetings considered historical and management claims and president that they belong to management even though we are paying management to take minutes and be part of meetings
I came to this video because i saw a video of some guy who got fined for brown grass. They said they would fine him 30$ every week until it was green. The thing was that the grass would turn brown for 2-3months after the first frost. The guy had to get grass paint and spray his entire lawn. I think thats absolute bullshit.

Also, as far as documents for associations, these are recorded & filed with the county records office (at least in California). Therefore, to insure the most updated official one is referenced, I would go there. It's possible that management or board members may not have the official document.

If the Board President refuses to disclose or discuss their decisions, it's important to remember that all decisions should be made at Board of Directors meetings, which you, as a member, can attend. These meetings require minutes, and you can request and review those minutes. For decisions that can't wait until the next board meeting, those actions should be ratified at the next board meeting to ensure transparency and proper governance. Suppose the board is not being transparent in its dealings. In that case, it may be time to consider changing leadership at the next election to ensure the board operates openly and in the community's best interests.

Be careful with Electronic voting since it can cause fraud as any one can create an email and it’s hard to know if he/she is a legitimate member and if it’s a real member .. for transparency then that email with a member name and member property address must be posted in the association website and make sure it’s only one vote for each property.. so roster member names , property address and email address must be posted in the website too and also in the website must post proof of the voting email along with other proxies ..

Who’s got the extra money to spend on an attorney to take a test? It’s hard enough to get anyone to volunteer to be a part of the board of directors for HOAs. All this is going to do is make HOA’s harder to get volunteers and people to commit to the board their free time in an already busy world.

Where can I get the CAI salary guide?
I hope my generation gets rid of this tyrannical dumb tradition. HOA main goal is to keep the housing market in a neighborhood largely the same, as if the house market needs more artificial fake growth. If you’re in a HOA or help them I hope your mother doesn’t hate you.
Do you have attorney recommendations? HOA keeps denying my tenants because their spouses or dependents have bad credit scores. And it’s not in the association documents

Hi, can the board hired an another company on top of the one we have to collect leasing fee? ( they claim not having the time for it and make to pay The Landlords only! We all are equal why just target the Landlords?

The management company is stating that there is a 15% cap on rentals in the community, however, most of these rentals are owned by corporations and not by owners of the homes. In addition, there is nothing in the by laws that states that the homes cannot be rented. They are making new home owners sign, at the closing table, a document that states that they cannot rent out their homes. I have owned the property for 20 years and I never signed this document. I want to move to another property, definitely without an HOA, and I want to rent out this house because of its value, location, and cash flow. Any feedback would be greatly appreciated. Thanks again.

I recommend starting by requesting the association documents to verify where this provision exists. It cannot be enacted through a simple rule change. Like any other contracts, for example your employer can't sue you for doing your job the way they like it and you can remove consent at any time, for any reason. Why can't you just leave the HOA for the reason as simple as "I do not wish to participate in the HOA anymore"

What if you live somewhere without one? Can they just sweep in and bring one with them? If I bought a house there, could people move in around me and start enforcing arbitrary rules with fines? HOA boards might seem powerful, but they’re elected by the community! Most people in HOAs are happy with their setup. HOAs can't just appear out of nowhere; they require a community vote. And no, neighbors can’t suddenly impose random rules and fines. Staying informed and involved keeps things running smoothly! 😄

Assuming I can ever afford a house, impossible with either party in office since none of them care for the 1%, I would never in 1000 years buy in an HOA, they serve no useful purpose other than fear mongering. Every useful service they provide is already covered by the taxes that you pay, so you're just paying twice for the same thing. But hey, you get access to a public pool full of two year olds pee. So there's that.

When you saying the division can you reference the document number and title for the rules? Because the statutory provision chapter 720.306(10) only say this “(10) RECORDING.-Any parcel owner may tape record or videotape meetings of the board of directors and meetings of the members. The board of directors of the association may adopt reasonable rules governing the taping of meetings of the board and the membership.” Where you got the rest of the interpretation from?
it's an explanation - so that someone can understand - it's probably why we now have instances of multiple genders these days if you take everything the wrong way...
Here in SC If it is not specified in the docs then it comes down to the owners elected the Board member and the only way they can be removed is by the owners in a vote at a special meeting called for that purpose.
