Hi guys. My wife and I want to sell our home in Seattle. Two years ago, we most likely could have sold this house for around $1.2 million. Obviously, things have changed a bit. Our goal is to sell in the Spring, most likely starting in March, and get around $900k for it. We are looking to move out of the West Seattle area and over to the Washington Peninsula where prices are half what they are over here. Question: would it benefit us to place it on the market now, lessening the competition compared to March?

Hi Brian- Thanks for your question. Quail Hill is one of the upscale communities in the area that is not a gated community. While all communities (in every U.S. city) - whether gated or not gated - experience some degree of small/petty crime. While Quail Hill is not an exception, here are 3 things that help make Quail Hill a safe community: 1.) Irvine is ranked by the FBI as America's safest medium-large city for 17 years in a row (link to article below). 2.) The HOA provides its own security patrol for an added layer of security, 3.) The Quail Hill residents keep an eye out for each other - there is an incredible sense of community and keeping an eye out for each other. Super helpful video!! I think my biggest take away was the vetting buyers and pricing it with a knowledgeable agent. We loved our original real estate agent years ago, but he was very inexperienced and we looked at home after home, when it would have saved his and our time knowing what we could afford, what we were looking for, and more. Great video, as always!
