So, why is the City Hall still forcing Calgary-wide densification? Why can Calgary not get more land outside the city limits instead of overcrowding existing communities? There are plenty of open land on the outskirts of Calgary. Blanket rezoning poses more problems than creating solutions.

Rates don’t come down when the stock market is at all time highs. Rates are going nowhere except maybe up. It’s bankers and real estate agents pushing that false narrative.

The boomer population isn’t really growing, it’s ageing, which results in more seniors as they are a larger demographic. Agree that downsizing and cleaning up junk makes sense sooner than later. The problem for a lot of boomers is often their houses are very dated, making it hard to sell.
Agreed that our "senior" population is the actual demographic that is continuing to rise. You would be surprised however; at how many young families are looking for well kept original homes that they have the opportunity to renovate to their taste and liking. Many buyers would prefer to start from scratch Vs dealing with sub-par renovations and paying a premium as a result of this.

What do you think is going to happen to the Calgary Market in 2024? 😳
Depends on the price of oil which directly depends on whether we go into a full blown recession (oil prices sub 50 dollars a barrel) or another inflation cycle spurred on by reckless government spending and lowering of interest rates (oil over 100 dollars a barrel). You can clearly see that speculators and investors have shifted their focus away from Toronto and Vancouver and have moved into Calgary for greater returns. If a recession hits with low oil prices, it's very difficult to imagine a home selling for 700k in Calgary. You'd likely see the same result of the last boom bust cycle in Alberta.

Nice vid. It always has in the past. The cycle is the same, condo prices go up, they get overbuilt, oil drops, migration drops, then they crash again. Of late, we have seen lots of luxury apartments that have been built. Once condo prices get high enough, buildings like Telus sky and West Village Tower will convert to condo, stalling the downtown market again. Just sold my downtown condo, only just not got back what I paid for it in 2011, great lifestyle but poor return for a decade of ownership. Suburban condos and townhomes are a bit different with maybe more growth potential as they meet an affordability need.
All of your points are valid and you have definitely studied the history of condos in Calgary. It will be interesting to see if the conversions create more saturation or get snapped up...definitely will depend on oil, net migration etc...which could stall in the coming years. The townhouse product will continue to perform extremely well as its the most in-between product type for more buyers. It truly is! One of the most popular lake communities in Calgary.
Wild. I remember thinking Calgary had overbuilt condos for the demand but it seems with this net migration it was not over built at all. I left Calgary in 2014 for Victoria. Things are crazy in Victoria now, as you probably know, but I’ve noticed how hot the Calgary market is the last couple years, too. People fleeing places like Victoria for something they can afford.
This was definitely a thought of mine back in 2013/2014 and was 100% the case up until a few years ago. Your timing was great... like you mentioned, Victoria has seen some incredible upside as well in the last decade. There is certainly a window of opportunity in Calgary for the next 2-3 years while our market finally catches up to some of the other major metropolitan cities (GTA/Lower Mainland) and subsidiary cities like Nanaimo, Victoria etc. Appreciate you tuning in and if you ever have any questions feel free to shoot us an email at info@brixrealestategroup.com.

In my personal opinion pre-construction has never had the same upside or appeal in Calgary and the surrounding areas. Pre-Con was (and is) extremely popular in the GTA and Vancouver due to the nature of assignment sales. Assignments are uncommon in Calgary so it is typically not as lucrative. (Most builders also have clauses in their contracts that prohibit assignment). If you're looking to invest in Calgary I would suggest several other options that are less risky and still have good upside. Feel free to email me at info@brixrealestategroup.com. Most of the condos in your video sold below list price, that doesn’t sound like a buyers market?
Several of those ones in the video were in that 400K range, and were sitting on the market for several days before selling. This is generally due to being priced above market value. The lower priced units in that 300K-375K range are extremely competitive. (A Sellers market; with overall low inventory).

Why do people move to Alberta from time to time? Influx of jobs, and what happens to alberta when those jobs disappear? We have seen it in the past. All I’m trying to say if that here in alberta we are used to ups and downs, people coming and going, and simply speculating that these prices will continue to grow at this rate in the long term is just unrealistic.
Alberta is definitely realizing we need to continue to diversify our economy outside of oil and gas production; and remain malleable with the changing world and economic landscape. If we can continue to be innovative and embrace technology along with our base of oil and gas; our employment opportunities will continue to increase. As far as house prices continuing to rise...real estate ebbs and flows and there are boom and bust cycles. That being said...prices have always steadily increased for the last 100 years and is a safer investment compared to the stock market. Thanks for tuning in and your feedback!
@@brixrealestategroupit would be safer than the stock market if there was no leverage. It’s much easier to borrow for real estate than for stocks as it’s illiquid, allowing it to be secured. Historically real estate stocks have failed at high rates for that reason, high leverage = high risk. It’s the same personally. I like real estate because of the forced savings via equity as debt comes down versus renting, but Calgary in particular just hasn’t yielded capital appreciation for a decade. Next oil price crash and it slumps again. We will never be a diverse economy - oil and gas pays too well in the good times scooping up talent, nothing else can compete.

Thanks for your comment Dave! By empty, are you referring to vacant condos? Many investors with leases that have now completed are cashing in on equity and selling their units now that prices have recovered. (This would be a reason you see empty units). We are finally getting close to 2013/2014 levels in the condominium sector.
