It wouldn’t go to the left as left on a timeline would be going back in time. It would either go up and to the right or down into the right. … And I suppose a straight horizontal line to the right if no change whatsoever. Time being the constant.

Interesting. I like to be as accurate as possible in my reporting. Could you be more specific and source your information? The migrants that I help move to Northwest Arkansas, a majority of them tend to be corporate employees or work from home, the remaining are retirees. A migrant is defined as “A person who moves from one place to another, especially in order to find work or living conditions” or did you mean to say immigrant? Also, I’m not familiar with building codes in Austin, Texas. however here in a majority of the larger cities in Northwest Arkansas, there are a very strict guidelines and codes that are followed in construction. I digress, building materials, craftsmanship, pride in one’s workmanship across all industries, seems to have gone downhill. Largely in part because we are producing products like cars, houses, mechanicals, equipment at scale in regards to production versus quality. Thanks for watching.

I appreciate your input. Could I be so bold as to say that’s not just here in Northwest Arkansas, but a common problem in any growing market. The gap between affordability for what it used to be for locals and new people moving in seems to be getting wider and wider. I don’t think it’s fair to speak an absolute in saying that “no one can afford a home anymore. “. However, I certainly get where you’re coming from. Thanks again for watching.

That depends… There are many lots/properties in Bella vista that you can store your RV. I believe covenants say it has to be out of sight. Sort of….505 new construction homes in Bentonville in 2024 and 434 in Bella Vista. As they are reported in our MLS Bentonville has a 72713 ZIP Code which extends all the way out by the airport as technically a “Bentonville address”. That’s why I say sort of. I do believe Bella Vista going to continue to build more and more homes and outpace Bentonville in the coming years… Based on the numbers above, Bella Vista isn’t too far away already. I enjoy real estate and find in fascinating on prices of some homes. Kinda all over the map on prices at times. Not looking as I own a couple in Bella Vista.

That has been some of the rumblings… I don’t think there has been anything official. The 54 acres they bought off of business 71. I would bet to believe is more like the downtown type area that many believe will be a more commercial area/downtown. The other 2700 acres that they bought up by the Missouri border off of I 49 I believe will be more mountain biking trails, bike in bike out type of housing or accommodations… no official word that I know of

As the old saying goes… Don’t wait to buy real estate estate… Buy real estate estate and wait… Hold onto your Bella Vista properties if you are planning to ride the app appreciation for the next 10 to 20 years

Taxes can vary not only from state to state, but also city to city. Many different factors weigh into a property tax and how it’s calculated. High property taxes is one reason many people are leaving some states and moving to others as they consider a total cost of living. Thanks for watching.

Recent statistician say over 36 net people per day to Northwest Arkansas… I believe that number is going to creep into the mid 40s before too long. In regards to interest rates we might be hard-pressed even with buying down the rate to be in the 5% range for a 30 year fixed conventional loan. #NotALender. ;)

That is correct. I have a fair amount of ppl coming from CA, CO, AZ, TX, FL, NC for more affordable options. As you might know… Depending on where they look and hope to end up that very well might not be the case for a lower cost of living. Thanks for watching.

Sorry to hear about your personal experience. 2014 there were eight new construction homes that were built in Bellavista… in 2024 there are over 400 new builds… And in 2025 I would expect there’s going to be more than 450… So yes they need to step up their game and be more efficient. Obviously that’s just new builds… Maybe you’re wanting to add a deck, addition to the home, etc.… Slow process for sure. Thanks for watching.

@@LivinginBentonville i've had conversations with both the mayor and two city councilmembers, in addition to the staff in the permitting department, and the best I can say is that it's chaos, with nobody certain who's in charge and what is their mission. Love to hear others opinions.

correct… Well, it’s a property owners association not a homeowners association because you can be a member of the association by owning property. $40 a month ($480 per year)and you have access to so much in Bella Vista… if you own a membership lot or a non-built/improved lot in Bella Vista is $16 a month. many other Northwest Arkansas cities and neighborhoods have HOA or POA dues also. My neighborhood for instance I believe is $450 a year. Thanks for watching.
