I saw a video on youtube about an Owner whose sink overflowed with Sewage, contaminating part of his unit. Do you know it that is a single event or if it has occurred to multiple people and who's responsible for repairing the damages?
This is a common issue in many highrises and mid-rises. When people below you abuse their drains, it can cause backup. The 0.1 degree tilt of the building would have nothing to do with this, despite what the media and the affected homeowner's attornies want people to believe. This was an isolated incident. If it was caused by the tilt, it would happen regularly to most of the units, not just one unit every 5-10 years.

@@sanfranciscobayunfortunately the media won’t spread the press releases by MT. They enjoy the clicks and view time the sensational negative narrative provides them. However, MT did just hire a new PR firm and has consulted with attorneys to respond to false media reports.
If you purchase a unit that is at a higher level with a good view of the Bay Bridge, are you guaranteed that your view of the Bridge will remain forever or could another Building block your view in the future?
That is a possibility with any high-rise unless it is along the embarkadero like One Steuart Lane.
How much is Yearly Property Tax and Monthly Homeowners Fees?
This unit has already sold. It's easy to estimate property taxes in California at about 1.25% per year. The HOA on this unit was $3,300. Thank you for your interest!

@@sanfranciscobay Monthly. Keep in mind that this is a 5-Star building with Ritz Level service and best in town amenities. I know it SEEMS like a lot but the HOA is actually less than it's comparable buildings like the Ritz Residence, St. Regis, and Four Seasons.

You are correct that it is not San Francisco. Sausalito is a city across the bay where people who work in San Francisco can live and commute into San Francisco via ferry, bus, or car. I get a lot of people asking about the surrounding suburbs so this video is to help with people who work in San Francisco yet do not want to live there. That said, I'm sorry you get a thill from trolling people who work hard to help people. I hope you get the help you need bro.

Hi Tim- SF native here..... Nice video that you compiled. Just two little details? The " Italian" part of town is never ever called " Little Italy"- it is ONLY North Beach. Learn the neighborhoods. Unless you are trying to decieve the viewers. The condos you show are not in South Beach. That area is called Rincon Hill/ Transbay. It is adjacent to downtown and kind of dead at street level. Where you show the cafes, coffee shops and ball park are on the other side of the bridge/freeway and that is South Beach.
There are quite a few disctrict maps used to describe San Francisco. For my videos, I use the San Francisco Association of Realtors Multiple Listing Service Neighborhood map. South Beach is area 9H on themap. I'll upload it to the google drive and put a link to it in the description of the video. Thank you for watching!!!

Depends on your prospective. At any time fortune favors the Buyer or the Seller. I'd say since we are looking at 2010-2014 pricing, it favors the buyers right now :)

As a seller, I do not mind paying BOTH agents a commission, however 6-5% is too too high.
Some agents don't bring much value and some do. Passive agents just take photos, put it on the MLS, then sit back and hope the phone rings. Those I agree don't bring much value. My services are well beyond what a typical agents do and bring much more value then what I charge. I'm sorry you had a poor experience and I hope in the future you have an agent that brings much more value than the cost of their services.

Great review. But how can it has something for everyone? Only the top 1% of income earners can afford this. Plus the HOA fee of $3000 plus per month is crazy, that is $36,000 (price of average car) of throw away money every year. But you can least get free coffee with my $3000 monthly maintenance fee. The rest of us (99%) can not afford this.

The Beacon in Mission Bay has heating issues and it gets extremely hot inside during the summer.
The issue is referred to as heat gain. I can say as long term residents of the Beacon, it’s uncomfortable for a handful of days in some units. However, between the amenities (pool, concierge and gym), groceries, location, proximity to transportation and overall value that the Beacon is hard to beat. 😊

Can you discuss the HOA fees in the properties you visit? Also, regarding this area, I grew up in the city since the early 1960s, and know that Mission Bay Area was once a industrial and ship yard area, where there was a lot of toxic dumping in the ground. I would like to know how the city and developer cleanup the toxics from the ground. Also, do they still test for any toxins?
Thank you for watching and for the feedback. I try to make these videos "evergreen" as the HOA's change over time and what I say in January may no longer be accurate in June. As for the toxins, I'm not the expert but I know they did a clean up and conducted follow-up tests since built.

How many businesses were forced to leave due to significant rent increases? Also, how many buildings mysteriously caught fire and were turned into condominiums a year later? Unfortunately, individuals like this man take advantage of the suffering of others. It's just sad what these politicians have allowed San Francisco to become over the years.

Let's face it, many people are moving to the Mission neighborhood because the original residents were displaced, and the area was gentrified to accommodate the tech workers who moved in and drove up the prices. They appreciate our culture but don't want us to stay.

I lived in the Lower Haight from 1991 to 2007 so am super familiar with Poop Park (Duboce Park) and the N Judah Line.

The park was given the nickname by folks in the neighborhood who brought their dogs there to run and play with other dogs. It is a term of endearment (for those who remember) and not a put down.
Being close to downtown SF is not a selling point anymore.
Not for some. However there are a lot of buyers that still need to go to work downtown but do not want to live there.
