    We also need to dispose of materials contaminated with Agent Orange. Your guidance would be greatly appreciated on: Safe handling and containment procedures for Agent Orange. The process for engaging with hazardous waste management companies that specialize in toxic chemicals. Appropriate disposal methods, including any options for incineration or secure landfill containment.

    The buyer should be paying their agent not the seller. The seller didnt hire the buyers agent

      The seller never did pay the buyer. The seller is only contracted with the selling agents broker.

      So many ways to look at this! Was it just too confusing to the consumer because of the way either agent was being paid at closing? In KC, the commission is divided up accordingly by way of the Seller proceeds. BUT the Buyer is where the money came from, right? We're working on better transparency with this process!

      @applebaumkchomes it actually simple buyer hires and pays for their agent. The seller hires and pays for theirs. Now the seller can pay for theirs through the sale of the house. Money shouldn't come out of the sellers pocket to pay another 3% to the buyers. No matter which way you look at it if less money goes to the seller to pay for expenses then the seller pays for it

      @@brandons552 would it be helpful to buyers if they could finance their buyer’s agent commission? we work with a lot of first time home buyers who are unsure of how they can pay for the representation they want. appreciate your opinion as we are eager to learn!

    A basic american right should be the ability to afford a home amd two cars on a realistic income. This is no longer the case because of all the houses that have been turned into rental properties. There will need to be a massive change in the laws for owning rental property in order to fix this. This will cause a massive wave of houses for sale, and cause a significant drop in the housing market.

      There is so much weight to this. But it also makes me think: if rates never dropped so low from 2020-2022, where would we be right now? I bought a home in 2018 and was thrilled with my 5.75% at the time. How long will it take for homes to go through their “normal” turnover. Do you think this could actually be more of the situation than too many rental homes?

      @@applebaumkchomes yeah, that probably had a lot to do with it too. That's when I was able to buy my home. I got it at 3% interest and immediately put it on forbearance for a year so I could build up my savings and just started my 30 year note the next year. I'm sure dozens of big corporations took advantage of the low prices too. Anytime interest rate on a house is lower than stock growth it's always a good investment to buy more properties. COVID housing aid will probably end up like financial aid for college did.

    This is a generality. The crash will be regional, due to some areas are over built and over priced. Kansas isn't representative of the nation.

      yes, very important to look at this at the local/regional level. some parts of the country (austin, cali) were so overpriced that prices coming down is a good thing.

    There's layoffs going around and people aren't spending like they were. Once the economy at large actually takes a tumble, then supply will go up and demand will fall.

      A balanced market is a good thing. In 2018, a home sitting on the market for 30 days and getting 5 showings was 'normal,' at least in KC. We also have to recognize that SO many people locked in sub 4% rates and they aren't going anywhere unless they really have to. Supply is going to struggle for a long time...

    Supply is being artificially controlled by corporations that bought up tens of thousands of single-family homes as investments. The United States government actually aided them and gave them cash to do this. I'm sorry, but this isn't just supply and demand. It is a racket.

      @@applebaumkchomes Overall, it is low because old houses don't turn over as quickly as new builds sell. In some areas, it is higher and concentrated, and it is significant. There are whole new housing development areas in many states that are nothing but corporate owned houses. Companies like Zillow even got into the game. Sure, corporations don't care about housing in Hicksville Wisconsin, but they sure do in Tampa, San Francisco, and other prime locations.

    Only issue is how many properties are being bought up by PE and landlords? People staying in homes because the market craze has outpriced them from moving up may be further complicating the issue, especially for people who bought prior to 2000. I'm only familiar with California, which you could definitely say is a very different market compared to some or most other states, but at the very least it's reasonable to question how authentic the supply is.

      So across the country, iBuyers only own about 3% of inventory. Affordability is certainly a huge issue at hand here.

      I don't disagree here. I build in KCMO and the permit process is VERY difficult. On the flipside, other cities like Gladstone and Belton Missouri are very builder-friendly!@@rakashaagain

      Good to bring this up! If anything, we now know what a real crash looks like and how devastating it is. Luckily, lending practices have changed so much and due to low inventory, it is very unlikely home prices will "crash" anytime soon.

    even at its height of unaffordability properties were still selling like hot cakes. interest rates are coming down, oh nice more affordable? no, property prices increase to offset it... proeprty prices were starting to come down but the second they did interest rates started dropping cuasing the property prices to jump back up. i think we are at the point of no return, this is it. there is no crash, the "crash" already happened...

    That makes no sense cold air sinks and hot air rises it makes more sense to have it blowing up so it spreads out and sinks cooling the room its the same way that really old fridges work

      I can see how it could work either way! In our house, we absolutely feel a difference when the cool air comes back down with a force. We run our A/C less because the fan circulates the air around more effectively...

      Fast moving air is cooler so as it blows air it cools the air that’s why you blow on food to cool it down

      I can see why you'd think that! I think the idea is that assuming you have your A/C on, too, if your fan picks up the cool air and then blows it right back down on you, it cools you off even more...

    Don't be fooled. The issue isn't if the money is insured; it's if you have immediate access to your money when you need it. One reason why so many people got destroyed during the great depression was because they could not access their money because the banks were forced to close down

    I lived in Winchester for many years. Unfortunately you missed so many important historical buildings including the beautiful Handley library. You really didn't do this Justice while you focused on where you ate.

      Hi Ima! This trip took place many moons again and my family and I were there for a wedding. We had very little time to actually explore the area and two young kids to entertain. Perhaps we'll have a chance to return in the future and I promise we'll do just as much historic sight-seeing as we do eating ;)
