    Infill with light brick between concrete frames will not be considered as shear walls.

      We dont rely on infill walls for supporting the structure. The grey structure you see in this video with columns and walls are what will support the structure along with the foundation below.

      @@Sandybay888watch the video carefully and pay attention to the various columns and load bearing walls (wider ones), you will see how they are situated perpendicular to each other, acting as shear walls as well as load bearing walls. I thought my first response was enough but hopefully it is clear now for you. If you need specific screenshots to understand further just send me a msg or email and I’ll explain with images.

      Well these owners actually like having neighbors nearby, and still having the privacy of their own independent villa. If you want more privacy , just need to go further away from the city. Also the prices for the land gets cheaper too and you get more privacy.

    First of all, thank you for sharing with us about the beautiful country of Turkey. I have been following you on RUclips for some time now, and I have fallen in love with the turkey now! I'm planning to visit the country for 3 months from the end of this November to February from Canada. I heard that if you want to rent an apartment for three months or a year, the tenant has to pay all three months' rent in advance. I also heard that not everywhere in Turkey allows foreigners to stay in the country so I wonder how people know the area where foreigners are allowed to live... lastly, which part of the country would you suggest for someone with a budget of 350 -400 USD to rent a one-bedroom apartment. Please let me know your thoughts on this issue! Thank you br.fuaz

Normally for this type of situation I would advise you to rent it via airbnb for 3 months as they have a good system and the landlord tries to maintain a good experience since they need your review. For 3 months you can stay anywhere there isn’t any restriction. Probably you will have to look in smaller towns or less popular ones, try Sakarya or Konya.

      @@marie-joelleraussou well for you it might be too much but for someone else it might be well worth it. Everyone’s situation is different. Depending on your circumstances it might be worth it or not, even if it was $250k or $100k it depends on your own circumstance. If you have $400k worth of property somewhere with rental roi of 3-4% and low capital appreciation prospects over a period of 3-5 years, and you are in need of an additional citizenship with Turkish citizenship matching your requirements, then it is a no brainer for you and your family to sell that and purchase real estate in Turkiye for citizenship. So it really depends, make sense?

    Is citizen by bank deposit a reasonable option? Would the YUVAM account support 2 years + 1 years extension? It is easier and protect the fund from fraud or fluctuating real estate prices.

      @@brianliao5268 yes for sure if you are not interested in the real estate option and are really risk averse then it might be suitable for you to go with bank deposit option. The YUVAM account supports the 2 years + 1 year that is required for attaining citizenship and protects your investment from currency fluctuations. I however advise going with the real estate option always as it gives you a cash return per year of currently 5-6% net quite conservatively and considerable potential appreciation during 3-5 years when compared with the bank deposit option.     Merhaba, I've been following your channel for a while, love the content. I have a question for you to maybe be able to better understand the market. I watched the video when u were showing the home build in Istanbul that was very cheap per m2. Now my question is how can this Alanya Villa be 2.7 usd and is so far from the sea and the materials used for the build cost maybe one to two10th's of the price listed. I would love to build a House in Istanbul myself because it would be much cheaper and buying Real Estate in Turkiye seams like a luck of the draw type of thing. I understand that the whole land buying and permit process in Turkiye can be very dificult especially for a foreigner but do you think its worth it in the end? Thank you for your input

      Thanks a lot for sharing your thoughts. Build cost has increased in Turkiye and has caught up with the world, before when it was quite a bit cheaper to build now it is only slightly cheaper than Europe. I believe it is quite worth it only if you have already decided that you will live in Turkiye and also have checked out the prices in market for readymade properties, nothing suits you, then you decide to build, you will get it done for cheaper and also get something totally custom which is designed with YOU in mind, so def worth it in the end.

    So you’ve slowed down building in Antalya because of the obvious slow down and massive interest rates and are now looking at purchasing land and building in Northern Cyprus… I was looking at purchasing in Northern Cyprus over a year ago but it’s still very underdeveloped. There are better places than this to purchase property. There’s one thing to build a nice house, but northern Cyprus is in a poor state compared to southern which is European and very built up

      Yes ofcourse, South Cyprus is very built up however the prices reflect that. From an investment point, if you are looking to get in a bit earlier on the action, you want to invest in more developing areas, not developed ones.

      They do have their pros and cons, for e.g. Turkey's natural beauty, weather, landscape, and a decent infrastructure that supports tourism. UAE on the other hand definitely offers a very good infrastructure, and they are very helpful and polite, the service level is very high for sure.

    A lot of haters I see. I have checked the area couple of weeks ago to consider investment. There are very strong companies in the region like Emlak Bank and Wyndham. Next to an internatinal airport, you see deals for 100k USD. Great potential.

    Turkey is finished for now… way too many laws against foreigners, prices are absolutely ridiculous, there’s double pricing for tourists and Turks, they unfortunately have now grown to have the mentality to try and take as much of your money as they can, become very greedy there. Plus the home prices are actually dropping so it’s not even worth buying for now as they’re all still too high as interest rates are astronomically high and so many people will be forced to sell if they’ve bought either Turkish banks.

      @@Just_passing_through23 “for now” there is a drop yes … good things never last forever :) there is always a rise and then fall for every market, Turkiye is no different. Rules were tightened for foreigners with good reason, and still I would say those who can afford it and have a reason to invest here should do it. Also touristic prices are being charged that is true, however still it is much cheaper than many countries out there for the value you get out here. Home prices are dropping so it is correct time to buy when the prices are low, when they rise it will be good time to sell. Turkey has a large young population which will always need housing, so in the long run it will be a safe choice buying a home here. Key is to buy in the correct location at the correct price!

      @@ThinkTurkey the other problem is that building companies in Turkey can not be trusted whatsoever because everyone saw what happened to Hatay when even new buildings coming down like pancakes. They cut corners through the chain from council to government. Also the build quality is not like in the west that’s for sure. I saw it first hand… it looks nice but when you see how it’s built it isn’t that good at all. Sure if you spend top dollar and buy the million dollar properties ok, but I still don’t trust the structural integrity of the build when I sleep at night. Greed has taken over the country out of desperation of the people which is totally understandable because they’re desperate with the price hikes going through the roof. The turkey of 2021 is long gone now unfortunately… they had a good run, but the run has ended.

      @@Just_passing_through23 well this is where experience and local knowledge comes in handy. The no-name builders who had cut corners, their buildings came crumbling down. There were definitely issues with the council and not strict enough inspections. Mostly it was the old built buildings that collapsed with some new builds also making the headlines. Again I admit Turkiye is no Japan when it comes to construction, they have a long way to go. On the other hand there were reliable builders, such as the govt backed projects which had almost no damage considering the severity of the earthquake. Now the government has introduced strict inspections and doubled down on this so all the new builds that are coming are being inspected heavily. Still we advise to check and do research on the builders to ensure they are reliable. Overall Turkiye is still an amazing country to live in with very good facilities and safer than many western countries. You can easily walk around late hours in the night without getting mugged. There are no drug addicts or homeless on the streets. Free public education with low cost higher education. Very decent and affordable healthcare system. Even with all the “greed”, it is still a very pleasant country with loads of potential for the future.

      @@ThinkTurkey don’t get me wrong, I do like turkey very much, but it definitely isn’t what it was, especially with the lack of money for majority of the people of Turkey. I did see very little homelessness when I stayed in Istanbul and actually gave a couple of them some money but they definitely didn’t ask which is different to what I’m used to. But it was nothing compared to my city… I’d curious to see the difference now that almost 3 years have passed and interest rates are 40%… The other problem is is that the majority of apartments being sold are all older buildings with little to no earthquake engineering built into them ok the coastlines, so even though they’re cheaper than western countries, I would not be able to sleep unless I was in a tent hehe because its more than likely that majority of the apartments would be flattened. If I’m not mistaken Fethiye or Marmaris I believe had an earthquake 20 yrs ago which totally levelled the entire coastal city, and they said that they were replaced with earthquake resistant buildings, but like I said I’m dubious to that claim when you see what happened in Hatay with many new buildings. I have a friend from Hatay, who lost friends but no family members in the quake, and they themselves stated the corruption of the government in the build quality of Turkey in general. I’m not saying that Erdogan allowed it to happen, but there was definitely people being paid off everywhere. So even buying apartments in the coastal cities would be a very risky investment.

    Do not buy under construction properties in Turkey, they will not deliver them to you in time or they won't deliver them at all. We have 3 open cases already from 3 major builders that refuse to even pick our phones up. Legal procedure is a joke too, you will lose your money and mind.

      @@mrkhoros which 3 major builders? Can you mention here also so everyone can avoid them. I would say don’t buy blindly also, but I am definitely researching the builders before recommending. I believe if you go with any random builders then you may have a problem. With major builders there is never an issue so far. Even with average builders most cases still it is fine but there is an element of risk so I avoid generally unless they are checked thoroughly.

      The video is great and I appreciate the tour but I’ve been burned developers in UAE and lost 4 units my family paid over 50% for. The builder just ran away and UAE government was of zero help. I learned that in foreign lands the laws and way of doing things are a complete joke. I haven’t dealt with Turkey but just buying pre construction is scary to me. That being said Turkey is a great country and I see great potential for living and working there in the future.

    I got it when it was 250k. It wasn't worth it then it is not worth it now. I couldn't use the passport and now I have to pay taxes to the Islamic regime of Turkey for no reason. I am the most regretful.

      @@mohamedtaher70 yes unfortunately there is a truth to the fact that many Turks don't want foreigners in their country. This can be said for any other country right now, for e.g. UK, Canada, Australia, USA, Germany, France, Portugal, Spain, Italy, and the list goes on. Perhaps the only countries where this is not true is Malaysia, Indonesia, and UAE. Overall there is no issue for foreigners who are abiding by the laws and respecting the local culture and norms - people are quite nice and will not have problem with foreigners. But if as a foreigner you disrupt wherever you go, then in any country even your own they will have a problem with you :)

      Getting the citizenship for many people doesn't mean they have to live here. Some just get it as a second passport for backup purposes incase they need to move here, or for their kids perhaps incase their passport isn't strong enough, or perhaps they are not happy with their current country and want a backup nationality. However in the event you do want to live here, yes it is true that you will need to learn some Turkish atleast to get by which is most likely true for any country for e.g. France you need to learn some French, or Spain you will need to learn atleast basic Spanish, and so on. I would argue you don't need to know Turkish "really well" to live here, just enough to do your shopping and order meals, get by at the airport customs, and maybe for directions. As for looking western, not sure about that as many Turks don't look western at all, some do and some don't. Do they treat "white people" better than colored? Perhaps...but I would argue they treat colored and whites more equally than most countries in the world including western countries.

      @ThinkTurkey Do you know how many times I heard the word "yabancı" (foreigner) from Turks in six months? More often than I heard "hello" or "hi." I've lived in the US as a Muslim for 30 years, and do you know how many times I was called "a foreigner"? Never. People seek new passports for a better life, not for agony. By the way, I've traveled to many European countries and never experienced the rudeness I encountered from Turks. With $250k, you can get a resident permit in Greece, which provides better access to many more countries than a Turkish passport.

    resident permit is still affordable. 400K is the medium price of a home in the USA, all things consider 400K is still affordable.

      Thank you, yes this is exactly what I am saying. Especially considering if you could really use that second citizenship, then it is worth the investment. Not to mention you can sell it 3-5 years down the line and still come out on top quite easily.
