      Thank you for your comment. It's about knowledge and raising awareness. Once people are aware how invasive Japanese Knotweed can be, it's easier to get people to take it seriously. It starts with education, even if it's getting people to recognise it in the first place!

      Thanks for your comment. Many surveyors will still offer this option, but with the lender preparing their own valuation, we can't often see the value in providing both. What happens if the two values aren't exactly the same? Upset client - who will be paying twice for two valuations, whether directly or hidden in fees/interest rates.

    If I may, as you state if there’s condensation already there’s an issue. I live in a rented property that had a leaking roof. Ignored by the housing association for the four years I have been there. And for years before. That led to a disrepair claim. Then the surveyors attended and were poor at what they did. I complained to the council whose surgery came out and this is post roof repairs. The surveyor then slapped a HHSRS cat 1 and 2 on the property forcing the HA to do what I identified four years prior. They installed a PIV which just makes it worse. The window frames leak air into the property and it’s made me sick as a pig. Question is. If the condensation is still forming is that alteration caused by the dew point fluctuations? As all they tell me to do which I consider insane is “ open the windows and vents, and turn up the heating”. Where do I start my inspection and analysis?

      I’m sorry to hear that you’re still struggling with persistent dampness. We are regularly frustrated by surveyors ‘inspecting’ a property and immediately blaming the tenant, or cutting short their inspection when they find a potential culprit. While it may be true in some cases that the tenant’s lifestyle is to blame, I have not seen such an instance where there was not some form of subsisting disrepair elsewhere to the property, causing persistent high moisture levels. Sometimes this can be as simple as the surveyor missing the fact that the building needs to be repointed. If you would like us to inspect your property for causes of dampness, we can be reached on 023 8155 0051 or 020 8153 1233. Unfortunately I’m not able to tell you where to start your inspection and analysis in a RUclips comment without knowing your property, as that would need me to summarise almost 20 years’ of building pathology experience.

    Hi guys, really informative videos, so thank you! If i were to move somewhere and the neighbours have built there extension up to the boundary. Does this mean i cant now extend that side? Like do they just look at it as 1st come first serve? Or can i join/leave a certain gap... thank you!

      Hi Cel4987 - Thank you for your comment. Without looking at the property in detail, I cannot give you a definitive answer. However, if the neighbouring property has extended up to the boundary line, you can still extend your property and ‘join’ onto their extension assuming you are building on your own land, and they have indeed built up to the boundary. You mention leaving a gap, however, in our opinion it is often a better option not to leave a gap as this can lead to issues in the future with debris becoming trapped in the gap and lack of access for both you and the neighbour for maintenance of the walls. The important thing here is that your proposed extension is likely to be notifiable under the Party Wall Act and if you purchase the property, you should seek the advice of an experienced Party Wall surveyor to prepare your notices for you.     The Building Surveyor will inform you that it has to be removed. Happened to me, £4.000+ installation then this year another £3.200 to have it removed just so i could sell my house.

    Spray foam insulation is awful. I could show you pictures of roof jobs where the foam has ruined the timber. Rockwool is far better.

I didn't say a specific cost because it can vary widely depending on factors such as size and complexity of the property, the type of construction and its geographical location.     First of all, there are many ways to utilize spray foam in construction....your example is not the standard nor is it required. As with any construction material, spray foam can and should be designed into an assembly by qualified/certified experts....why you are focusing in on a very widely used product like spray foam is questionable.....and spray foam can meet fire code requirements in almost every case.....if your goal is quality construction, discuss the pitfalls of fiberglass insulation that commonly causes building failures......

    What is the boundary?

      In England and Wales, the term ‘boundary’ does not have a particular meaning in law, however you will hear people refer to the legal boundary and physical boundary. 1. The legal boundary is an invisible line that is used to divide the land or property of different owners. It is worth noting that the legal boundary is rarely identified accurately or with any precision within legal documents. 2. The physical boundary is a visible feature that marks the legal boundary. For example, it could be a fence, wall, hedge or even a river. We often see homeowners confused as to where their boundary actually is! Whilst, you will likely have a plan referred to within your deeds, the boundary lines shown on this plan are for ‘identification only’. This means you cannot rely upon it showing the exact boundaries of your property or land. Even so, the lines shown on these plans are too thick to show a true boundary or take measurements from. In terms of party wall matters, the Act refers to the boundary as the ‘line of junction’. You will hear party wall surveyors use these terms interchangeably, but there is one difference between the terms ‘line of junction’ and ‘boundary line’. Unlike the boundary line, the line of junction extends upwards through buildings.     My buyers want to do survey level 2 with my 5 years old house just before exchange the contract which is a bit suspicious , they were here 3 times to view property, so I believe they expect that survey report will give them chance to negotiate price

      Not even remotely suspicious. Everybody buying a house should conduct a survey before exchange. If the property has serious issues, then obviously they should not expect to pay the full amount.

    I am a leaseholder. Bought my flat 5 years ago, when I was 23. Quiet young and didnt realise I was making a mistake by refurbishing ;( ! What should I do now? I changed the carpet to hardwood flooring. I chabged the bathroom from Tub to Shower. And I removed the wall that separates the Kitchen and the living room, making a open space. The flat looks beautiful now, and definetly has more value. But certainly that was a mistake, without getting the freeholder permission. I am so scared and upset.       We have not discussed the use of spray foam on walls but can consider this for future videos. The use of mineral wool insulation to insulate roof spaces is normally more cost effective in our experience, however there may be some situations where spray foam is more practical or suitable to install. Each case should be carefully considered.

    It dosnt seem to be a problem in ireland? They say here dont spray to the felt and put in a 2 inch card. And there would always be a breeze coming between felt and foam that wouod dry and condenstation

      We can only comment on our experience here in England. The creation of a continuous ventilated void using ‘card spacers’ between a high resistance underlay and the spray foam insulation with a vapour control layer (AVCL) on the warm side of the insulation may create a lower risk of condensation in accordance with the guidance of BS5250:2021. However, in our experience it is more common to find that the insulation has been sprayed directly onto the underlay or sometimes even onto the tiles or slates themselves. The installation of card spacers will be more time consuming which could increase the cost of installation. Ultimately unless the installation of the cards is fully documented it is difficult for a surveyor to determine if such cards are in place and/or have been installed correctly without intrusive investigations. Another point to consider is that creation of a 2” air gap below the underlay will limit the thickness of foam insulation which can be installed ‘between’ the rafters, particularly if these are less than 100mm in depth. Each case therefore needs to be considered on its own merits.

    I would think if you want to avoid lender issues ( mortgage) don't spray foam your attic. Also, you won't know if you have water issues until a lot of damage has been done. Just my opinion. I think the mortgage issue seems to be in the UK

    Imagine him speaking like that about women. "Crazy women are a problem and can create many serious problems." Well, that certainly is true, and all the sane women out there agree with that. But when only crazy women are being spoken of, the problems they cause get hung on ALL women. Other countries have long histories with spray foam that are positive.     I've never had a problem selling homes with spray foam insulation, nor have I heard of lenders rejecting a spray foam insulated home in my area (zone 6a). I've had fiberglass insulated homes that had mold issues due to the fact that most batt insulators don't take the time to get the batts into very tight spaces at corners or around windows or in stud spaces that are way less than the width of the batts. By smashing batt insulation into small spaces, the insulation value drops due to compression and you can get condensation. Interior plastic sheet vapor barriers get punctured with drywall screws, poor insulating detail around receptacles and homeowners punching nails through to hang stuff on walls. Without insulation covering 100% of the sheathing and a proper continuous vapor barrier, condensation will form in colder climates. With spray foam, the foam expands into tight areas, so you are less likely to have any condensation issues and no vapor barrier is used because spray foam is the vapor barrier. Closed cell spray foam also adds rigidity to walls. We gutted a 50 year old home and re-insulated with closed cell and there was no more wall creaking when it was windy. Spray foam is superior to other insulations for filling small gaps and R-value per inch. Most new homes in my area have been using closed cell spray foam for many years with zero issues. The best practice, IMO, is to use Zip-R exterior insulated sheathing with the correct R-value for your zone. When the sheathing seams are properly sealed with Zip tape or liquid flash, the building envelope is airtight and watertight with no need for window bucks, furring strips or a WRB, as you'd need with XPS or EPS over sheathing. Not all homes should use spray foam. Very old homes need their wall cavities to breathe due to air leaking cladding. Vapor permeable batts are a safer choice. If your roof leaks, it's most likely due to having an old roof which needs replacing and that neglect is on the homeowner. When re-roofing, I'd rather need to replace some roof sheathing and maybe some roof truss repair than replacing rotting wall studs, hardwood floors or personal property if the roof leaks with batt insulation.

    Good advice is offered here in that tracking down the actual cause of damp requires a whole house approach, that the causes may be multiple rather than singular, and that sales based damp-proofers are rarely the best people to seek advice from. I do think it important to add however that not all Chartered Surveyors have expertise in the diagnosis of damp, as many purchasers who have obtained Home Buyer and Building Survey reports will testify. Always worth asking to view previous reports of similar properties so you know what to expect.

    Can the building owner get access to the schedule of condition including photos undertaken on the adjoining property?

      This is normally shared; however we can implement procedures where this is not shared with the building owner unless absolutely necessary (such as in the event of damage developing that needs to be evidenced to the building owner). We are happy to securely hold such schedules of condition on file instead of sending to both parties. Sometimes we share the text part of the schedule, but not the photos - it depends on what the adjoining owner is happy with.
