HOA's are way to high with no end in sight. Its ridicules.
Agree HOA fees are high Older buildings have deferred maintenance and the salt air does a number on all metal. The property insurance increases are as a result of all the natural disasters insurance companies are paying out claims. Nothing anyone can do with these things

Many people are moving there that require services. Not many people moving there that provide services. Most that do are moving away because it’s too expensive to live. Hyperinflation of the trades
Everyone who lives here require services. The only services that people seem to move away from here is lack of specialized medical services Everything else seems to be readily available

Yes there are service providers on the island that charge way more than on the mainland. We ran across that same issue, but shopped out providers and found reasonable priced companies
Screw Kona. Too hot. Too expensive. If you buy in town, you'll pay a million dollars for your house and bums will be on your doorstep. By the way, there are no private beaches. Don't think you have a piece of sand that all yours. If you require health care, God help you. But just keep coming and drive up the market so young working families can't afford a home.
Your comments are not correct, guess you had some bad feelings about Kona. Young working families have a difficult time buying in most places in Hawaii however you know prices in places like Hilo, Oceanside, Mountain View, Volcano, Captain Cook are much more affordable

You can buy single family homes in Kona in the 700K range and up, it’s not hot in Kona, bums aren’t camping out on your door step and there are no privates beaches anywhere in Hawaii. I have been here for a long time and had no problem finding good doctors and medical care
You've been lucky with the health care. When you look at what 700, 000 buys you, it's expensive. Try living downtown, or adjacent, and you'll have plenty of company outside. Sorry, Kona ain't working for me. I've been here long enough that the high 80s is hot. The East side to me is more affordable and comfortable. But the majority of jobs are in Kona. If you wanna be in the service / tourism industry. The good news is the Democrat politicians love a big government. There's plenty of state or county jobs. I just don't dig real estate people trying to sell houses to mainlanders and sugar coating everything. I've seen these people believe the hype only to leave disappointed

I grew up in Hawaii and have family going back many generations. These NEVER should have been allowed. They’ve contributed significantly to the out of control property and rental costs and homelessness in the islands. These have also turned residential areas into mixed commercial ones. Investors nor visitors care about the long term consequences. Also, Hawaii needs to stop being viewed as merely a tourist destination. Airbnb and Vrbo are net negatives, as are ALL the gig economy tech companies. Hawaii was a better place before they were allowed to run roughshod over worker and homeowner protections.
The County is addressing short term rentals in residential areas with Bills, 121, 122 and 123. Hopefully this issue gets resolved in 2025

Aloha. Didnt do an Hilo-Pahoa market update. From our transactions over there, market still doing well, some decline, however interest rates are headint below 6% and that should stimulate the market. If we can be of any assistance let us know.

Mosquitos are more of a problem on the Windward (east) side of the Island.

My wife and I live in the Volcano (in the golf course area) and centipedes are really tiny and not the giant variety you see a lower elevation. Don't have too many bugs...however, we have chameleon in our area and they are so incredible when you see one shaking a leg while they walk...invasive species too.

Right..that's another falsehood, to say the least. Look at the lawsuits coming out in Utah & soon across the country. Just like the old adage "the seller pays for it"..what BS. The "proceeds" come from the Buyers! No sale, no "proceeds" & no seller broker commission! The buyers will then pay interest & principle for the next 30 years!! Including the buyer's commission! I bought my last two homes, including on the big island with attorneys, saved thousands of $$$ and everything worked perfect. And I am NOT an investor, just a primary home buyer. Buyers, look past all these scare videos & tactics. Do your due diligence and don't be afraid to challenge these ripoffs..especially at these prices now.

I'm talking about moving forward for buyers. The MLS hid commissions from buyers, but NOT the Buyers Brokers who could see who would pay & who would not, thereby "steering" buyers to those who would. Or giving a piece of that commission back to the seller, hence "kickbacks". There is a reason the DOJ made this ruling! They don't pick on businesses for nothing! Like stock broker commissions, etc. Buyers will figure it out. Be willing to negotiate a "fair" compensation, excuse me, a concession or leave the business..the golden egg is cracking!

Great VIDEO! and great ideas! I LOVED IT ALL! I have now lived the the Eastside Big Island for over 17 1/2yrs AND HAWAII EASTSIDE has been berry berry profitable for us so far with the GOOD LORD JESUS HELP. BUTT i also have to say for me personally it is VERY SATISFIING living 2400 to 2900 MILES AWAY form OH ALL family arguments and OH ALL of my Mom and Dads' family. I finally know PEACE and JOY. My late Mom and late Wife past away years ago and My new Wife and I love it here. One notable factor is the FIRE ANTS beware of them (as you know very well already), They can be quite annoying, Next thing on the Eastside of the Big Island is it rains (as you know already) So plants and moss GROW FAST! so you have to Love to operate and fix Lawnmowers, weed trimmers, Chainsaws, Power washers (they are just some of my new friends now) are a MUST HAVE especially if you have rental units; unless you want to hire someone to do the work, and NEVER FORGET NO matter what Island you choose to live on is THIS IS THE PARADISE OF LIMITED RESOURCES some Islands are better off than others.

I've been to the Big Island a number of times because of family living in Hawi...Northern part of the island. But Captain Cook, Kona Paradise is where I'm looking. Love the area...it has that "Hawaii" feel/vibe about it. Thanks for the video...great information.

Well that many str's being removed could mean an sizeable increase into long term rentals- you focused on people buying properties rather than a potential increase in long term rentals being made available. With increased supply their may be a reduction in rental terms. And you are smoking something if you think you can build yourself out of this by building apartment buildings to meet demand - the labor pool, capital cost etc... will mean it will take a considerable amount of time to address the current housing needs not to mention if the legislature is going to fund these initiatives. You as real estate professionals have a vested interest in the status quo as the STR market elevates demand and maintains high property evaluation- This was a one sided video.
Thank you for your comments. Yes video was only about Short Term Rentals and the potential changes on the horizon. An increase in available long term rentals would definitely be a plus on the Kona side of the island. Guess we need to see the outcome of our Legislators and how they address the short term rental issues here. More to come once that decision is reached

Im on the mainland. Everyone i know on the big island says no one cares or will enforce these regulations. There are plenty of unpermitted homes on airbnb. EVERYONE says don't worry about it, Hawaii county isn't going to do shit. Its more of an issue on Maui, and Oahu, from what i hear
Appreciate your comments. The legislation is actually deciding on Bill 121, 122 and 123 that will change short term rentals on the Big Island. Those who say nothing is going to happen have not been following these Bills. More to come when the legislature makes a decision
@realestatekailuakona its been very confusing as a mainlander. Im personally thinking of starting a STVR in Kalapana Gardens. When i say everyone i mean contractors mostly, other STVR, B&B owners
Guess you have to decide are you going to apply for a STVR permit and operate legally or run an illegal short term rental property and have no permit? The Bills being considered do have fines that will be imposed on illegally run short term rentals. Just saying
I have been to Hawaii at least 10 times. If short term rentals are not available I would not even bother to go. I like to cook my own meals I would not even stay in a hotel for a week. Good luck Hawaii!

There could be a price drop if a property no longer had a short term rental permit. That would all depend on location and pricing Not to mention condition and improvements
