Owning property in Hawaii is different than here. Some laws are in effect that the state owns property will end in a few years. Just not up on it
I have met all the candidates. Those endorsed by the Chamber of Commerce and listed above are absolutely the best. Five of them are encumbents: Lee, Kama, Hodgins, Cook and Sugimura. Pele would replace Rawlins-Fernandez, and Aquintas would replace Paltin. Remember you can vote for all nine council positions. Two candidates running unopposed were not endorsed, so feel free to leave your ballot blank for Sinenci and Johnson. And thanks for voting.
Thank you Tom. We all agree that our economy needs to be diversified, but shutting down a substantial part of the visitor industry prior to having an alternative industry up and thriving is just a bad idea on so many levels.

Listening to Maui Council meeting about the Olowalu "temporary" toxic waste dump, they had no intention of using scientific advice from around the world. Dismissing every good idea that could solve the problem, not postpone a final outcome and harm the land and people in process. The mayor and county council are required to listen, but not to do the right thing. So very frustrating.

As an outsider, this revocation of the Minatoya list feels like revenge against perceived enemies of the housing crisis: STR owners. I do think there should be regulation to allow non-luxury real estate to be available to locals, but what's the reality of banning STR? Private equity firms buying up all the devalued properties. Luxury hotel groups coming in and buying up the ocean front properties and turning them in "residences" that they time share and rent out to their luxury clients-- in Kaanapali and Wailea. This feels like a short sighted "solution" that will backfire to a total corporate take over of these tourist areas. Flight against it, Maui! And get leadership that will allow affordable housing to be built and the economy to stay in tact. The Mayor is using The Kanaka Māori as blind for his corporate sell-out. That's clear to me. But what do I know, I just stay in hotels in Maui... a beautiful place and a beautiful people.
Sell and get out while you can! Fake real property market.

Do all the math you like, it's easier than that, take units off the market, the demand for the available units goes up, up goes the prices. As the prices go up, tourists go elsewhere. It's the small local businesses that hurt most. When we visit Maui, we go shop local exclusively. The prices where we stay (in the hotel/condo zone) has tripled. Sadly, may be time to go elsewhere.

My Buyer's Agent found a home listed in the newspaper and decided not to show it to me because it was a FSBO, and the owner was not offering a commission. I also found that home in the newspaper and asked my Buyer's Agent about it. Long story short, I bought that home and directly paid my Buyer's Agent. I will never again use agents. It was in the year 2000 for $215000 in Longmont Colorado, when interest rates were 7.25%. Now, it's worth about $500000 and I recently paid it off completely after cash-out refinancing it several times.

You guys are speaking too rationally. The truth is the local red shirt protestors’ objective is to reduce tourists and drive away mainland property owners, even if it means at the expense of destroying the local economy. That’s the insanity of the movement

Ah the idea that someone takes care of you. I can buy that it would be easier for locals to take of themselves with a minimum standard of living, but less money, results in less ability to take care of those who can't take care of themselves. We all get poorer.
I have looked at the real estate listings. There are 2 bedroom units at Harbor Lights over in Kahului for under $300k that have been on the market for months. In West Maui there are units at Maui Vista for around $450K that have also been on the market for months. I'm wondering exactly what is the end game? Are they just trying to reduce tourism? If that's the case, they should say that and work on the problem of over tourism with keeping local businesses afloat but making the island more livable. If they are trying to force people to rent long term, this bill won't work. There is no evidence that people will throw their hands up and rent long term. If they are trying to force mainlanders to sell their properties, they may......but probably not to who you hope they will. I suspect investment firms like Blackrock will come in and snap up these distressed properties at what may seem like a bargain to a multi-billion dollar investment firm, but will still apparently be out of reach for locals, because of my point above, that perfectly good properties that are reasonably priced are sitting unsold. Maui definitely has a housing problem, it's one that has existed for decades, but the County has done nothing except let more Time Shares and Million dollar condo's be built. These Minatoya condo's have been around since the 70's and most have been either second homes or vacation rentals since that time. Very few complexes were housing locals exclusively. One thing that I have noticed is that the people that are most vocal about expensive housing don't consider it that this problem is world wide. It's not unique to Maui. Granted, Maui does have some additional issues because of being an Island, but it is not so unique to Maui that other's aren't experiencing the same issues.

Watching your discussion and agree with you completely. Unfortunately, we are not rich and barely make ends meet with our STR. The small income we were making is supplementing our Social Security income. This is a family heirloom in our family. The market has dropped so much because of this that we are now going backwards because no one is coming to the island for vacation. What can we do? We can’t sell it as it is a family heirloom. Plus it isn’t going to sell because of what’s going on. We can’t wait along time for the economy to change. We will go bankrupt at this rate.

You didn't even address the likely financial outcome for many of these units. For example my son owns a 460 sq ft studio condo in a west Maui building that is almost all short term rentals. The current HOA fees are $1250 per month. Current taxes are $665 per month (assessed valuation is about $640,000) and insurance is about $100 per month. That adds up to about $2015 per month. In addition he pays a management company to handle the leasing, cleaning, etc. that takes about 25% of what he receives in room charges. The most net income he ever got in a year was about $50,000 (about 7.8% return) and he's owned the unit through Covid and the aftermath of the fires where he had all the same expenses and no money coming in. As a long term rental the taxes would drop to about $160 for a total cost of about $1510. He doesn't have a mortgage. Long term rents for units this size seem to be about $2300 per month. He would have to hire a management company to manage the property at about 10% of the rent ($230). So he would end up with total costs of about $1740 per month for rent of $2300 and a gross profit of $560 per month or about $6720 per year on a property worth $640,000. That's a profit of about 1%. He'd be better off putting the money in a savings account. Most owners have a mortgage on their properties so they have a much higher cost and would be losing a substantial amount of money each month. Obviously no one can afford to own this property under these conditions. In addition the building is over 50 years old and will be in need of a number of expensive repairs in the next few years so the owner's costs will go higher. Let's say the value of these properties collapse and now a "lucky" Maui resident can buy it for the new bargain price of $350,000 with a 6% mortgage for 80% of the sales price. They somehow come up with $70,000 down payment and then have a monthly payment of about $1675 per month, plus the HOA fees of $1250 plus the $100 insurance and their new cost is $3000 per month for that same 460 sq ft condo. The condo has only one small closet since it was designed for long term living. And as the building continues to age the upkeep costs will increase and the condo resident owners will have pay for all those increased costs. But at least they have a place to call their own right? Since the costs to live there are so high they will struggle to be able to meet those costs and the units are likely to fall into disrepair. And those people who have worked hard for years and had already were able to buy a place of their own may find that the value of their home has dropped to less than they paid for it. Of course that assumes that they didn't have a job that relied on tourism so they didn't lose their job or have their hours reduced because their boss lost business. And assumes the increase in tax rates that are inevitable for the lost tax revenues from the STR properties. And this also assumes that the STR owners aren't able to get a restraining order to stop the new regulations while they fight it in court for many years. Meanwhile the FEMA leases expire and they are right back in the same place they were after the fire, because the county STILL hasn't done anything real to build more affordable housing.
If you remember Mayor Bissen’s campaign for Mayor during the last election, I don’t believe he ever said he was running for all the people on Maui, but for the Kanaka Māori, and you aren’t included in that group, as well as most owners of STR properties.
