This condo apartment is lovely. Interior corridors are bound to be a nice extra in the Texan climate. I would prefer a unit on a higher floor though. The finishes are decent and have a certain level of character to them that sterile white-on-white or white-on-black/gray can't hold a candle to! I sort of understand why you mentioned numerous times about two people sharing each bedroom because quite frankly, that's sometimes the only viable way to afford housing nowadays without living with parents or in a public housing project. Also having double occupancy bedrooms could be a major boon to vacation rental potential if the complex allows it. With the wealth of community amenities, I sort of get part of the reason for the high monthly fees, although the pool, garden and gym look small for the number of units this complex appears to have, unless maybe there's a second pool and gym. Definitely appreciate the walkability

The house could use an elevator, but apart from that, the layout is nice and practical. Is this a condo? $1,000,000 does seem a bit steep for the size and finishes though.

Well-maintained yard? Yeah, for $747 per month HOA fee, the grass should be bikini-waxed.

The area is truly a hidden gem. You showcased Barton Place Beautifully.

Some more info that may clarify this spot: Zillow shows a unit in this complex for sale, 2400sf on a 0.4 acre lot, asking $960k with a $500/month HOA fee. They're probably asking north of $1.1M for this one. Also, during rush hour this complex is a little too close to the Y for a quick commute downtown. I'd say more like 40 minutes. 15-20 minutes without traffic, for sure. Cheers!

this place sucks in comparison to places down the street. Like literally right down the street. The amenities are small, the floor plan is weird, the lobby is tiny in comparison, no restaurants on the base. I think everything in this building seems like they cheaped out in comparison to other places directly on Rainey or right next to it. Don't waste your money here and look at some of the other high rises right in the direct vicinity. The places I am talking about are also a lot cheaper by about 1-2k and are brand new as well. This landlord is about to have a very rude awakening

The first unit is only impressive for the views... that actual condo is ugly as hell and cheap shelving in the closets are an insult for the price point ... where do you get $282,481K per year? A hard pass even if I had the money...

Call me a hater or voice of reason, but I’m going to be THAT GUY today. If we’re going by the “You must make 3x the rent” rule, you’re bringing in $27,000 a month. Where’s the value here? To say you’re in a high rise? To say you’re in Austin? You could own a very nice house close to Hill Country and drive into Austin when it’s necessary. You can own an INSANE house near Round Rock and still drive into Austin. I’m sure there’s benefits to parking, concierge, pool, gym, etc… but I’m not seeing the value at $9K a month here. But…. we all know there’s a “fool and his money are soon parted” and a sucker will always jump at these opportunities… TO RENT. RENT! You don’t even OWN this at the end of the day.

I live in an Amli building a block away, and all of the buildings are overrated and overpriced. You can hear your neighbors having conversations because the walls are so thin. You will never have peace or comfort in your dwelling because the building is cheaply made. The pool area and the other shared amenities are nice, but you will never have a good night sleep in one of those apartments.

So it’s a pool that can’t get any sun?

It's fifteen minutes from austin when it's midnight on monday and there's nobody on the streets... Did you see how far away from downtown you were??? I've lived here since 83... Aint no way that's 15 minutes from downtown. Trust me, it's one thing going downtown.It's another going home...

Amazing property! Are there any for rent?

Tbh the rugs in kitchen, hallways down and upstairs, by front door(runway) did not help. Too many shaped in them. Colors matched nothing. Too dark red etc..

Bro the decoratoions were too much. The red designed throw rugs in hallways were too weird looking. Who puts a long mirror over your tub that also would be facing the toilet?in the closet upstairs above the small dresser was a picture that was off centered by 6 inches. So noticeable in a small area to be unnoticed by your stage person. Too much going on w pictures that did not match

The amenities are truly innovative! The workshop and community gardens add two of the benefits of detached dwellings (access to a place to work on projects and a place to grow a plant or two), without the usual maintenance aspect. The business suites make the perfect "compromise" between working from home and working in a traditional office building. And that pool looks much bigger than Olympic size! Interior corridors and elevators are so convenient, not to mention the security features that make sure that not just anyone can waltz into the building, really enhances the sense of safety and exclusivity. The apartments themselves are great sizes, those gray isn't my color scheme. The closets are more than adequate for most people. The balconies would be great for gardening.
