    Housing affordability is my passion while i understand all the current push for sustainability ,hi improvements,added protection and licencure.I also campaign for off grid rural buildings to be able to utilize fit for purpose and durable recycled building materials. It is sad that nz has one set of rules even though we have many diverse environments and desiding factors. In north nz ,off grid,not worried about noise or electricity. In houses where fires create the hot water double glazing is of little benifit to us.Often we are building craft with polished hardwood floors ,cement plaster walls in fireplace area with flagstone hearths. All the different recycled materials remind you of great deals or fun demolition jobs back in the city. Tenants come to the country to convalese,or return home,or get a holiday experience,or to enjoy the solitude and environment. Its not about mansions its about connection to the land. It dosnt make sence to build to rent the cost of modern day construction means its financially unsustainable.And often the quality of your tennants doesn't match the quality of your location. I say our standards have become to professional,to aspirational,to high for the common man. Sure the cities can have flash building codes theres work and in comes. But places like great Barrier island its about the surf,the pigs,the history,the bush and the sea. The freedom. But the gentrification is happening. The population is changing. The business folk are bringing change and pushing the locals in land. Soon even the cows will be nervious.

    Housing affordability starts with land cost,the effects of the expert culture spawned from the R.M.A. land supply . The cumulative value of land plus buildform has led to the burdening culture of liability. Thirty years ago basically anyone could build a house within the parameters of the local body inspection process.utilizing best practice and the 3604 timber frame handbook. Now through licensure, consent processes etc itseems one can possibility spend 100000$ before any building takes place. Licensed designer Licensed project manager Licensed builder Licenced engineers.civil ,structural. Licensed subby workers Professional letters of confirmation that the site is un effected by weather events or Geotechnical issues. Building insurance Resource concents building consent Also we have a industry that aspires to creating perfection and best sustainability along with hi aspirational toasty healthy houses. This is all good for career-oriented people who slave it out to own anice house . But most of nz workers are low paid with high costing lifestyles. This government seems to be addressing some of the big problems. Councils should not carry building liability Rural lifestyle off grid nz should have a more relaxed standard than mainstream nz. The use of recycled materials should be encouraged where appropriate. Building guidance and or supervision should be achievable to lower the labour cost. Its a big subject so ill leave it there compliance should not be so hard.many people aren't insured. Many people have the value in the land not the house. Be it on your own head.

    There is no Green-housing justice without justice for home owners who have been victimised in the 'so called' leaky building crisis in apartment buildings and town houses. Buildings that were signed off without adequate plans, without staged and careful checking and regulation of their construction in which shoddy, negligent and fraudulent practice has been legitimised by Government law and subsequent regulation with a 10 year limitation. A get out of jail free card for those complicit in such processes.

    So why is Auckland Council allowing mass destruction of trees, installing speed tables/bumps etc that can increase emissions by up to 500% in some cases(PAUL GRAEME BOULTER BSc. MSc.2001) and cause noise pollution 24/7. Why does NZ have such a dirty diesel fleet?

    Twenty-two minutes of static talking head is boring and unlikely to be watched right through by many people. I came to this site from the Homestar site which said it is a walk through of the development. Very disappointing.
