I thought a lot about how a cargo dock might change traffic and I think it was the deciding factor ultimately to go with a tunnel. I have a cargo dock right in the middle of the big commercial district over on the mainland and it took a ton of work to get truck traffic through the commercial districts' already busy road network. I will still consider putting a dock on the main island if my local industry can't keep up as the city grows.

Yes, this has been the big issue with most city builders. tmThey don't have a realistic build area for large cities. Even in the first city builder SimCity back in 1989 you had to almost max out the map with skyscrapers to get 500,000 population and 35 years later this is still the case. The only game that allowed realistic population sizes was SimCity 4 where you could build on an entire region and get regional populations in the millions. I hope the next great city sim developer puts high value on realistic playable map sizes.

My game runs super slow as well when I play. This is all editing.

Rog Maximus Z790, i9-13900k, 4080, 64gb. Started losing a bit of performance at 100-150k and slowed down "all the way" at around 350k but it still runs if you are a patient builder.

Thanks! Yes it is very profitable mainly from taxes paid by commercial and office. I am able to fully subsidize residential and max the funding on services.

I just keep playing, even when my demand goes to 0 (it happens) I look for opportunities to improve like a park, maybe added school capacity, mail services. I just keep the cash flow in good condition and continue to make small improvements here and there and the citizens keep coming. Eventually you lose FPS and I know that is a deal breaker for some, but I lost frames in CS 1 and Roller Coaster Tycoon 3 and most other games that let you build freely so I don't mind trading FPS to push my limits and at some point hopefully the games limits.

I did spend a lot of time tweaking my settings to get the best performance I possibly could and this Gamer Nexus video came out last year but is still a good reference ruclips.net/video/l4DX6mUY78s/видео.html. However, even with the most optimized settings eventually the simulation will slow down. The hardware just prolongs how many citizens you get before it happens.

My definition of unplayable is when the game crashes on loading, so if I can play it at all then it is playable, but I don't mind playing it very slowly and with reduced fps.

Yes. City skylines has a very limited buildable area so there really isn't a way to have a skyline that is realistic to the population unless you are making a very small City like 20 or 30k. SimCity 4 allowed regions when it came out in 2003 and that is the only true City builder I have played that allowed a close to realistic scale of population to buildings.
