I've heard Sebastian gets snowbirds in the winter. Does traffic get that much worse in those months? And how is road traffic around Sebastian and Vero? Is it ever gridlocked certain times of day or days of the week? Great video. Thanks for the information.

Here is an update..2024. DO NOT move to Melbourne FL unless you work at Harris, Grumman, Collins, Blue Origin or KSC. Otherwise the pay is sh!ty. Most people here work in retail and they work 2 jobs. The police make $21hr, there are no city jobs. The traffic is horrible b/c the city is so old and underdeveloped. The downtown looks like the 1940’s and they classified it as a historic district so you can’t modernize it. If you have money and enjoy the beach you’ll love it. Otherwise you’ve been warned!

Holiday builders seems to have a few options in Sebastian & has hurricane resistant options. Wonder which of the Holiday new home communities has the highest BFE (elevation) & also gated.

Andrew, thanks for a great video. Vero is very close to the Sunrise Theater in Ft. Pierce, here in town the Emerson Center offers some great music entertainment during the season and the King Center in Melbourne. We have been to all three venues and had a great experience at each one.

The tornadoes and a flood devastated our neighborhood hours before the hurricane landed. We didn't realize that neighbors' homes were already ripped apart before the actual storm.

Is Sebastian generally higher elevation than Vero Beach? And does Sebastian flood less than Vero?

If you do not mind alligators, snakes, hurricanes, tornados, humidity, etc., then move to Florida.

Just left after 16 years. Never buy a new home in Palm Bay or Melbourne. Terrible construction. Adams homes is one of the worst. Buy used if you don’t want your house to blow away. Adams Homes has terrible quality control in our experience and they hire questionable contractors. Never ever again would I buy another Adam’s homes. They roofed over my dryer vent. Forgot to connect plumbing to shower. Absolutely terrible. Holiday homes were decent . Miranda Homes was probably the worst of the cracker box homes. Mercedes homes isn’t bad. Property taxes are terrible now as is insurance.

No matter where you live in Florida get flood insurance. We have a metal roof but when we replaced the soffits on the outside we added strapping to the trusses.

I came from Central Florida to stay in Palm City. My friend down here has a whole house generator, so I thought it might be a good idea to stay with her, in Palm City. We had tornado alarms going off every ten to fifteen minutes at one point. I've never seen anything like it.

Feel bad for Vero, we love it there and have thought about moving there (I've talked to you on the phone). After the tornados and possibly hurricanes, we have decided to move more towards the Orlando area. We have tornados in Illinois and tbey are no joke. I know every part of Florida gets weather but we would feel more safe more in land

We were watching live coverage as the tornadoes developed in Vero, and our hearts sank. 😢 We love Vero and vacation there all the time. Our prayers are with all those affected by this hurricane. Different parts of FL have different elevations. Wonder how high the BFE in new Vero neighborhoods is. Also, some neighborhoods have retention ponds etc. to absorb runoff water. The new homes I see on video in FL are not elevated so I wonder if any of the new neighborhoods are doing that to a significant extent. We have a home in VA & 1st floor is 5' above the street that is well over 20' above sea level. Personally would look for a high BFE neighborhood and an elevated home at a minimum. At a maximum, reinforced concrete homes can be built to withstand even a tornado but that would likely have to be custom.

I rarely leave comments and never leave negative comments but, this video is terrible. I've lived in PB for over 30 years will tell you to avoid this video. It's not only ridiculously vague and inaccurate and fails to discuss critical points like access to stores like Walmart, Home Depot, access to hospitals, traffic concerns, city water and sewerage access, accurate info about schools, libraries, access to airports and the parts about beach access are completely misleading. If his real estate group is anything like this video they should be avoided as well. There are other videos about this area that feature all the above points and reference area maps that will be significantly more informative and accurate.

I did a personal inspection of all areas in this video, they are all very dangerous. Many gangs in these areas. I was shot at 15 times at least in each area. Definitely would not move there especially near Palm Bay, Georgia is much nicer.

Do you know about Barefoot Bay? A community of manufactured homes where you own the land?
