How do we not have enough supply when homes aren’t selling? I believe what you mean to say, there is not enough supply of affordable homes.

What would you say about a million dollar home that sells the same day, would the listing agent be entitled to 30k dollars? That is a year of wages for millions of Americans. Edit: even if total equity at sale is let’s say 7-8% considering most do not put 20% down. Many people do not stay in their homes long enough to build significant equity.
Every agent I have ever spoke to regarding commissions, they have responded with the seller pays 6%. 3% to seller agent and 3% to buyer. Not a single agent has ever mentioned that the commissions were negotiable. The first time I started to hear agents talk about negotiable commission was when the NAR law suit was on mainstream media
And only $729,000 yeah right I can’t live long enough to pay that amount of mortgage and I doubt very many young people can’t either. Housing prices are ridiculous
11:26 Extremely terrible time to refinance, please do not tell people to refinance or “date the rate and marry house”. Rates will stay higher for longer. Those are the words directly out of Powells mouth.

@@alicelemabroker Yes! I don’t know if it’s a bad install or what but mine buckles in the middle of the floor and it’s a bit wavy in spots. If they would have done hardwood I think it would have been better.

15:16 economists predicted inflation to be transitory. I wouldn’t quote economists at this point. Also same economists predicted sub 6% mortgage rates by end of 2023.
The economy shifts quickly and predictions should certainly be taken with a grain of salt, however economists are highly educated in these areas and we will be keeping an eye on the year-end numbers as well as early 2024 to see how they hold up with expectations.
0:24 how are prices going down if we have more buyers than seller?
High mortgage rates are making homes less affordable, so despite a larger number of buyers than sellers, prices are having to come down a bit to accommodate the lower pre-approvals for mortgages in order to make the sale happen. Sellers who are not in a hurry to sell are also coming off the market over the holiday/winter months which leaves only the sellers who are interested in making a deal happen more quickly.
Why do y’all keep talking rates to drop? This conversation has been going on for over a year. Rates are higher for longer.
Good question! Economic factors over the last year have indicated that lower rates would be highly beneficial. However the Fed controls the rates and have continuously chosen to raise them, rather than do what we would traditionally expect from them. As prices have continued to level off and inflation is tempered, it would be logical to expect the Fed to start lowering rates.
