    Would have liked to see the bathrooms and 4th bedroom since it was a different layout than the other 3. Also, sound quality was not great.

    @stonemilllogtimberhomes772 I was about to pull the trigger on encapsulating my crawl space but....I have a big rat problem in my crawl space. ALL of the insulation and vapor barrier were just removed and I am trying to decide which method to use for finishing up. Leave it uninsulated with no vapor barrier, reinstall fiberglass on the subfloor and ducts, spray foam on ducts and sub-floor or ENCAPSULATION (twice as much)$$$. A Pest Control company was just here and said Encapsulation is great for everything EXCEPT pests. The thick plastic sealed Vapor Barrier area prevents pest control people from seeing, termites, rodents, and bugs because they get under it and nest or burrow in places you cannot see. They can't inspect just below the mudline or under the vapor barrier. So, he's one guy saying don't do it. I don't see how he would be biased because it doesn't change as I have to have a pest control program no matter what. He could be wrong though but it seems reasonable. Also, he said he could not guarantee successful pest control with encapsulation. I just talked to my Insulation contractor and said yes encapsulation does make it harder for the pest control people especially if you have a rat problem. What's everyone take on this?

    I like this layout and, if I could afford it, I would probably put near the top of my wish list. There are a couple of changes I would want. I would want a small island in the kitchen instead of that peninsula. I would want a small part of the master closet to be a coat closet in the entry. I don't have that many clothes and if it's well organized, it could be smaller. I'm hoping that small room in the Master bath is a walk-in shower with a bench. If so, I would delete the tub and move the sink cabinets to that wall and add shelving where the sinks were. Is there a place for a washer and dryer?

    Would you recommend white cedar for a build in the upper peninsula of Michigan? I know white cedar doesn't grow as long and straight as red cedar which could make longer logs difficult by which to come, but I'm thinking of a small cabin under 1100ft2.

      Great question. Northern white cedar is a good wood species to use in an exterior application given it’s durable to very durable rot resistance rating. White Cedar has a nice color tone with a fairly straight grain which makes it easier to stain & architecturally appealing. The downside is that White Cedar is both soft & weak which makes clear spanning larger distances for timber floor & timber roof systems more difficult with normal timber sizes so either larger timber sizes could be used or a different wood species like Douglas Fir could be used for the interior structural timber floor & roof system. Douglas Fir is one of our standard wood species so this would be an easy substitute. Hope this helps answer your question and let us know if you have any more. -Mathew Sterchi

    Yeah, sometimes we don't know what we don't know, correct? But it really does help when homeowners do some of the legwork themselves to find out the costs of things. And if they are relying on a general contractor to help guide them, then I would definitely want that person to be experienced enough to know costs to within about 10% of the actual item's cost. Being 90% accurate or close, even 80% accurate, is so very helpful. But having an extra 10% in your pocket at the end of the day because you did a good job budgeting will definitely make you feel good. Maybe even allow you to splurge a little bit on a couple of those "want" items that you have always wanted.

    I like the floor plan .I would, however,change the closet in the back bedroom to where the laundry room is . Then, the laundry could have a door to the outside making it serve as a mud room as well.

    Looks like that crawlspace is actually pretty tall. Unless that water heater is really short. Seems like it would be almost cheaper to raise up the walls a couple of feet to get you a full heighth basement with a poured floor. Maybe it just all depends on where you're located.

      We do these at 12:00pm on the date we do them Live, and most people are on their lunch break during that time and will eat lunch while we do the Zoom presentation.

    Good question. My bank told me that they want general contractors in order to lend out money. So depending on what's going on with your project and who does what, if you need to have financing, there may be specific types of people that are required before the bank will move forward.

    1) On-site camera: You can log in from out of state. 2) Use construction apps. Track the daily, weekly progress. Is the builder using the app. 3) Project manager services. They’ll keep track of progress for you. 4) Set weekly or biweekly meetings to learn where progress is 5) Communication. Trust is increased when there communication Great advice!

      We always suggest allowing more time than you need but yes, at least 18 months from beginning to end if nothing major comes up. Some of our clients build faster and some take longer, so this would just be a generalized timeframe estimate.

    As always, good information. Could you do a tip on house orientation/direction with respect to solar gain and wind direction, i.e how to best orient a house and windows to maximize heat gain in winter months and minimize heat gain during the summer.

    Great video. Question, if I want to use a built up floor for the second story, would you use tongue and groove pattern 116 for the material that you would see from the first floor? And then maybe 2 x 6 tongue and groove for the flooring that is exposed from the second floor or may be three-quarter inch plywood with may be finished laminate flooring? Any advantages to either way? Just curious.

      Great question! With a timber second floor with built up; we would provide & install the timber floor system comprised of the timber girder, floor beams, and 2x6 v-groove t&g on top of the beams as the structural second floor. The 2x6 structural t&g would be the finished ceiling for the first floor and the subfloor of the second floor. On top of the 2x6 t&g; the GC would install a felt underlayment, conventional framing for the built up floor for M/P/E considerations, ¾” plywood on top of the framing, then finished flooring of your choice. Depending on the height of the built up floor; this provides the advantage of insulating between floors for noise reduction, providing a cavity for electrical considerations and the ability to run recessed lighting in the first floor ceiling, and provides some options for plumbing and mechanical considerations pending the height of the built up. Additional cost and design considerations for second floor ceiling heights would be disadvantages for this direction but the insulation and M/P/E advantages I feel outweigh the disadvantages. With a timber second floor with built up, we could always look at the possibility of substituting the 2x6 t&g for 1x6 t&g during the engineering phase for approval to reduce some material costs in the timber floor.     Maybe the client doesn’t want to share how much their willing to spend. Unless there is a price tag on a log and the client can see that number before they share their budget, for all they know the price of the log is based on what their budget is. What’s the second step?

      Jimmy, thanks for your comment. The budget goal is important because if the project you are looking to do does not fit the estimated cost of the project, you could run into issues down the road, and the most important part of building your new home is planning and making sure what we have to offer will fit your needs and expectations. There are ways for us to work with clients on value engineering to help offset some costs, but unless we know your budget, it is hard to work with an unknown budget. The second step would be to work with a sales consultant to design your home and get your estimate.
