I have visited the bare unit years ago, you can check around and have a look at the bare unit for comparison purposes.
Its definitely hard to get such huge size unit, with such prices in the market these days..

what happen to the property if the leasehold is expired? The government take whole property and compensate?

The views from the upper floors are unique and amazing. I would love to live there. But not practical (for me) so far from city. Would love to have a property there as investment, but in my mind the occupancy rate would be too low (any insights?) for it to be worthwhile and the conditions of the building seems like service charges could rise significantly in coming years
Hello James Hunt! Good to see you again 😊 Somehow, some of the people here rented the unit (for long term) as their getaway home. They told me sometimes its fully booked during weekends too! The service charges is split into (maintenance fee & sinking fund). In this case, for major works like repainting, sinking funds will be used. Hopefully that helps!

why Kuching apartment don't provide underground car park? is there any specific reason?
Guess costing would be the one of the reason for that! Developers fulfilled the carpark requirement for the development (No. of unit to car park ratio), hence they do not provide underground carpark. Let me know if I answered your question!
But the apartment price still very expensive..
Depends on the location of the apartment I would say. If located at good location, then yes. Due to the price of the land =)
Good video I did not know about this fee. Who sets the ARV of a property (say I buy a new apartment never rented before) and does the ARV reflect on true / actual rental value?
Opps, I meant Annual Rateable Value here. The ARV & percentage rate are both set by Local Council! Sorry for that! 😂
