    I see the data and agree but if people took your advice looking at your history going back 3 years people would of sold way to soon. Hard to call tops and bottoms my man

      I think you might have misunderstood something in regards to the 3 years. I only give advice to my clients since I know their wants,needs and goals. These market reports are done to give people a general idea and an easy way to digest the info of the market. Every person, every home and situation is different so it doesn’t apply to everyone.

    Yeah! Wallstreet was buying up all the inventory and paying more than what was being asked for which is how we got all of these crazy high prices! A buyer would be crazy to buy in this current market! If they buy with these ridiculously high prices, when selling later, they will have a ton of negative equity!

    I work in the higher end homes all over Charlotte. Haven't had a day of in years. No slow down at all do far. I get to speak to a lot of the buyers. 80% out of state. Medium price of the houses I work on is $2.5m. We did one $8m and one $6.5m last year. I'm not seeing any problems. One house I was working on about a month ago was not sold yet. It was going for around $4m. I was loading up my tools at the end of the day. A couple was walking by. We stared conversing. They're from Boston looking for a place to buy. I invited them in to the house that was being built. Next day the builder told me they put a down. I'm writing here on a house on Lake Norman that I'm working on. Saw the buyer yesterday. From Connecticut. Last example. I was talking to a builder recently. He usually builds $1.5m to $2.5m. He told me he's upping to building $4m next year. Told me the more expensive ones were easier to sell. I see this every day. I've worked with all of the big builders in the city. Not one is complaining about sales. The only thing that can bring us down is if the real estate market crashes across the nation. If people can't sell their overpriced houses in their home town, then they can't come here and dump their money into a custom. I think Charlotte is benefitting a lot by being an underdog in the national real estate scene

    I looked it up. Address is 8014 Rowling Dr, Charlotte, NC 28215. Sold in 2021 for $327,000. Now being sold for $415,000. We need a massive, prolonged and deep recession to pop the bubble. The Fed should focus on bringing down shelter costs no matter what happen. I hope they increase, not cut the rates in September.

      That’s correct, prices have gone up in the last 3 years, just like a 100% of the homes in Charlotte have. In regard to pricing home buyers look at comparable sales, not what it sold for years ago. That wouldn’t make too much sense. However if you’ve seen my channel, I do agree, higher rates for longer to give people a relief of pricing and inventory. All best!

    I remember being able to buy a 3 bedroom condo in Charlotte near the University for less than 16000 sixteen thousand dollars in foreclosure in 2008-2009 time frame and nobody was bidding. The prices there now are bubble crazy and will imo eventually collapse.

    Home values are going to collapse. Why? Inventory is rising massively, but we don't see any buyers. Why is that? Well, you have first time home buyers faced with the reality that if they put even 60k down they are looking at 2300+ a month mortages usually. Rates wont fix this because at MOST fed will drop 50 basis points, but even that I doubt will happen. The median of these homes is way too high and the 2nd these cracks start getting larger, a full on panic sale will begin because GenXers and 2020 buyers are going to panic and try to sell at the top. It really sucks for 1st time buyers entering charlottes market, everything is 450k+ and the homes arent even in good condition. Sellers got a hard wake-up call coming Good vid btw.

      This may be true in other areas of the country, but with hundreds moving in daily to CLT, any panic selling will be quickly neutralized by the rising demand.

    I see many flipped houses now sitting on the market in Charlotte. Some flippers got greedy and now price cutting $20K a month in some cases. Some go under contract but come back on market as if the inspection found issues on the flips.

      The I buyers like Opendoor and offerpad no, they always seem to be way overpriced and then they do small couple thousand dollar decreases over a year. Homes owned by companies like invitation homes yes, these companies have sold in some areas and even for a loss. They just can’t dump a large number of homes at once, depending on the company contracts with their shareholders. I know one company has in their stipulations they can only sell 1.5-2% of their property portfolio per year.

    Hey Sasa, thank you for your honest review I want to make several points. I have lived in Charlotte for 21 years and my family and I purchased a home when inventory was great (2012) we have 4k home in a cul-de-sac and our realtor told us we got one of the best deals he had seen at the time. My husband who is a CPA has worked for all of the finance Wells, TIAA not Bank of America but the biggest thing we have learned is that yes they pay well but your weeks end up being 80 to 100 hours week. I wish people knew that before they move into such jobs. And the banks are not the only ones struggling to keep good employees, yes there is jobs just get ready to work if not long hours or three jobs to make ends meet. Back in 2008 I saw about 4-10 go into foreclosures in our custom homes neighborhood. It was shocking but not shocking, people were upside down and we see that is going to happen yet again. The reality is that families need a place to live so what we are seeing a LOT of multiple families living in one house and a bunch of cars parked outside and a lot of complaints about that. Also there is a lot buyer's remorse of those who purchased in a hurry in 2020-2022 and even 2023 thinking they needed to buy. Home ownership comes with a price, it doesn't matter if you buy new or existing, a house always has expenses and that is where a lot new home owner have remorse because the cost of repairs is through the roof.     Homes are still at least 30% overvalued and people are already stretched to the max Sellers are going to need to bring prices down at some point, IMO

      I personally don’t think 30% but it does depend on the specific home in question because yes some of them definitely are. I think a 15-20% correction would be more than enough and a lot more realistic. Let’s see how it plays out!

    If you were telling people NOT to “marry the home and date the rate” 2-3 years ago, you were giving pretty terrible advice. House prices are up a lot since 2021 and now rates are coming back down and those people can refi in the next 1-2 years (assuming their rates were not already low since rates were much lower 3 years ago). So, those people you gave advice to could have bought at a much lower price than current prices. It is hard to go wrong with “marry the house and date the rate”. Rates go down? Awesome! Now you can refi. Rates go up? Thank god you locked in the lower rate! Also, prices don’t have much room to move down. There are HUGE amounts of people just waiting on the sidelines ready to pounce on any lower prices/rates. Not to mention that Gen Z will be entering the housing market soon (the older ones already have). In the next 5 years half of that generation will be in prime starter home age while millennials will be upgrading. Where will all the inventory come from to balance demand? Builders aren’t building fast enough for a whole new generation and most boomers and old gen x folks won’t be dead or in nursing homes yet. All of that AND low interest rates? Ya, prices won’t be down in 3-5 years. Did I mention 40 year mortgages will be mainstream in 5 years? What happens to prices when peoples monthly payments decrease 30% due to longer amortization? People have been crying about affordability and 40 year mortgages will be pushed as the solution. Of course, a 40 year mortgage is stupidity, but that won’t stop people from using them.

      I don't think you quite understand his comment. He was speaking specifically about people who could get approved but clearly couldn't afford certain homes based on relying on a refi within a year.

      That’s exactly right, my context was talking about people who only had enough money to comfortably afford their mortgage payment for 8-12 months with the plans or refinancing in a year, those buyers overstretched themselves and never had a chance to refinance and that’s why I believe your seeing a lot of homes that were purchased 1-2 years ago back on the market now. And a lot are taking a loss. Don’t forget, in order to refinance you need equity in the home. If someone buys today and wants to refinance in a year and home price come down 10-15%, sorry no refinance because your home is worth less. In regards to inventory, just look at the data my friend, inventory is slowly rising every year, just as it went down every year in 2020. We literally have the same inventory we did pre pandemic. Not to mention we have over a 3x of inventory than we did in 2021. You can’t stay in a tight market forever. There is a threshold of price that at a certain point people just can’t afford. If every house was 500k how many people could afford that? Not a lot, look around, talk with people you interact with daily and you’ll find that your average joe simply can’t afford a 400-500k home. I use to be a paramedic and have a lot of friends in the first responder sector, 80%+ can’t afford to but a home without getting a second job. I am very bullish on the housing market and I think buying real estate in Charlotte is the smart thing to do especially if you’re looking at a long term play. I just don’t want people to get ahead of themselves and believe that a correction isn’t possible because when people start to believe that, that’s when it happens.

I just expect it to get gobbled up by eager buyers quickly when interest rates start getting lower, and they are getting lower in the short term (1-3 years). Then, in 5-10 years when 40 year mortgages hit the mainstream and it causes monthly mortgage payments to fall by 30%, prices will explode. Your paramedic friends and average joes can easily afford a 400k-500k home when it is Spread out over 40 year monthly payments with a lower interest rate. Then in that same 5-10 year period a whole new generation enters the housing market. I think prices see a 5% correction in the short term, but I don’t see any 2008 type scenario happening anytime soon. Maybe a 5% correction in the next 6-12 months, but a 30% gain or more in 5-10 years.

      @@ncart32 No all good, It can’t be gobbled up at these prices in my opinion, there only so many people willing to pay 40k for a Honda accord if you get what i mean. 40 year mortgage would be the worst thing they can do IMO, if they do that then yes, hell might break lose again. Noone knows what they have planned, I just look at things from a logical perspective and from what history has shown us. Ill buy a house today if the right one at the right price came along, idc because im holding all long term. It’ll all be intresting to see how it unfolds. I appreciate your insight though. I spoke about the 40 year mortgage in my last video, god i hope they dont make that a reality.

      lol don’t be greedy, 20% is more than enough for a correction in our market. That would allow people to buy a nice 3-4 bedroom home in a great area. I think 15-20% from our all time highs is very realistic, more than that I think will be tough due to Charlotte being a great market that’s been in demand for 10 years now. No one knows, just look at the data and make the best decision for yourself, as always!

      I don’t think we’ll get to that level of extreme correction, the powers at be just won’t allow it. Just my opinion, but I have heard some really smart people that have been around the block say similar things as you did. We can’t control anything, all we can do is roll with punches and do our best!

      @@SasaMLivinginCharlotteNC I was being a bit hyperbolic but in 2008-2009 as you already know that we did not have all the other issues running concurrently like inflation/dollar devaluation and just the social climate that currently exists in our country! It will be interesting to see how things will progress!

      @SilverCpa I don't live in Ballantyne, I have a small investment company there. I live in Chicag, although I travel down to Ballantyne 6-7 times a year. I'm just amazed at all expensive cars. I've seen that area grow exponentially over the last 10 years.

      @@kellis773 it's definitely a flashy area. Ballantyne and South Park are places where people want to signal anyway possible that they have money. Probably half of them are broke to be fair. You can make 700k a year but if you spend it lit all you ain't rich.

    From a realtor’s persepctive…. 2 questions 1- what do you anticipate the area doing with the new buyers comp law now that it is becoming a buyers’ market? 2- are realtors having any luck convincing sellers that it’s not 2022? I still see crazy high priced homes coming on and sitting and sitting

      It’s tough, you might be able to find something in the Gastonia area for a single family home. A lot of neighborhoods there are going through a transition. If you open to a condo you’ll definitely have some more options in regard to better areas. The only hiccup with condos is finding a low HOA. But they are out there!

      I find it odd too but sometimes it’s just to pop up on peoples radar again. Could be a multitude of things as well as a seller that just can’t grasp the current market.

      Yea sometimes they overprice and find out very quickly after no one goes to see the home that they are overpriced. Unfortunately not all people get that. Me personally I don’t even take overpriced listing unless the seller and I agree to a worst case scenario strategy in regard to price.

    Even 30 yr mortgages are considered predatory in some countries. The amount of interest banks would make from 40+ yr mortgages is insane, which is exactly why US banks will jump all over it.

    NC sold so many homes because we were the 3rd most migrated to state in all of the 50. That caused the prices to go up as well. Even with higher prices, the homes are affordable to someone from NY, NJ, or CA. We got so many people that aren't from here, moving here. It is awful. Our culture is getting destroyed in the process but hey we made a buck or two right? Anyway, the migration has slowed down, therefore the buying has slowed down. It's not complicated. If you are from NC, these prices aren't sustainable. Not sure what happens when all the homes in an area are unaffordable to the locals and there is no migration going on. The jobs here don't support these prices. The majority of NC jobs don't support the home prices we are seeing right now. The migration is what shot them up and the migration is what is keeping them high. 500k, 600k, 700k, 800k is cheap to a cash buyer from a blue state because their voting has caused severe inflation where they lived and voted. They ruined their economy and now they are moving here to ruin ours. They brought their homeless, crime, driving, job taking, votes, rudeness, etc with them. Their behaviors aren't going to change. The migration tells me NC is dead and this area is going to look like the rundown areas of CA, NY, and NJ. Couldn't tell you how many developments have cars parked in them and all the tags are from those states. You can't go into ONE neighborhood and not see one of those tags. When we sold our home our realtor said they were going to target advertising to those democrat states. They are being targeted to come here. If I wanted to live in CA, NY, or NJ I would have moved there. I didn't because I don't want to live in a community like that. I don't like the culture. I don't like the voting. I don't like the behaviors or perspectives or else I would be there. It breaks my heart to watch in live action everything I have known since being born be changed for the worse. My son won't get to experience the community I did when I was growing up. It really is sad.

    The feds can’t lower rates because it will increase house prices. People with 3% rates won’t sell because they will have to downgrade in house when they buy back in at 7%. I think prices may go down a little bit maybe 5-10% max. Then the Fed will drop rates a tiny bit and boom they will be back to current prices. Welcome to the new normal. This is the DIP to buy. And I don’t see interest rates dropping back to 3-4% for maybe 10 years if ever. Or….Great depression…

    Interesting discussion. Also fully agree about the lax buying policies vs other areas. In MA, Title V is required for septic for any sale. That protects the buyer. My brother when buying his home in 2016 with his wife, they ended up with a new septic from the seller since they found issues during that inspection. When we did my purchase, it was optional. Found that really odd and super risky. I also think we're seeing the other side of the values in autos and homes. There's no free lunch. Your value goes up... costs more to replace it. Hello insurance, repair, body shop, parts etc pricing. Just took a while for that stuff to come around and meet the market.

    I’m watching sellers slash prices in Charlotte 50k + and still no one even remotely interested. The correction is well underway and by the time the media confirms it, it will be more than halfway over

    A house in our East Ballantyne neighborhood sold recently in 48 hours for 15k over asking. Sale was for 630k and this house was built back in 2002 for $195,000. People are still buying at these crazy prices in certain spots.
