That is your right to do. Most Open Houses don't deliver a buyer for your home but certainly invites your neighbors to come see your home without you being present or aware they visited.

@@MichaelSellsLasVegas thanks. I’m in Canada and for the aforementioned reasons, I am not, nor do I ever want to sell my house. Only reason I’d sell it is to move to the United States but that’s impossible legally unless I get lucky and marry an American or a US-based employer sponsors my relocation.

You're right in many cases. It is still unfortunate for the young married couple wanting to actually purchase and start a family can't find something within their budget. Right now a median household needs to earn $115k a year in Las Vegas to afford a modest median home. I cant imagine what it is like in other parts of the country. Thanks for your feedback.

@MichaelSellsLasVegas 1 second ago In your professional opinion, why is the housing market NOT healthy? Is it merely because of pricing? Rents are high and unaffordable for some as well. Does that mean they should not rent a place either? Based on economic fundamentals locally the Real Estate market is very strong. We have a huge lack of inventory because of the buyers demand from job growth and people relocating to Las Vegas. Now, I would be bias if prices were declining and inventory levels were increasing month over month yet I was saying it is a great time to buy. I merely report the accurate data and right now it shows the Real Estate market locally is doing very well. Affordability is a different topic all together.

@@MichaelSellsLasVegas it’s temporary ! All the market indicators and data are pointing to a bad time to buy. Interest rates are 7 % and prices are still way over priced.

@@MichaelSellsLasVegas the data you are relating to is in the short term. The only thing that’s holding up the housing market right now is inventory and that’s going to change. Wait until fall of this year then you will see houses really drop in prices. I’m in my 60’s I’ve seen this kind of market before if you ignore all the warning signs and get the fear of missing out phenomena like 2008, then you will lose money. I have multiple houses paid off so I think I qualify. You just can’t ignore the market, yes are there still people that can buy now ? But in my opinion if you wait maybe 6 months give it take you will have much lower prices. Price is everything !

@@michaelsmooth1 I think you are misinformed especially considering you are referencing 2008 housing crash when the real estate factors are much different today. You forget the majority of homeowners have 50% equity in their homes and 90% of homeowners have loans with interest rates presently under 5%. Home prices have always gone up overtime in history Even with dips they have rebounded and surpassed previous record highs. Do you also feel that cars, gold, the stock market will crash? I’m pretty certain your business costs have increased as well over the years, or are you expecting a huge drop in your business as well? Perhaps your clients should wait until they do? 🤷‍♂️
