Your existing credit will be rated and if you are using more than 30% of your credit limit the points will start going down over time. Keep your balances between $0 and 30% of the limit to keep your score up.

Does the soft pull at the end show only new inquiries /lines of credit or what? I’m seeing different things online.
The soft pull is general only confirming if you have any additional inquires or if the credit card balances have gone up. I'm sure it shows a soft inquiry but remember only opening new lines of credit and multiple new lines of credit in a short period of time is going to make those FICO scores drop. So don't open multiple credit cards at the same shopping spree and you'll be fine.

Yes a minimum of $5000 in repairs is necessary you can use this program or the 203k rehab loan

Hi Joseph, reserve requirements are often based on the overall profile. Although there are no formal reserve requirements the combination of debt to income ratio and fico score could require up to 3 months of reserves.

Very low reserves. Depends on your fico score and maybe only one month. FHA doesn’t require reserves and in either situation you can use a small gift to help you qualify.

Thanks Sha! Ideally a score to shoot for is above 640. Many lenders though will work with credit scores down to 580 for some programs.
Typically you can qualify for a loan with a minimum fico of 580. Lower for more money down.
