Cathedral City Real Estate Market Update for October 2024
The market remains stable. There's some softening, and average prices have slipped, but not cascaded. As a buyer, you are in a very good position to negotiate with sellers. But don't interpret that to mean wholesale prices. Time on the market has increased, but sellers who are realistic are getting what they ask for minus a smidgen.

@douglasthompson9482 Interesting question. They're very different places, Santa Barbara and Palm Springs. While I've never lived in SB, I am a native Californian and have visited several times. The temperatures are milder, given you're at the coast. And, while PS has affluence it's not quite on the cuff as SB. Often times people gravitate to PS because their friends are here, there's a spiritual connection to the place, they love the heat (that's me), or, at least at a time pre-COVID pandemic, homes were relatively cheap. There is still great value to our housing market, but things just cost more. (I maintain that the housing prices in The Coachella Valley had not rebounded from The Great Recession until The Pandemic.) Hope that helps some. Yeah. It is astounding. Two factors are driving the sticker price that's irrespective of the aesthetic appeal. It's the proximity to downtown and the newness, meaning, brand new connotes "no worries."

Fair enough! And I appreciate the sentiment. Open floorplans aren't for everyone. I have a great listing at 1467 E Amado with a closed kitchen and, sadly, the ratio of those who prefer an open kitchen is higher than those that prefer closed. I think this has to do with more people eating take-out than preparing meals at home.

@angiediamond358 So glad the information was helpful. You are in a position to capitalize on this change. When looking at homes, keep in mind that some were renovated specifically for short-term rentals. Meaning, things like closets, which are very useful when you actually live in a home, are sometimes repurposed or cannibalized into adjacent rooms. Be practical when shopping; it will pay dividends when you move in. ~Jason

Hi Eric. It was for sale, and there were many photos. However, the owners decided to not sell it. My understanding is that they are going to relist it, but I do not know when. Keep an eye out for it. And, if you'd like to pursue making an offer on it, let me know.

What do you think of families moving to the Coachella Valley? From what I have seen there are not really any good schools. Probably bc retirees don't have an interest in funding someone else's schools and bc there are not too many high paying jobs. Do you know of any areas in the Coachella Valley that have better schools? Even there prices have gotten out of control. Used to be so cheap.
Hi Lupe. Great question and an important concern. This is going to seem like a dodge, but when the subject of schools comes up with clients, I tend to suggest the website www.greatschools.org/ as a resource. (You probably already know about it.) I do this because a school's record can change quickly based on the administration and the educators. Like most academic scoring throughout the USA, COVID set everyone back. What I do know is that, and this is based on my volunteering for more than two years at Desert Hot Springs High School, there are many very, very dedicated people committed to students. We have our share of first-generation kids and those for whom English is a second language. Those I encountered are all intelligent but disadvantaged by tests geared for native speakers and for whom homework help is available with parents. I'd say that if you want to be in The Coachella Valley, there may be opportunities for your school-age children to get a solid education. I'd encourage scheduling time with one of the school counselors to discuss your expectations for your child.

Someone once told me it's basically a mix of retirees, vacationers and low wage labor. Is that an accurate description or are more people drawn there? Also, do you know anything about the air quality in the Coachella Valley? I noticed that they build huge developments with massive homes toward the Salton Sea. The Salton Sea apparently has terrible air quality and the towns there often resemble waste lands. Yet these developments keep on moving closer and closer in that direction. Any clue how that air quality affects the entire Coachella Valley? After all, it is an almost entirely enclosed valley.
@@luperamos7307 Great questions! According to the 2020 census, there are 190,541 people living in the Coachella Valley. Of that, there are 55,681 individuals under the age of 19. (The data does not parse to 18 years of age.) That is slightly more than 21% of the population who are young. I'm not sure how that compares to other regions, but in my opinion, it suggests we are more than simply retirees. Our biggest industries are hospitality and tourism. Many work to support these endeavors. And as you point out, construction is a large aspect of our growth. Do these individuals and families constitute a middle class? I can't answer that. Do I feel as if we have more affordable housing than in a metropolis like San Francisco or Los Angeles? Absolutely. Air quality is certainly a concern. The shape of our topography traps particulate matter, most of which comes from coastal cities through the San Gregorio Pass. There’s little we can do about this since we’re not the primary culprit of this air pollution. And the Salton Sea is a complicated environmental situation that requires The State of California to step for a fix. Sadly, The Legislature has not focused on the problem. Communities like Mecca suffer the most. I understand, though do not have the data to verify this, that many who live there work in agriculture. In other words, they need to live close to their employment. Ultimately, moving to our region is going to be driven by different factors. Retirees, as you mention, enjoy a certain lifestyle. We have lots of 55+ communities from which to choose. For others, including the parents of children, work may drive the choice to be here. After that, the various considerations you mention, such as schools, housing costs, and air quality, come into play. @@JasonAllenREALTOR Actually, I meant the real estate. The restaurants are great there. I don’t mind paying for good food. Love going up the mountain too. Springtime is great. When it’s 80 degrees below and 45 degrees with snow up top. It’s just an hour plus drive for lunch. Love the mid century boutiques and antique shops. I built a custom Tuscan home in Upland 6 years ago. It’s probably hitting $2.5M now. If I ever sell and leave, I’d like to build a MCM. Probably an Eichler style post and beam. Simple.

I'm buying a property. So I received this disclosure from the seller and I discovered after inspection that some the of the things the seller mentioned aren't in the property (eg, sprinklers, spa heater, pool fence, etc.) What are my options in this case?
I'm assuming you're in California; that matter since our standard of care for disclosures is higher than most states. The issue you raise--discovering matters that seem to rise to the level of disclosure--create more of a trust problem between you and the Seller. In other words, what you've discovered may or may not rise to the level of required Seller disclosures, but you feel as if the Seller was hiding things. In as much as you've found out these things before you're past the inspection stage of our purchase agreement, you have the opportunity to negotiate issues. In other words, you've found problems with the sprinklers that were not disclosed. The Seller may not have know of these issues, but you now get to address them in the form of a "Request for Repair." Had the Seller not disclosed broken sprinklers, and you did not discover them, and you close escrow, then you *might* have a claim for non-disclosure. However, you'd also have to have evidence that indicates the Seller KNEW about the problem and intentionally withheld that information from you. That's a high bar, and, when coupled with a relatively low cost repair, Buyers ultimately pay the cost for the repair and call it a day. Now, I may be misreading your comment with the above answer. It may be that you're saying the Seller indicated s/he has several things at the property (sprinklers, spa heater, pool fence, etc), but does not. That's a whole different matter. I'd seek some clarity from the Seller as to why they implied they had things installed that were not. It's possible they're absentee landlords and thus do not actually know what's at the property.
Maybe they live in condo’s & h/she thought to disclose that the ‘Property’ do in fact have those items!

@@JasonAllenREALTOR I went over the missing ones and made an agreement with the seller. Some she decided to fix like the spa heater thankfully; while others like the pool fence she said it's sold as-is. I purchased the property after she made the fixes she promised.
