    Suzi it has potential and being born and raised in Vegas, I understand the desire of Summerlin. I don't think though that the asking price meets what is offered in my opinion and its 24 years old ugh. I can see this for maybe 519k but definitely not 550k with the work that needs too done.

      Hi Darla I completely understand, although I don’t see anything WOW either it’s all about location. Many people have made Summerlin desirable which drive prices higher. This home anywhere else in Las Vegas would be more likely priced in the low to mid 400’s . Thank you for your feedback appreciate it 😊👍

    What a stunning home….I think the price is reasonable for what you are getting….everything looks renovated…love that gorgeous island…wow….and that pool looks so inviting……what a fantastic home, I wish I didn’t have to wait 8 more years before moving to Vegas to retire…this would have been a lovely home for me!

      Hi Janice I agree with you 100% I fell in love with it. This girl films many homes and when I left this one I had a serious talk with my husband about buying it. I mean I was telling him we needed to sell ours tight away and buy this home….. it’s even more gorgeous in person. Well I did not buy but some very lucky person did it’s already pending no surprise. I sure will keep an eye on this community they are all stunning …. Absolutely hands down one of the most gorgeous homes I’ve seen in 2024 ♥️👍 thank you for your feedback!

      Hi Janice this one is selling for 309K but it’s still very negotiable. The thing with townhomes is that the lower the price the higher the HOA so when we are looking we must be aggressive in finding just the right fit of both 😊👍

    Grandma had a house extremely similar to this with the winding staircase and downstairs layout…in chino, in the early 90s. I always loved that house, love this one too! save it for me.

      I know right? I totally agree with you. This HOA covers water, trash, sewer and the pool….. honestly they should cover a lot more for this amount, NOT A GOOD DEAL , really hurts the monthly payment overall unless you’re buying cash.

      @@suzisellsvegas totally agree! what worries me about these places with HOA like this is they can just keep increasing the rate! So whether the place is for an investment, for yourself or if you're buying for a family member it just isn't worth it, especially adding taxes on top of it. Feels too risky. But the place itself is adorable! could be really nice with some upgrades. what a shame.

      @@LMJ_Financial correct 👍 for all the reasons you just listed although it is adorable I think it would ONLY be a great investment if you are an investor and would like to rent it. Makes for a great rental otherwise you’re better off putting down another 10OK and buying a house with no HOA over a 30 year loan it’s next to nothing!! At least you’re using that money for your mortgage 😊👍

    Very basic it’s ok, it’s inconvenient that builders are not putting down concrete on the sides of the house some builders don’t even build the side gates. No one likes dust collecting cabinets in the kitchen it’s more useful to have cabinets that go to the ceiling especially in a basic home where ceiling height is low

      Yes, I was happy to see a new build have a backyard that was a great surprise. Also I wish they would have staged it a little since it gives you an idea of how it would look like furnished.     I would love to buy that home at 60% of its asking price. Thus, I'll wait and see if we have a repeat of what happened between 2007-2009. Thus, I'll stay on the sidelines until the end of 2025.

      Yes David that is what the majority are thinking…let’s hope it all goes like that considering how much Vegas is growing and it does not do the opposite, then people may just have to move out of state. However if you have time on your side then absolutely sit and watch it’s important you make the decision that is right for YOU and mostly comfortable for you AND your pocket book, you never want to be house poor it’s not worth it 😊 thanks so much for your comment I really do appreciate it and when you’re ready please consider me along your journey !!

      @suzisellsvegas Thanks. I went through it. I bought a 2 be, 2 ba home on Ellingson Dr., LV NV 89106 for $ 199 K in 2007 and short sold it for $ 50 K in 2009. We know that when the FED lowers the interest rates is because it sees the weakening economy and the looming recession. Thus, all economic statistics are pointing towards it. Unfortunately for me, I don't have a crystal ball. Thus, I'll wait until the end of 2025 and will take it from there. Have a happy Memorial Day weekend.

      @suzisellsvegas No, I lost money. I bought it for $ 199 K and short sold it for $ 50 K. No regrets. I lost my 10% down payment, closing costs and improvements I made to the property. Again, i lost it due to lack of work. Again, no regrets. I bought that house for shelter. Unfortunately, the economy took a turn for the worse. The recession hit, and I lost my job, and the rest is history.

I myself have been through similar scenarios but here’s what I tell everyone it eventually passes and we come out so much stronger the next time around, more importantly we come out wiser. I’m sure there’s something you would do different this time. A home is exactly that a shelter. This time around it will be different, be confident because lessons come our way so that we flourish 10X stronger in the future. Stay positive, move forward staying strong and again make a comfortable decision that is best for you !! Never regret anything, it’s all a part of the chapter in your book , ups and downs, all part of the story of your life 😊👍🙏💪💪

    I could hug that stove vent..it's the 1st thing I look at in a house for I love to cook or else after a year or 2 there would be brownish spots [fr steam] on d kitchen ceiling like an abstract design.

    They had enough room to put the sink by the window. I hate it when builders put the sink or the stove in the middle counter. That ruins it for me. That could be use for sitting around it with friends or use as a buffer server when having a party.

      Hi Cindy that’s absolutely 100% true, why do builders do that? You are right that space could have been designed so much better, but I think the desire for this particular community is that they are all one story homes. On that note I agree …that space could have been for friends and guests to gather instead they extended the counter space so long that I’m not sure it’s even necessary? Regardless people seem to be buying these but I’ve seen builders who have a better design like Toll Brothers but the price point is much higher. Thanks so much for your input I so appreciate it 😊👍

    What are power rates like in las Vegas if ik going to be running my AC on hot days .

      Hello there 😊 the power rate to run your AC is between 0.08-.13 per KWH to find out the exact number you can go to www.nvenergy.com ALSO you will most likely be running the AC only June, July and August, the rest of the year the weather is perfection in my opinion of course. We have next to NO HUMIDITY usually the highest index I’ve seen in the summer is 9% you don’t even know humidity exists, 300+ beautiful sunny days, no snow to shovel but you can drive to it from just about anywhere in about one hour😊 Winter months definitely chilly but sun is still out people are always outside…. I do not expect it to be like in the next few years. I'm originally from CA and I see the same trend here as I did when I left. Las Vegas is the next California for prices because of growth and no natural disaster, Great place to invest !!

    Suzi this had to be an American West built home originally. I think in my opinion it's a nice home, a bit dated in the kitchen and the tile flooring but overall not bad. As for the house being backed up to a main road, it's not favorable but on a positive note very accessible for fire and rescue in case of emergencies. Where is this home located? I wouldn't give asking price and my highest bid would be 649k. Interested to see what it sales for.

      Hi Dave I absolutely have to agree with you, did you hear what I said about the AC unit on the video? I would most definitely ask the seller for a credit for the buyer of an entire amount $$ for a brand new one that’s for sure hands down!! Considering it’s a one level I believe it will sell regardless of the HOA. but for how much I’m not sure. I’ll keep an eye on it and keep you posted so we can see how much people are willing to pay for this one 👍

      @@sinboxerdave2762 yup, my motto is any offer is a good offer it all depends on how much the seller thinks it’s worth and what the current sq ft price is going for. Considering there are so many things to fix I think if an investor who wanted to jump in as cash deal they might just come close to that number but one never knows let’s watch it and see what happens👍

      @@LMJ_Financial Hi MJ I show no HOA homes because those are the most in demand. Also you’ll see some in great areas that have a small HOA fee usually $50 and under. Worth a look at for sure. Cash is always king in my opinion and depending on the property ( not sure how much you want to fix up or turn key??) Also how long it’s been sitting on the market.I can normally negotiate a good 40K under asking price, don’t always get it but I’m pretty aggressive when it comes to offers like that because it’s a cash deal. Hope that helps 😊👍

    I learned the hard way but it’s also important to have the air ducts that r in the attic inspected as well!! Is the roof fairly new?

      Hi Robin absolutely!! Your home inspector must check the ducts without a doubt. I’m not sure about the age of the roof, looked to be in great condition but I’m not a licensed professional in that field and that is someone we would hire in addition to the inspectors report, so that it’s properly looked at by an actual roofer !! They always give free estimates for my clients 👍 great to have before moving forward on the home.

      Yes with this one you get a one car garage and an assigned parking space. Also ample Guest parking throughout the unit you can choose. You can see the 1 car garage as I’m driving through the complex, one of those would be yours with the condo 👍😊

    I agree with ebo, this home is just right for the right person and that right person will buy it. The kitchen is forgivable because this is Vegas, not Southern Georgia, Florida, Louisiana, Alabama or Texas where people cook big thanksgiving meals for dinner all the time. What I mean is Vegas has a New York feel to it....the average person here is not cooking big meals everyday here. This looks like a Kitchen for a professional on the go that eats healthy and dont need cabinets to stock can goods and flour and a bunch of shelf food. This Kitchen is for a person who eats fresh daily, has a lot of fruits and veggies and a health nut which there is a huge audience here in Vegas for that person. I have a big Kitchen and noticed when I was in a smaller apartment with a small Kitchen I ate less. I will never boldly say a house shouldnt be sold just because of my taste. I would sell a home with the mindset that everyone lifestyle is different. Its people here in Vegas that are just like many in California and D.C and they live in the gym and eat salads and healthy to go meals a lot and dont spend a lot of time in the Kitchen. Again, lots of New Yorkers live in apartments and condos with small kitchens and if they moved here to Vegas they would love this home. I dont know the owners to this home but they deserve the right person to sell their home and find that clientele audience of buyers who dont want a Southern big Kitchen, but a kitchen that fits their basic lifestyle like this one...

I 100% agree with you this home has a special place for special people, every place can be called a home if we shower it with love. Yes!! I never thought about it until you mentioned it but this will fit busy people who don't spend lots of time in the kitchen you are absolutely correct, and the backyard was a plus!!       @@suzisellsvegas No problem, I consider myself well traveled and been to many states and observed how different people choses a home. For example, 75% of homebuyers from Texas wont settle for anything less than high ceilings. A large majority of Texas homes have high ceilings and thats what they are use to. New Yorkers love small spaces...they will buy something big, but they wont pass up on small kitchens or bedrooms. Also someone winding down and retiring could care less about a big kitchen because they are going to be out traveling a lot. The location of this home seems to be a strong selling point also. I truly believe the right person will see the vision and buy this home.
