The West Toronto freehold market saw a slowdown in December 2024, with only 117 sales, marking one of the slowest months in over 35 years. Despite this, the overall market in 2024 showed improvement, with sales up 10% from the previous year and a modest 2% increase in average sale price. Looking ahead to 2025, the market is expected to see moderate growth in sales volume and prices throughout the year. While affordability challenges remain, a gradual decline in interest rates should help boost buyer confidence. The demand for freehold homes in West Toronto will stay strong, but supply constraints in popular neighbourhoods will continue to create a competitive environment.

      @@Jordanrasberry Thank you and I don't know, I see your point about some of the obstacles it would create for buying/selling, but it certainly would put more of an emphasis on the importance of installing these measures for those that own that are not in the market at the moment.

      @@Jordanrasberry And, I am not talking about windows in any way, shape or form. Nor am I suggesting new HVAC. More importantly, air sealing and insulation which actually, relatively speaking, don't cost nearly as much.

      @@homeairleakagetest hey - well it'll create obstacles for sellers as they'll have to find an energy auditor (which are in short supply) and then wait for their report and then potentially take on minimum upgrades the government may require. However, I totally agree with you that it's very easy to add some relatively inexpensive upgrades to help with efficiency like you mentioned with insulation, no caulking, etc.
