Hi Ben! Do these numbers depend on the status in Canada?
@@Shusts_in_Canada this is for permanent residents and Canadian citizens. Non permanent residents on a work visa for example, requirements are more and depends and the mortgage lender. Can be 10% tup to 35% and there also could be a 20% tax of the purchase price.

Extremely informative video. I really appreciate that you took the time to put all this information together. I'm a huge fan of charts haha. It allows me to pause and see all the information easily. With property tax and heating costs I'm worried my budget should be lower for buying a home..
ohya same haha I love graphs and figures too! Budgeting is very important and figuring out where you want to live and what you want to have either city amenities or less amenities in rural Sault Ste. Marie. There isn't a crazy difference between urban and rural Sault Ste. Marie within the city limits for property taxes. I pay around $300 less since I am rural compared to if I had city water to my house. Mortgage rates should be going down in 2025 so that will help out quite a bit as well. It is nice to have this information to made an educated decision on budget and location. If you have any questions that want to be addressed I always like more ideas for videos each week.

My family is interested in relocating to Sault ste Marie. I have many questions, im not sure if you could answer them.. would it be better to get in touch with you or can you answer some basic questions here before i begin to take up your time? I keep hearing the crime rate is really high, how safe is this city? Is drug addiction and homelessness a big problem in this city? How are the winters? Is the heating bill massive? Are condos being built? Im a carpenter and wonder whats being built, is the city growing? Is the population growing? Hows traffic through out the year?

Downtown is rough that is where all the drug addicts and homeless people reside which is where most of the crime is. It is sad but the city is starting to revitalize downtown with the downtown plaza and trying to get more businesses downtown. It is a challenge and the homes in downtown are in rough shape. Once you get out of downtown the city is very nice and you don’t see the homeless and drug addiction problems you see downtown. Even on the outskirts of downtown there are some nice neighbourhoods. The East End, Central, West End, P-Patch, and north ends of town are very nice and doing very well with safety and activities for everyone. Lots of parks, arenas, schools, and more that make these neighbourhoods great to live in. I live in the north end of town because I enjoy my privacy and being close to the mountain bike and ski trails. I will be making a video showcasing all of the neighbourhoods soon as well. -->How are the winters? Is the heating bill massive? Winters have been very variable lately. The last two winters were mild and not much snow. This winter we got hit hard with a lot of snow in the beginning of December and now it is above 0 and raining. Based on the last years winters are very manageable. Heating is not bad we don’t get many very cold spells at length. Last week we had -20 degrees Celsius for a few days at night but usually -10 is the average at night and -6 during the day during the winter. For heating I have natural gas and a wood stove. I don’t need the wood stove but I love having it. My annual average for heat is $90 and during the winter months it is $130. Overall with electricity my monthly bills average $215. I am on a well and septic so in the city will be a bit more with water charges. -->Are condos being built? Im a carpenter and wonder whats being built, is the city growing? Yes condos/apartments are being built. The old hospital downtown is being demolished and looks like at least 1 condo building should be being built there as well as two more high rise apartment complexes are being built right now clos to Sault College. In the East end about 20 townhouses are almost complete and the builder is planning on building another 25 starting this spring. -->Is the population growing? Hows traffic through out the year? The population had a 5.2% growth increase over the last 3 years to 78,574 residence compared to 74,679 in 2021.
