This channel is a celebration of special homes in southern California. We are going to look at unique homes, on and off the market, and talk to the owners who love them and the agents who buy and sell them.
A Californian goes to Phoenix, AZ. What you get there...
Do you know why housing in AZ seems like a deal and housing in CA seems like a rip-off? It's rather shocking to take a closer look at what one can get in Phoenix AZ, relative to southern CA. A 3/2 in a great neighborhood (Scottsdale), 2000 square feet, with extra high ceilings, great build quality and great design quality (IMHO), all for about $560,000. And it's all in a city with plenty of economic opportunity. If you are buying, or selling in southern, CA, I'd like to talk: Phone (626) 277 - 3195. As always, thank you for watching.

The Plaza De La Raza, LA, CA.

If you have never been to the Plaza De La Raza, you should go. It is a cultural center in Lincoln Heights, LA, CA. I hadn't heard of it and only went because I was part of a theatre company that preformed there (they have a theater there). It is an enchanted place that promotes the arts and culture of the Latin community. Look them up if you want to do something new and fresh. If you are buying...

Is fitting an additional home on the same lot as an existing home really a legitimate way to mitigate the housing affordability issue. I take another look at a house that I've looked at before to think out loud on the subject. If you are buying or selling in southern CA, I'd like to talk. My cell is (626) 277-3195. Multi-Generational living options in Glendora, CA. Right for you?

Something that I have been hearing a lot about is multi-generational living, due to the high cost of housing - How about you? Would you get into a situation like that if you had enough privacy and personal space? Today I take a look at a 1700 sq ft home in Glendora, CA, with a 900 sq ft ADU. Since so much of the problem with high real estate costs is the value land, not the value of the actual ...

Wow, ....west ends known for being run down !!!! No the West End is victim to being run thru...and exploited for its property value. The city puts a soccer stadium in a neighborhood with no grocery store , and poor public transportation from and to that area.
Justin a nice presentation video. Goodluck in Phoenix, AZ. Cheers, Mate.
Thank you J-dub The thumbnail is still not showing up. That close up of me looks like a scary movie. Cheers, JP
My house in Mt Airy was built in 1917. I bought it in 2017. Never intended to flip it but hoped it would be a forever home. Even if I did sell, theres nowhere to go.
Purple, Thanks for the comment. Eventually I will move back to Ohio. I'll just wait until my 7 year old is an adult. That's a long way off, however, after being on the west coast for about 9 years I've come to miss the temperate zones more and more. Good luck with your Mt Airy home and congratulations for finding a home of your own! Cheers, JP
@@justinpoole3146 Thank you. Cincinnati architecture and realistate never gets old. As a mother with an 18 yr old, I wouldnt recommend raising a child in current day Ohio. I offered full asking for my house, $99,900. I owe $84,000. Im all in at $830 a month w/ a 4.5% rate.. Zillow says its worth double what i owe. Currently trying to save it from foreclosure. I have 5 neighbors. All but one are 100yrs old. 3 are mansions We have a lake view surrounded by trees. My son is special needs so it really was a dream come true for us.
Great video
Central Pkwy on one side and I75 on the other just kind of cuts this place off?
I'd say that that is a fair assessment. I-75 should have been built below the surface not above it.
Thank you for commenting.
Justin, thanks for sharing. Cheers, Mate.
Thank you for watching, Mate!
It is going to be a long time before this area gets totally rehabbed. The West End and OTR are large areas with many buildings. If I was younger and single with ambition I would look into this area as an investment or place to live. Low income people need a place to live and for many this is their home.
Thanks for commenting. I can't help but think it is better to be in this state of slow flux. livable for urban pioneer types, yet still affordable and moving in the right direction even if at a glacial pace.
It's a shame many old buildings and homes in this area were torn down to make high rise low income buildings which again were torn down to make way for other low income housing. Fortunately, OTR and the West End are fairly large areas so there are still many vacant/poor condition homes that can be rehabbed. Still, at night caution is needed as to where you walk in this area.
Cool homes and neighborhood. St. Louis has many similar types of neighborhoods, many of which have been restored. Walking through the St. Louis neighborhoods I also felt like I was walking through a history movie.
I agree about the movie reference. Even the best architecture on the west coast looks cheep compared to Cincinnati!
What a gem! Great photography, and such a majestic subject.
Very classy Continentals for sure. Cheers, Mate.

Nasty nati.
Glendora is where I lived from my 20s until my 40s and raised my kids. Had to suddenly move here to Oklahoma during a family crisis in 2016 and now cannot afford to go back but it's still "the plan" one day. Now I have grandchildren and we would all love this scenario eventually of living on the same property. Lovely find, not at all possible right now but I love these videos!
Justin, thank you for the very nice and spooky tour. Cheers, Mate.
I am originally from Denver but moved to Cincinnati in the late eighties. The architecture is great and I just bought a house that was built in 1880 for a very decent price. The neighborhood is sketchy but my neighbors on both sides are absolutely wonderful! This would be a fantastic place for someone who loves historical buildings and great architecture. It was an affordable place to raise a family compared to the western United States. People in Cincinnati love their beer and sports and it can be a great place to live.
Jamie, Thank you for commenting. I could not agree with you more. I live in Southern CA to be near my daughter however, if I could, I would move back. When my daughter reaches 18 years of age I may do just that. Congratulations on home ownership! Cheers, JP
Also, the Cincinnati Jazz music scene is thriving.
@@muwosim7753 Its good to know that you are having a posative experience. I've felt for years the that former "rustbelt" cities are the places to be as they are affordable and unlike the coastal cities, they actually want people to move there. Good Luck, Mate.
Yep, figured out that secret 5 yrs ago - values in Cincinnati have only continued going up as folks realize...
M. Sherrill, Indeed. I still can't get over the value for the money, even now that homes are somewhat more expensive. Cheers, JP
As the the dear's look says "The Buck Stops here."....
Yes, or "get the buck out of my face human".
There is a lot of section eight in this area. Unless, the section eight goes somewhere else there will be problems living in the West End. Where would you like to place the section eight people? Price Hill? Westwood? And then the section eight housing needs to be replaced (Does anyone remember the drug infested high rises in the West End?). It's been going on for more than half a century. The West End and OTR are viewed as a playground for young urbanites and hipsters, full of breweries, restaurants and chic shops.
Nothing to see here folks go back to your homes and places of business
People from California. You definitely do not want to move here. Stay where you're at. This is fly over country. Remember ? You'd hate the weather the people the atmosphere. It's boring and backwards. And mostly,,, we don't want you here.
Millionaire’s Row with a conversion van parked on the street?
Don't let the term 'Millionaire's Row' fool you. Low income streets surround this small area. Most of these homes were bought at a low price and then refurbished. Would I like to live here? No, too much hassle and crime in the area. Nice video, though.
Justin, Goodluck with any potential sale of this unit. Cheers, Mate.
Stunning,beautiful buildings.But,what about parking?
There are some back alleys and some houses do have a very tight driveway, probably for horse carriages back in the day. I have driven on these streets but never walked them. There are streets very close by that are very low income. This area in Cincinnati is in a transition phase, as property values increase, people will move to other low income areas and more affluent people move in, usually high income younger while collar workers.
This is an issue for much of inner Cincinnati. It is a very old city for this part of the country and was well developed before cars. As such, many of the lots are too narrow for a driveway, and there aren't too many alleys (there are for portions of this walk). Even for relatively newer homes, a lot have just one small garage underneath the house with the driveway sloped downward from the street.
Justin, a very nice property and good luck with a potential sale. Cheers, Mate.
Thanks for the love mate.
Appreciate your knowledgeable opinion!
Wow, I'm sure I do not deserve that. however, I am doing my best. Thank you for commenting. It means a lot! Cheers, JP

Wow...just gorgeous. He/she is really quite docile. Th ears look 'lynx'-like.
I have been wondering what the difference between a lynx and a bobcat.
@@justinpoole3146 Well, the video below shows a similar cat looking a bit more 'fluffy'. Or perhaps the hairs are just standing up....
@@justinpoole3146 Turns out, the bobcat is a species of Lynx. I think what you have there is a little Bobcat.
@@concertina Thanks for the intel. I always thought a lynx was adapted for colder climate.
@@concertina I believe it is the same cat in both videos, however I don't know for sure. What gets me is how illusive they are most of the time - until they/he/she, decide to nap on your back steps.
Wow, did you really see that?? what's squeaking in the background?
Yes, that was yesterday, just outside my door. The squeaking is a bird who is furiously warning his friends about the cat - I think. Thank you for commenting .
@@justinpoole3146 Yes! I think you're right. I heard a similar bird today taking the dog out in the hills. Once we made it down the hill the squeak stopped. The dog is a little bigger than that cat so it would indeed look like a large predator. Large cats however, can actually CATCH birds
@@justinpoole3146 And dare I say, it seems pretty calm. Maybe likes you? I dare you to leave some fish out. Also, is it possibly a domesticated Savannah?
@@concertina I thought about something like that however, there is a big push to not feed the wildlife out here as it presumably makes them less able to be "wild" anymore, so I'm going with that. I desperately want to feed it though.
Here kitty, kitty, kitty. As Justin temps fate...

Surely I won't last long surrounded by all these man eaters.
Of course, I'm only a "man" in theory.
Justin, regarding money printing and the subsequent inflation. There is still lots of liquidity in the market and the inflation albeit, slowing is not going away. Consider the lag affect of U.S. Government policies initiated two years ago. Are now showing up in the market place. The 10-vs-2 year year treasury curve will soon un invert. Which through out modern financial history has heralded the onset of a recession. Other indicators are the markets. S&P500, DJIA, NASDAQ, etc appear to be topping. I expect one more rise in the market then retrace significantly. Especially if the FED Rate cuts start. Look at recent market graphs and overlay them with the rate cuts in 2008. Scarily similar. Currently real estate is slowing significantly, price depreciation and increase in housing inventory beginning to increase across the U.S. It's starting in California, too. Unemployment continues to rise, Overall goods and services are seeing marked decreases. Airline travel and vacation bookings are down. Air BnB bookings down so on so forth. Delinquencies in all manner of loans are increasing. Auto, credit card, rentals and housing. A few of the home loan originators/servicing organizations are showing a full 14% month on month increase in over 31 plus days overdue on mortgages. That is current data as reported by Melody Wright. By the first quarter 2025 there will be marked change in the economy and I believe for the worst. Think of it as manufactured uncertainty. We live in interesting times. Prepare as best you can. Cheers, Mate.
A nice view for sure. Cheers, Mate.
Thanks, but what about the the stalled construction project? Poltergeists scare everyone away?
@justinpoole3146 you may want to check the history of this area. First Nations Peoples and was this area of religious and or a burial site. Criminal activity, unnatural deaths, were any curses levied upon this area? Cheers, Mate.
@justinpoole3146 There are many abandoned construction projects. There are at least five in the East SFO bay where new projects have suddenly stopped. This is happening all across the U.S. as well. Many major banks are increasing the amount of USD set aside to deal with increasing amounts of loan defaults. Residential, commercial, auto. Also, evictions have markedly increased over the last 3 months. Hard times are coming. Get prepared. Cheers, Mate.

Thank You Jack!!!
I grew up in this neighborhood. Good memories. Right there at 2:13 is the house I grew up in. Ah... does my heart good to see the place 40 plus years later.
Thank you for the comments. I first came up to this place about 20 years ago. I moved up here last year. Yes, It retains its unique charter (at least from when I first saw it) and is currently a magical place to be. Cheers,
I saw this intersection on a very old movie with Irene dune: I was wondering if you could walk to Adam street and 11th street to see if those buildings in the movie is still there🙏🧸
I'm currently in CA however, when I make it back to OH I'll see if I can do that. Thank you for the comment. It means a lot.
Those neighborhoods died when the factories moved out. Notice there isn't any place to park, back in the day they walked to work or used the bus for the short ride to work. To rebuild this area, you need to bring the jobs back first, then replace several buildings with parking garages. Neither is going to happen, so tear the whole place down and build modern apartment buildings.
Indeed, the modern zoning laws have not helped either - in an attempt to separate homes from businesses. Happily, at least that can change with the stroke of a pen. Thank you for the comment. It means a lot to me.
Haunted 👻 just kidding
I hadn't thought of that but now that you mention it....... Thank you for the comment. It means a lot to me.
