I got a doobie for you guys this is my last month renting , I originally paid First and Last month staring Nov1 and now on October being my last month I accidentally paid $1700 of rent to the landlord on October 1st , come to know 2 weeks later he knocks and says I have 2 weeks on my lease and if I wanted to do another contract or move out but I overpaid him since I already had paid first and last when I moved in on November 1st even if I gave him the money and I’m moving out and need the cash for my new deposit can I ask for it back??? I feel guilty but also know it’s my money🥲
Fl is a horror My lease expired the 18 of the month They charged a full month.said they don't probate will reimburse me for the two weeks which is almost 800.
My lease will expire on july 31st. I paid first and last month rent up front. We are now going on a month to month lease. We plan on giving a written 30 day notice in a few months. Legally speaking, when will the landlord apply the last months rent?
What does it withhold back? tax?
I checked your youtube channel I found some problems in your channel your videos are not SEO properly due to which your videos are not getting views your videos are not going viral and you are getting enough subscribers
What a wealth of information and a listing agent should definitely get a title search order right away. Homeowner insurance is a real problem in Florida. Selling my own personal residence. Inspector failed the 4 point for 3 cosmetic shingles on the roof. My master roofer from GAF could not believe it. My roof is 10 years old and has a 50 year warranty from the manufacture. That is how good the roof is. Get all this other stuff done and if the roof has a problem buyer is not getting financing.

What exactly is Real Trade? I’d like to get more information please :) I found y’all’s site by researching FIRPTA
Would totally like your inside and guidance as this situation has totally taken a toll on my mental health. I will outline the issues that I am facing, and maybe you guys can help me. Non-disclosure of Foundation Issues: Mr. Realtor, acting as the seller's agent, failed to disclose known foundation issues with the property until after the completion of the home purchase. The sellers had a structural engineer report conducted in April 2023, well before listing the property for sale in June 2023. However, this crucial information was knowingly withheld until after the sale. Incomplete Seller's Disclosure: The Seller's Disclosure, a legal requirement, was not fully completed as per the contractual obligations. The sellers, advised by Mr. Realtor, marked an 'X' on the disclosure and stated the sellers did not live in the home. Despite this, it is mandated by law to disclose known defects, including prior structural engineer reports and repairs as well as any remodeling of the home. Misleading Representation of Home's Condition: The sellers, influenced by Mr. Realtor , did not disclose the structural engineer report, prior foundation repairs that they tried to fix that failed, or incomplete sewer line replacement, essential information that significantly impacts the property's condition. Failure to Disclose Post-Purchase Structural Issues: Even after my own structural engineer report done by a licensed structural engineer performed in July 2023, Realtor failed to disclose its findings adequately to the foundation company responsible for repairs. As a result, over $50,000 in foundation issues remain unresolved. Breach of Contract Regarding Sewer Line Replacement: The sellers failed to fulfill their contractual obligation to replace the entire sewer line, and all plumbing repairs per the previous inspection report as stipulated in the agreement facilitated by Realtor. I am deeply concerned about the ethical and legal breaches in this transaction, and the impact it has on my safety and investment. I have attempted to reach an amicable resolution by requesting the repurchase of the property and reimbursement for incurred expenses, but to no avail.
Now I'm wondering if something drastic happened that I couldn't move in and future landlord witholds my last months rent saying he can't rent unit for a couple of months
As well I've never signed a years lease. Can he legally take my last months rent?
Useless to me I asked why it’s illegal for land lords to ask 1 last mothers rent plus deposit useless since my ? Wasn’t given an answer
sounds good
I paid $3000 on deposit and half months rent when I moved in so at the moment my deposit is at $4500. My rent here is $1450 now. I have 1 month left but I want to move out a month before. I want them to get the last months rent from there and they still got enough to fix wear and tear. Is that possible? I don't want to get an eviction notice.
*Promo sm* 😄

hi I am going through a situation like this but all the videos I’m finding on this topic are in Florida would you happen to know if they apply to California as well because that would be great news we’re trying to put solar on our house and two owners ago opened three permits and never completed them and now we are in a hold with getting our solar. ty
My roommate renewed his lease, I was added to the renewed lease in August 2022.I didn't know of any accrued rent when I was signing the lease, a month later there was $3600 accrued and when I asked the apartment they said it accrued from 2019. The question is, am I obligated to pay the rent that accrued when I wasn't living there? Because have tried to ask to be released from the lease, the apartment has refused that I must pay the $3600. Am in WA
Can a property close with lis pendens
How often, in this market, are you currently seeing this as a move by buyers to get out of transactions?? Has this become more common in higher interest rate environments??
This just got shared to one of the property groups I follow, does Title Leap offer the ability for realtors, buyers/sellers, and other parties to retrieve documents from old real estate transactions without having to call the title company? Even if the home sales/purchases are older than a few years? That's a huge thorn in our side, currently.
Great and powerful info!
Glad it was helpful!
How about military, aren't military excluded
If I can not view the unit - until the tenants have vacated the unit - and I have to return the security deposit back "before" they leave....the landlord is ALWAYS going to chasing the tenants for the funds to fix the unit. Can you explain that a bit more in detail. Thanks
the music is distracting in the background
What is your under daca ?
Like your videos and if you had you better audio they’d be even better!
Check tonight
So what do you do if the landlord has sold his property to another landlord and the tenant has gave the old landlord the security deposit is the new landlord responsible for paying back the security deposit on the old landlord's behalf if the tenant decides to move out or do the old landlord leave the new owner of the building both security deposits or all the security deposits depending on if residents were to move out how would that work that's my only thing so if I became a landlord I would be responsible of paying security deposits back that I never took
If a home is sold with a tenant? The seller must transfer the deposit to the new owner. And then they are required to honor the lease agreement the tenant signed. And the new owner is responsible for returning the security deposit. If the property is returned undamaged
@@richardpuckett8127 okay thank you very much
One minute into the video and you’re already wrong you guys don’t know what you’re talking about
Question, regarding payment of interest of which the security deposit has earned yearly. For example $1,000 security deposit on .01% interest = $10. Does the landlord withdraw that amount from the account where the security deposit is held?
Listing where the security deposit is going is not enough in my opinion. It should also be an addendum of notification when it has been deposited into the escrow. They can say anything they want about listing what bank they use. Landlords win
Great Video, Jim. I appreciate you doing this for us agents.
Anytime, Albert. We're happy to help. Call us if you need anything!
Is this only for Florida
Hi Loustar, the tips in this video are intended for a Florida audience. We recommend looking into how this applies to your home state. Sites like Nolo.com are a great place to start and search on issues by state.
Security deposit with change of ownership
@@NewPathTitle is it legal for them to charge a full months rent when lease expires mid month telling me they don't prorate and will reimburse me the overpay of 800 Makes no sense. Big corporate company owns place
