    I've done a few repairs to rotted siding, I would cut upto the good and install my z flashing then a splash board, something solid works much better whether it's a 1x4, 1x6 or 1x8. Looks better than adding to the siding.

    I had to replace the bottom of mine a few years ago. I not only painted the edges/bottom/top, but I also painted the back side too. 5 years later, same rot. T-111 just plain sucks and I have gutters now too. I do believe the gutters play a major role in helping though. I did NOT know about the 1/8 inch gap and not caulking that. Ooops....Now I do. Thanks.

    To borrow from another commenter, you can attach a piece of beveled cedar (1x4 or 1x6) at the very bottom as a skirt. The bevel cut will encourage water to run OFF the wood (no flat surfaces for water to sit on), and the cedar itself is very weather resistant. Caulk behind it, especially where the grooves of the siding would run behind the cedar.

      100 percent way to go. This is was needs to be done every time. Especially with the farmed wood sold today. And with a spray can it’s quick and easy and a higher quality seal. This message needs to be spread across the land and all carpenters not doing this need a good kick in the pants.

      Hopefully not automotive primer. It is not waterproof. 15 years autobody painter/ mechanic. Much better would be "Rust-Oleum 01901 Coppercoat Wood Preservative, 0.88-Gallon, Green" $50 Amazon. So far it seems like a good product. Very thin, so goes a long way.

    I hear the cracking on my kitchen floor. 2yrs ago they laid the long plank ceramic tiles and an entire row is not cracking and all the grout has come off. I wud say the row of loose tiles is about 7 feet long...is this a gut job or shud i remove the loose tiles and add new ones....my fear is the others will start to crack later on like years from now....wat shud i do?

    • @360inspectionsllc6
      @360inspectionsllc6 3 года назад

      If you're on a concrete slab, and the cracks are in a roughly straight line, you probably have some slab shrinkage cracks, or perhaps slab movement. I would remove a loose tile to see what's going on. If there is a crack and one side is higher than another, you may want to get a professional in to make sure the slab is ok. If the crack is thin and both sides are the same height, you can probably lay tile back down and forget about it. If it comes back you will need to know what is going on with the slab. Bottom line, short version, pull up a loose tile and see what's underneath it.

      No. A home inspection is non-destructive. The house still belongs to the owner, not the buyer, so no damage or changes to the house are allowed unless approved by the owner on a case-by-case basis, which is not a common occurrence.

  • @truecrimejungle
    @truecrimejungle 4 года назад

    what's the remedy?? I just installed one, and this is happening, haven't grouted yet. Definitely think it was the ditra not bonding to the subfloor, or the subfloor flexing.

    • @360inspectionsllc6
      @360inspectionsllc6 4 года назад

      If it is a shower floor, you definitely want the floor to be stable, otherwise the pan liner can flex and tear prematurely. If it is a regular walking floor, the tile will probably come loose after a while. And the grout will crack. At that point you can fix whatever came loose. Or you can take everything out now and start over.

  • @wadoit46

    I am having a problem with the crackling sound in my shower. 3 years ago it did not do that. Now what? Thank you

    • @360inspectionsllc6
      @360inspectionsllc6 4 года назад

      If the shower has tile on the floor, it is most likely waterproofed by concrete and a pan liner. So the crackling or loose tile will not cause leaks. You could ignore it or retile the floor.
