Just had a traveling nurse request from FF but their main request was to be able to use my mailing address. Is this a red flag ?

I have had people use our mailing address before, it can be a little frustrating because if they don’t cancel their mail or forward it to their new address then for a while their mail could show up at your address. I’d say if you have someone staying there for 6 months or longer it’s not a red flag. An alternative is to suggest they get a temporary PO Box at the local post office.

Honestly it’s hard for me to weigh in on if it’s lucrative since I’m not really in it as a business and my only goal has been to cover all or most of our mortgage costs, we had to move for my husbands job but didn’t want to sell our home so that’s the main reason we rent our home out. I learned about renting to traveling nurses from a family member who is a nurse and they suggested furnished finder. Personally I’ve found it’s just simpler to rent longer term than trying to find a new tenant every 3-6 months, but if you have a rental near a hospital I’m sure it could be lucrative! I will also note that I’ve rented our home to young professionals, students, and people who work from home and enjoy traveling, it seems furnished finder has a wide range of potential tenants!

Yes the price I set is based on covering the cost of all utilities and mortgage whether it’s a student or nurse. I’ve rented to non-nurses as well. My point is just that there’s some peace of mind knowing that a nurse has the stipend and it’s specifically for rent so they likely won’t miss a payment.

Hi! Tbh I spoke with my insurance company and told them I’d be renting out our house and asked them to change our policy however I really don’t know the details of that I just know it’s specific kind of insurance for if you have an investment property. I also ask tenants to get renters insurance since home insurance doesn’t cover their property. As for the LLC yes it’s never a bad idea especially for taxes and an added layer of personal protection however there’s a lot to consider before transferring your rental under an LLC so I can’t give you advice on that since it’s super personal to individual situations. I do know that having your home as an LLC can impact how you can use different loans or borrow from the equity in your house. My advice is to do a lot of research for your own situation before doing anything! Sorry I couldn’t be more helpful!

Thanks! I have used a variety of payment options, direct deposit, Venmo and Zelle. I usually just use whatever the tenant prefers and I don’t have a preference. Good luck with your rental!

What a great location to rent your property through furnished finder! First this is just an opinion of what I might do but what I would do before converting your space to a mid term furnished rental to gauge the need in your area is look at furnished finder for how many other properties in the same area are posted to furnished finder as well, how often they are booked and what the rates are. Basically just looking at supply and demand in the same area, if there are a lot of properties not being rented out regularly maybe hold off on furnishing your unit and take a more traditional rental route. For me it was all just trial and error and currently I’m actually renting to someone more long term so I’m going to make a year update soon about renting on furnished finder! Hope this helps!

I’m sorry to hear that! I got a direct booking request within about a week of posting, that said since I was new to renting our home out I did price our house a LOT lower than the other homes in the area. My home is located very close to Seattle and the airport so it’s a convenient spot, homes in my neighborhood with similar square footage and fenced yards were going 1-1.5k more than what I was listing our house at and once I was getting bookings and reviews I raised my prices a small amount. I need to make a one year update video so I may do that soon! I was recently laid off and decided to rent our home on a longer term one year lease this year so I would feel more comfortable not always searching for tenants while I’m unemployed. I want to make a comparison video on pricing for long vs mid term renting and my experience with that if you think it’d be helpful for you lmk! That's WAY to quick of a move-in. Glad you stuck w/your instincts and said no, considering strangers are staying in your home and it's always great to meet them in some capacity and have a background check before considering handing over the keys. It's not worth it to risk for a quick move-in if they end up being a nightmare and costing you more money w/potential damages. I hope you match up w/a good, less pushy person before your subscription is over!

@@caytlyncole we had a late spring in Nashville Tennessee this year so I feel so far behind. Plus I’ve just had the motivation to be able to plant and garden this year. My mom passed away 3yrs ago this December so it took a lot out of me but I got that drive again and I documented my journey this year. Planning on what to plant this month or fall. I want to do something that can blend into Halloween. I like to have some kind of flowers or something in pots to use for decor because I got Jack be little and regular pumpkins planted with corn.

We’ve had a late spring this year too! I’m sorry to hear about your loss, but glad you’re finding time to enjoy gardening again! I find the garden to be a good form of therapy! If you have space it would be so cool to plant pumpkins for the fall! But I also really like marigolds for fall color!

@@caytlyncole it’s very therapeutic. After work I do my little garden walkthrough and watching everything come together takes you mind off of the daily stress. Just the heat now brings a new battle that makes it hard to get out and do what you need to do with weeding and everything else

Great question, unfortunately I sort of fell into this and don’t have much experience in that outside of my one rental. If it were me I would maybe start by looking on furnished finder near hospitals and see how many rentals are available. And I might also ask chat gpt something like “most traveled to cities for traveling nurses” maybe? Hope this helps a little!

I’d say it depends, I think it’s good to have at least 2-3 rolls of toilet paper, a roll of paper towels and a few garbage bags just for their arrival/first few days or weeks but it’s up to them to buy what they need for the duration of their stay since I was only doing 1/3/6 months stays I’d say it’s definitely on them to buy what they need when they are staying longer. Things for me have changed a lot this year as I’m testing out long term renting (currently have tenants who are staying for 2 years) I came down on the monthly rent cost a lot but the peace of mind for me to not be looking for tenants constantly has been worth it for me. And for them they are responsible for buying the things they need. I was going to make an updated video soon! Hope this helps!
