I hope CoreLogic also models political risk. A big reason why such disasters in CA are so large and costly is non-existent planning and politics.
California Democrats and Democrat politicians are to blame. It’s not climate change at all. They have been told for decades to clean the brush, cut down trees, and bury power lines. Winds and fires come every year. More than one time per year. They have done nothing. AND they flush water into the ocean and they cut services to American s and helped illegals.
Oh my God, real estate people are the absolute best. They're like magicians who try to convince you that a flaming pile of rubble is just "cozy rustic vibes." This guy from CoreLogic is over here saying the fires in Los Angeles-yes, the actual city that's currently smoldering-are somehow going to make home insurance cheaper. Why? Oh, because when they rebuild, they'll use more fire-resistant materials. This is the same industry that will look at an active volcano and go, “Wow, stunning views! Great investment potential. You can toast marshmallows on your balcony!” They can’t help themselves. Real estate people will spin anything. Tornado? “Open concept floor plans!” Earthquake? “Built-in massage chairs!” Apocalypse? “A rare opportunity to own post-collapse luxury!” It’s all a sales pitch, and we’re the suckers. But hey, at least now we know: in the real estate world, even a wildfire is just another opportunity for a bullish outlook.

Im still cleaning up from 4 hurricanes in 13 mos, Zero help from Fema or from Dixie County Fl. My heart goes out to those people, My guess is that area will be rebuilt quicker than our Florida market due to socio economics.
2 of my friends moved to a different state (Austin TX) ... They sold their primary house.... Pocketed the profit tax free and are now renting in the new state. They both got awesome leases deals on brand new apartments and the cost to rent was half of buying. Don't catch a falling knife....people who DATED the rate 2 year back are hurting badly with HIGHER for even LONGER 🙂
It's not surprising that the traditional seasonality has changed. The average age of a home buyer is 56, so may not care about school year schedule.

This is fascinating. I don’t see a correction coming anytime soon since the only two crashes in my lifetime have come at the heels of a devastating institutional financial collapse, which doesn’t appear on the horizon. I also advise buyers who want to time the market for a rate for that the competition heats up and they may end up overpaying.
What’s he talking about? The government/Treasury already took over $300billon through the NW sweep from the two agencies, which is more than what the government injected to the agencies in 2008 when they took Fannie and Freddie under conservatorship.
I'm in Boston, it's 22 degrees outside, and the spring market is already insane. Nearly everything that comes on the market priced reasonably is UAG with multiple offers in less than a week. Good luck homebuyers...

Yep. On the sidelines for 3 yrs… closing next week. Sarah’s right. Because we felt like we weren’t getting crap for our money. However now we see that our Kindergartener is almost in middle school now, so we agreed to settle for less now. Also, as a Millenial we see Boomer parents passing and leaving equity to our generation making so buyers can jump in.

Why didn't you ask him about how garbage his company is and why they have such atrocious reviews?
Calling housing crash people crazy, huh? Austin home prices are down 20%-something we didn’t even see in the 2008 crash. Zillow shows San Francisco prices are back to pre-pandemic levels, down 14%. But you keep saying 'real estate is local' while only looking at national median prices. Just wait-2025 is gonna be fun when everything flips and your 'data' gets exposed for being useless. You couldn’t even predict the ongoing deterioration of the housing market in your "DATA".
More people need to hear this
Happy New Year Logan and Sarah! Question: What counts as a unit of new construction? Is it anything built on a vacant lot or do backyard ADUs count?
Currently, there are 120,000 homes that are completed and ready for sale. Additionally, 264,000 homes are in various stages of construction, while 106,000 homes have not even begun the excavation process. Most of these homes are already under contract, meaning that potential buyers are waiting for them to be finished. This situation explains why, even during the housing bubble crash years, the number of completed units available for sale never reached 200,000.
So, I infer these stats are for new construction on vacant lots. I'm just trying to understand how the push in CA to split lots, build ADUs, infill, etc. relates to "true" inventory.

I think mortgage rates will revert closer to the Fed funds rate, somewhere between 5.75-6.35 in 2025. The 10-year treasury is going bonkers.
That is the lower end of the forecast, requiring economic and labor data to weaken.
It would be nice to see numbers like that. But the economy needs two weekend significantly for us to get there

So the Fed is dipping into REPO ..Melt up in most asset classes at the moment, EU is having a currency fueled liquidity crisis ..Germany and France are on the ropes..this signals the beginning of a slide into a global economic collapse ..EU first , the US sometime in 2025..a US recession next will be a relief because what I’m seeing has kept up 2 nights running…at least we solve the inflation problem next year

The situation is complex, as I doubt many people recall President Logan's recent comments about rising yields and the necessity of adopting a less restrictive approach. However, it's important to note that the 10-year yield is influenced by economic data, and GDP is still growing at 3% in Q4. To get lower yields you need softer economic data like we saw earlier in the year
