Did you actually buy one of these and get it permitted in your backyard????? I literally paid my ADU stick built permit fees yesterday about noon then saw this video about 5 pm. I started with the city over a year ago and each modular i took to our city planning dept they pretty much shot down for one reason or another. Doesn't help that I'm in a flood zone But i really thought that it would be a lot easier to just get a boxable and plop it in the backyard. Nope doesn't meet same type roof or same type outside stucco requirements. So how were you able to get this through your city permitting???
One tip: U can ask contractors to install it following the city guideline before applying for the permit.

Why dont other states get on board. It makes so much sense. Texas ( where I live) just shot it down by two votes in the Senate, where it was passed in the house.
I had an agent and broker the agent said I would not allow him to show it which is a total out lie straight up lie and she says that I asked her to withdraw the listing which I did not I actually called her to get some kind of common ground of some kind of interaction between me and the agent cuz it's all about him he says I didn't know you owe taxes that's because you haven't done a damn thing to give a s*** about what I have to say he comes in places out take Scrappy pictures by my house is uncapping junk they'd tell me if it's a cash sale it'll be that I have to settle for less dinner might be issues with the house so he's loved all of my ass probably going to sell over listing and keep it Wednesday and it didn't have to tell you anyting should have kicked his ass out of my house pepper spray that beat the s*** out of him and kick him out of my house when he walked in unannounced and uninvited

Washington is great in the summer but winter is the most depressing place I’ve ever been ! With winter approaching I get sad !
I wish more people would do more research on these companies before promoting them. This company filled Chapter 11 Bankruptcy while in a Class Action Law Suit and later switched to Chapter 7 which means all the would be customers that put up money for these homes are now out of luck and most likely won't see a dime or a new house. It's really sad.
Absolutely, I get your point. It's disappointing that the company I personally visited in Plano, Texas, all the way from California, hit some serious financial bumps, eventually bankruptcy. Not something I was aware of when I visited the factory. It's a good reminder that no matter how rosy things seem, it's crucial to dig deep before making big investments and always do your due diligence because things can change at any time. Great post Maria, unfortunately according to the CALHFA website the funding has dried up for the time being. I wanted my forever home to include an SB-9 housing and a ADU. I am 71 yrs old and I want my forever home to be in the bay area, with room for my daughter and her pets. I DONOT want to end up in some old folks home to die. I am a Veteran of the wars in the middle east and I lived in the bay area for over 40 yrs.
P.S. It was a great place to grow up!
I grew up in Livermore, late 60's, 70's and early 80's. We used to say, "the only difference between Livermore & Pleasanton, was that Pleasanton had more trees". It was a great place to grow up!

Id love too but thé way LA treats landlords….it’s a big hell no for us. Really sad because we would’ve done this grant or not.
I hear people say this a lot and it's sad. Fear shouldn't stop you or should I say other's fears. There are plenty of landlords in LA, and all over California, who are doing just fine. Consider where you're hearing the fear from then go find someone who is doing it successfully and ask them how it's working out for them. Join an REI group in your area. You'll find plenty of people there to learn from.
I currently live in the Bay area. I am now fully remote. Making over $300k. I plan to relocate my family to Houston this year. For me it will be a win-win. Going to rent in Texas, as oppose to renting in San Jose. My San Jose rent is $4,350. In Houston, in a very nice suburb, we will pay $3,350. My state income tax in California will disappear. My wife makes $125k in California. She will get to be a stay-at-home mom in Texas, until the kids get a little older.

Per www.calhfa.ca.gov/homeownership/programs/termsheet-adu.pdf, *Any pre-development or closing costs paid up front by the applicant cannot be reimbursed as cash back but can be reimbursed as a principal reduction to the construction loan for the ADU.* , does it mean that anything already paid for architect can be paid to construction cost? My daughter added an ADU in 2019-2020…. I understand she cannot go back and apply for this grant BUT is there a credit that she can apply/qualify for having built an ADU? Apparently, she was ahead of her time and this grant was not in existence when she took on the task of having the ADU constructed. Thank you.
Hi Blanca, I don't think there is any retroactive grants for building an ADU. That's great that your daughter got it built! I'm sure it will serve her well and be a valuable asset to her in the years to come.

Ok just checked out lumber liquidators as it turns out there is one in the USA close to me. But it seems I need to re evaluate my price expectations. Apparently that’s a good price for the flooring. Who knew. Thank you so much 😘
So $500/sqft for 160 means it's running $3.13/sqft. That's doesn't sound too bad really. There are cheaper ways to go. I've seen sheet linoleum flooring that looks like wood. It even has the grooves where the planks would be. Looks pretty realistic and I'm sure it's a big less expensive. One thing to keep in mind is the weather and if you plan to keep your shed temperature regulated all the time. If you don't you might be better off with the linoleum or even carpet. The wood subfloor will expand and contract with temperature changes and that will mean plank flooring might shift. Mine has shifted a bit, but it's not terrible. I do then to keep the temperature inside pretty consistent as I use it so much. I think if I didn't the flooring would be a problem. Hope that helps. That said.. if you do go with the planks the thicker ones should give you less problems. Some are very thin!
Very good incentive to proceed go ahead and build, I designed an ADU for my daughter recently. Now is a good time to develop all the preliminary work such as the approved plans, permits and other non construction work to be in place for to start work by this coming spring.
Will, can Benchmark really reimburse clients who go out of pocket on pre-development costs? Or are you limited to paying down the principal of their loan? Thanks!

Is the application for the grant electronic? I did download & print the application, but I’m not sure. Filling it out manually & emailing to hpp cares seems too outdated to be right. Lol
If i understand this correctly, the Home Owner needs to be pre-approved for an ADU loan prior to applying for the grant??
Great question. The requirements have changed a bit since this video was made. The way I understand it is the loan and the grant applications can happen at the same time, but the grant won't be funded to the homeowner until the homeowner has funded the account with the entire cost of the ADU build. It could be with a variety of different loan options in which case being approved for the loan would required, or if you have the cash to build without the loan you could bypass the loan entirely. The best bet is to contact one of the approved lenders on the CalHFA site and have them go other options with you. Will Johnson at Benchmark Mortgage would be a great person to talk to as he is experienced in the building process as well as the lending. Hope that helps

Thank you for this valuable information! I live in a nice neighborhood in Northern California with a huge mature backyard with trees but so much space! My backyard is much bigger than other neighbors backyards so I’ve been thinking of a ADU . I own my home and single so this would be good income used toward my retirement and to pay down my house. It seems I fit the criteria though I do have mortgage payments so not sure if you meant I must own my house as paid off in full or not.
Hi Mari, No, you don't have to pay off your home to qualify for the grant or to build an ADU. There are several options you can consider. Here's a few to consider: 1. If you have the funds to build the ADU then you wouldn't need a loan at all and could keep your existing mortgage. 2. Get a second loan such as a HELOC to pay for the building of the ADU 3. If you are old enough you could consider a reverse mortgage to pay for the build too. 4. You could refinance your existing mortgage as well and using a renovation loan could help you if you are concerned about the amount of equity you have. Thanks! I don’t have a recommendation for a contractor at this time. Back Yard Work Room Might be able to make a recommendation. When I was at the factory they were shipping one out to Sacramento area. Might be possible the contractor who did that one would come to the bay area. Maybe. I have a meeting with a bay area contractor today for another project, but I plan to ask them about this as well. If they do these I’ll let you know.

Hi Sabina, I can't say for certain what the best priced one is as I haven't priced them all. Back Yard Work Room also has a smaller version, a studio, that last time I checked was about $43K.
This is the best tiny home if not the best price. You can even take it down easily in the future if you want to or expand it if needed as well.
Yes! It is one of the more affordable ones I've seen as well. The Lego like building of it is also appealing as you could relocate it or as you said.. expand if it as well. Perhaps you don't have the funds right now for a larger home you could start with the smaller one and add on to it in the future. So much flexibility.
I know this grant has to be with a Cal HFA approved lender but does it have to be a CalHFA loan? As an example, my Cal HFA lender does not do the ADU loans so we're going to use the Fannie Mae Home Style Renovation loan. So, CalHFA approved lender but doing a Conforming loan ... not a CalHFA conforming. Wil the grant still work?
You can only get the grant by going through of the approved lenders on the list published by CalHFA. I've personally spoken Will Johnson from Benchmark Mortgage and find him to be very knowledgeable about the entire process. I suggest calling him. 619-295-9455 . Not me. You gotta own your property to qualify for LOAN, this is sort like grand, why is it a LOAN? IT LOOKS AND SOUNDS LIKE SOME KIND OF SCAM TO ME. LBV
There are a lot of scams, but this definitely isn't one of them. Yes, you have to own the property you plan to build an ADU on. Maybe your landlord wouldn't care if you wanted to spend the money to build her an ADU, but it's not a good idea. Now that would be a scam. The $40K is not a loan, it's a grant. AKA Free money. When the program started the only way to get it was to go through an approved lender, however that has changed. Anyone who has the cash already to build their ADU can go through another process that does not require a loan to get the grant. Hope that helps.

There are now options to get the grant without a loan. Check the CalHFA site for the providers offering this option.
Currently in the process of building an attached ADU in our home in Murrieta, CA. It is going to be 499 square feet (living room, kitchen, bedroom, bathroom). All ADA to meet the needs of my grandmother. I definitely recommend shopping around as much as possible even for architects. Got our plans done by a 68 year old veteran for $2,400. He outsources the title 24 and structural engineering so we will owe a tiny bit more for that. We already have the plans, just waiting on the outsourcing work to be completed then we can officially submit to the city for permits. I saw the grant money and was curious if it can cover retroactive work? The overall construction is going to be about $200,000 and I've already retained a contractor.
Hi Megan, Sounds like you got a great deal! My understanding from talking to one of the program approved lenders is you can apply the grant to things you already paid for. Save all the receipts. Be sure to verify this with an approved lender incase i misunderstood or anything has changed. Call Will Johnson at Benchmark for clarification 619-295-9455

Great question, Ann. If you currently have a great rate on your mortgage I suggest looking into a second loan, such as a HELOC and not refinancing your entire mortgage. Although doing so might workout for some investors looking to rent out their ADU. You never know. It's best to contact a lender, such as Will Johnson if you're in California, and ask them to go other all the scenarios with you so you can make the best choice for your needs. Great question, Jennifer. I actually asked one of the CalHFA lenders I interviewed. Just posted the video you can check it out. Short answer is yes, but might not have as much pre-construction costs as a traditional build would.
