Hi guys, It was a very informative session. Unfortunately, I missed the live session, but I’m glad I could watch the recorded version. One thing that comes to mind is the strategy to adopt between property purchases. For instance, if I’m waiting to build equity in my last purchased property and for it to shift from being negatively geared to positively geared, while also saving a little from my regular income, where should I direct those savings? Should I put them into an offset account or consider investing them elsewhere, keeping tax implications in mind? Looking forward to your thoughts. Thanks!
It really does depend on what the time horizon is, your investment thesis, and strategy, For example, putting your cash in offset is better from a tax management perspective, but, the maximum upside is the interest rate. So, let's say you have a 7% interest rate, then you're only making a 7% return on your money by putting it in an offset account. Again, this is good from a tax management perspective, as you won't pay any CGT on that 7%, but, you are limited in your returns. So, an offset is way, way better than keeping it in cash. And an offset can also be better on a risk adjusted return basis than some other assets. For example, if you invested in the S&P 500, which has a approx 15 ARR and 15 VOL, and you then pay either short term or long term CGT on it, you'd be right to consider whether or not it is better on a risk adjsuted basis. If you have something you think might got up 50%, 100% or more in a 12 month period though, then that changes the calculus. Also, a big thing here is how long is the planned period between purchases? For me, personally (this is not advice, just what I would do) - If the period between property purchases was 12 months or more, then I would seek opportunities to get a return of at least double the interest rate in the offset account. Preferably more than double, ie; 20% - 50% or higher return opportunities in a year, without taking significant amounts of risk. I might also consider hedging, and putting 50% of my surplus cash in the offset to get a guaranteed return, and then put the rest into alternative assets to seek alpha. Does that help?

I'm interested to hear your thoughts on how to get out of Bitcoin or stocks when the capital value has grown to the point you could extract it to purchase property? Do you consider the current value of those assets as a deciding factor on when to sell or do you just hold them to the point you've reached your target and then cash out? I don't know how I could cope with the emotion of that decision? For example, if you’re almost there and Bitcoin takes a dive I'm sure there'd be frustration around not getting out a few weeks earlier and conversely if you decide to withdraw and general sentiment is Bitcoin or stocks are poised to boom (obviously this could only be realised in hindsight), I'm sure I'd be disappointed I didn't hold for a few more weeks or months... Logic tells me cashing out when the target is reached is the only thing I should be considering as that was the purpose for investing in those assets at all - preserving and growing capital and an alternative to saving cash. But the FOMO is real! 😂
Hey Bernadine! A couple of points on this: 1. I have a personal little mantra that I say to myself regularly: "The day to day gyrations of the markets are not of my concern". It helps to keep me zoomed out and not get emotional about short term volatility. 2. Timing the market perfectly is almost impossible. Sometimes, good enough, is good enough, as long as it fits your strategy. For example, I had an option position open which went up by 300%, which I was obviously very happy about. But then, it went down in value. At the time I decided to sell it, I'd made a gain of 250%. So, should I be upset that I didn't sell it for a 300% gain, or be happy that I made a 250% gain? I chose the latter. Selling it for a profit was still the right decision for my strategy, because I was able to take those profits and move them into another opportunity. 3. Having a robust thesis around WHY you've invested in any particular asset is important, because it helps you to stay sane when there is market volatility. 4. Having a target exit point is good. When you reach that point, you can either decide to let it ride but know that you're taking some risk, or, you can take some profit and let a portion ride. This is the benefit of more liquid assets. It can also be helpful to take some profits along the way, as this helps you to manage risk, and not succumb to fomo. 5. No matter what you think the future holds, no one has a crystal ball, and you'll never go broke taking profits. Managing risk is just as important as chasing gains. Does that help?

Tony, your story is so aligned to mine it’s crazy. I share your sentiment that the early 20s possess the feelings of trying to “produce” income out of your properties instead of waiting. I flipped properties from 1996 to 2003. If had of kept them today they be worth multi millions. Also you said you entered into shares, so did I. Right up to GFC but unfortunately I lost everything and raising 4 kids. It’s only been since 2018 that I’ve had the chance to rebound. Now sitting on 5 properties and $1.4M in equity, of which one property is in Australind thanks to Adam from Dashdot. Loved your story mate and thanks for sharing. Very real to me at least !

My personal instinct has always been to veer away from risk, but listening to this conversation has helped me to realise how leaning into risk in the short term can reduce your financial vulnerabilities in the long term. The sollution is obvious in everybodies faces. By Bitcoin. Don't focus on price. Focus on time. Not price. You average 100% per year. Nothing comes close. The old Financial system is screwed with all the debt and currency debasement it will only get worse. That is why we are seeing the first time ever real innovation in money.
I 100% agree that Bitcoin is a solution. I personally am very pro bitcoin. However, the only other asset that I've seen that can offer similar risk adjusted returns over a 5 year period is Australian residential real estate, with leverage. Without leverage, real estate isn't going to do you any favours. But with leverage, you can routinely get similar outcomes. For example, over the last 5 years, BTC has grown by approx 533%, which is awesome, but I also got similar returns on one property in the last 2-3 years. I'm not saying one is better than the other, I'm bullish on both, and each have pros and cons.
Thanks for sharing this. Just curious around how investor A has the serviceability to buy several other properties when they initially only have a borrowing capacity of 400k and their first property has moderate yields of 4.5%. Are the subsequent properties being purchased in a trust?

The system is polarizing wealth to the ultra wealthy, who hold their wealth in assets, while the average person and the government continue to get poorer. Great podcast! 👍
